NORTH RANDALL, OHIO — Amazon (NASDAQ: AMZN) has unveiled plans to open an 855,000-square-foot fulfillment center at the former site of Randall Park Mall in North Randall, roughly 15 miles southeast of Cleveland. “Along with Team NEO and the Village of North Randall, the Cleveland Port Authority and the Greater Cleveland Partnership, we are pleased to partner with Amazon to revitalize and bring jobs back to a property that has stood vacant for too long,” said John Minor, JobsOhio president and chief investment officer. “Amazon’s investment at a site where the nation’s largest shopping mall once stood will now support digital retail jobs.” The new center will create approximately 2,000 full-time associate jobs with benefits. Employees will work with Amazon Robotics to pack and ship smaller customer items such as electronics, toys and books. University Housing Solutions to Develop Student Housing Project Adjacent to Delaware State University

DOVER, DEL. — University Housing Solutions (UHS) is developing a student-focused residential campus on 30 acres of land it owns adjacent to Delaware State University (DSU) in Dover. During its discussions regarding a potential public-private partnership development with DSU, UHS learned of an immediate, urgent need for student housing. To meet this demand, UHS will build a 500-bed student housing project with the ability to add an additional 1,500 beds. The UHS project will include a food court and retail space. UHS will address the current student housing shortage through an expedited approval, design and construction effort, and will have sufficient remaining land to provide for future student housing needs within a master-planned, student-oriented residential campus. Martin Kimmel, principal of Kimmel Bogrette Architecture + Site, is leading the effort for UHS. Other members of the UHS project team include Skanska USA (construction) and Asset Campus Housing (management, maintenance, and operations).
BROOKSVILLE, FLA. — Housing Trust Group (HTG) has opened Freedom Gardens, an $18.5 million affordable housing community situated in the Central Florida city of Brooksville. Located at 932 Freedom Way, the 96-unit property is part of a two-phase development. The second phase of Freedom Gardens will provide an additional 94 units and is slated to break ground in the first quarter of 2018. Freedom Gardens offers one-, two- and three-bedroom units with rents ranging from $400 to $880 per month. Community amenities include a cyber café, swimming pool, after-school care, laundry facility, fitness center, walking path, community gathering area and a pet park. The property achieved a green building certification under the National Green Building Standard administered by the National Association of Home Builders.
DESOTO, TEXAS — Dallas-based construction firm ARCO/Murray has completed a 145,000-square-foot warehouse project in the Dallas metro of DeSoto for SEW Eurodrive, a South Carolina-based motor manufacturing firm. Construction on the $10 million facility, which also includes 20,000 square feet of office space, began in June 2016. The property is a fully conditioned tilt-wall assembly plant with 28-foot clear heights, including bridge cranes, paint booths and mezzanine storage.
WAUKEGAN, ILL. — PREMIER Design + Build Group LLC has completed a 626,8480-square-foot industrial tenant build-out for an e-commerce company in Waukegan, a northern suburb of Chicago. The fulfillment center resides on the grounds of Bridge Point North, a 240-acre business park located at Route 43 and McGaw Road. The facility features 16,121 square feet of office space, 53 exterior docks and 130 trailer positions. The tenant will likely hire a minimum of 100 full-time employees to staff the facility, according to PREMIER. Joe Ahrens and Scott Lebak of PREMIER oversaw the project. Cornerstone Architects Ltd. provided architectural services, while Manhard Consulting Ltd. and Structures Unlimited delivered engineering support. Bridge Development Partners was the project developer.
GRAND RAPIDS, MICH. — Grand Valley Medical Specialists (GVMS) has signed a 14,180-square-foot lease to open a medical practice in Grand Rapids. The property, which will accommodate more physicians and patients than the former 10,363-square-foot location on Wealthy Street, is located at 1000 E. Paris Avenue Southeast. GVMS currently employs 15 doctors and five advanced practice providers. GVMS provides primary patient care to the whole family, from infants to adults, through its pediatric, family and internal medicine practices. Although GVMS began seeing patients at the East Paris location on July 18, renovations to the interior of the building are underway, including upgrades to the common areas and restrooms, as well as a remodeling of the lobby. MB Real Estate-health care, the lessor, is managing the renovation project. Mary Anne Wisinski-Rosely and Jason Makowski of NAI Wisinski of West Michigan negotiated the lease transaction.
FORT WORTH, TEXAS — Newk’s Eatery, a Mississippi-based fast casual restaurant chain, will open seven new locations in the Fort Worth area. Specific sites have not yet been chosen and a timeline for delivery of the new units has not yet been established. The company operates more than 100 locations, which typically measure anywhere between 3,800 to 4,300 square feet, throughout the country.
LA GRANGE, ILL. — The Opus Group has completed Uptown La Grange, a luxury apartment community located in the western Chicago suburb of La Grange. The 254-unit, 450,000-square-foot property sits on the former site of the Rich Port YMCA. Floor plans range from studios to three-bedroom units. Amenities include a rooftop terrace deck, dog run, fitness center and clubroom. Opus broke ground on the project in November 2015, and the first residents moved in during April 2017. Opus Development Co. served as the project developer, while Opus Design Build was the design builder and Opus AE Group was the architect and structural engineer. Greystar will lease and manage the complex.
LENEXA, KAN. — SpringHill Suites by Marriott has opened at 17190 W. 87th St. Parkway in Lenexa. The $20 million, 86,000-square-foot hotel consists of five stories and 124 rooms. The property features a 1,300-square-foot meeting space, lobby bar, fitness center and indoor pool. Part of the Lenexa City Center development, the hotel also includes 1,600 square feet of retail space with outdoor seating. Orangetheory Fitness is located in the hotel’s storefront. Midas Hospitality is managing the hotel. Sister company MC Hotel Construction was the general contractor.
LAS VEGAS — SR Construction has completed construction of two of the Las Vegas Valley’s first neighborhood hospitals, North Las Vegas Campus and Blue Diamond Campus. The projects are a joint venture between Dignity Health and Emerus. The North Las Vegas Campus Neighborhood Hospital is located at 1550 W. Craig Road in North Las Vegas and was the first to be built in the state. The three-story building houses a licensed hospital on the first floor with 16 patient rooms. The hospital also has a diagnostic imaging suite, lab, inpatient waiting room, and space for primary care and specialty physicians, in addition to a wellness center. The Blue Diamond Campus Neighborhood Hospital is located at 4855 Blue Diamond Road. It was the second of four facilities to open. The 27,000-square-foot, two-story building mirrors a similar layout housing a licensed hospital on the first floor. It also has a diagnostic imaging suite, lab, inpatient waiting room and space for primary care and specialty physicians, in addition to a wellness center located on the second floor.
