PHOENIX — Popbar, a maker of frozen treats founded in New York City in 2010, has opened its first location in Phoenix at Westgate Entertainment District. The company currently has 24 locations. Popbar has 12 stores in the U.S., in states such as New York, California, North Carolina and Florida, and 12 stores internationally in countries like Canada, Panama, Singapore and Russia. There are currently seven stores under construction in new territories, with more planned. Popbar’s Phoenix location is the third to open this year. Popbar serves handcrafted gelato, sorbetto and yogurt on a stick. All pops are made in-house daily with all natural ingredients.

SAN ANTONIO — Drever Capital Management, a Calif.-based holding company, will develop Larkspur at Live Oak, a 213-unit senior living community situated on 15 acres near Interstate 35 and Loop 1604 in San Antonio. Designed by Dallas-based Merriman Anderson/Architects Inc., the four-story property will offer units ranging in size from 691 to 1,221 square feet and an outdoor recreation space with a pool, kitchen and cabanas. A 64-unit memory care community is also being planned as a separate facility within the development. Construction is scheduled to begin later this year and wrap up in early 2019.

DALLAS — Warstic, a producer of baseball equipment partially owned by musician Jack White, will open its flagship location, manufacturing facility and headquarters at 2900 Main St. in the Deep Ellum area of Dallas. The property will include a warehouse, bat-fitting room, bat design studio, bar and restaurant and a full batting cage. The opening is scheduled for early 2018.

ATLANTA — San Diego-based OliverMcMillan has unveiled plans to build The Office Buckhead Atlanta, a 17-story, 330,000-square-foot office tower located at 300 E. Paces Ferry Road in Atlanta’s Buckhead district. Designed by San Francisco-based architect Gensler, the Class A building will feature 30,000 square feet of ground-level retail and restaurants. The office tower will be situated adjacent to The Shops Buckhead Atlanta, which OliverMcMillan developed in 2014. Construction will begin with the demolition of the former HiFi Buys building at Peachtree Street and Boiling Way, with completion slated for early 2020. Deming Fish and Scott O’Halloran of Colliers International will handle the building’s leasing assignment.

COWETA COUNTY, GA. — Core5 Industrial Partners has unveiled plans for Southwest 85 Logistics Center, a 1.1 million-square-foot industrial development situated off Exit 51 along Interstate 85 in Coweta County, roughly 35 miles southwest of Atlanta. Slated for delivery in the second quarter of 2018, the building will feature 40-foot clear-heights, trailer parking for more than 520 trailers and expansion opportunities up to 1.3 million square feet. The announcement for Southwest 85 comes on the heels of Core5’s sale of Shugart Farms facility to TA Realty in June.

CHICAGO — Structured Development has acquired a 40,000-square-foot loft office building in Chicago’s Lincoln Park for an undisclosed price. The property is located at 855 W. Blackhawk St., adjacent to another property that Structured Development purchased in 2015. Together, the sites will be redeveloped as The Shops at Big Deahl, a 200,000-square-foot mixed-use property. Demolition of the building located at 1450 N. Dayton St. is underway, with construction of The Shops slated to begin in early 2018. Callison RTKL is the project architect.

MARQUETTE, MICH. — Wolverine Building Group will redevelop the Holy Family Orphanage in Marquette, in Michigan’s Upper Peninsula, into an affordable housing property. Wolverine has partnered with Home Renewal Systems Communities and Community Action Alger Marquette for the $16 million project. The orphanage, originally constructed in 1915 and vacant since 1965, is listed on the National Register of Historic Places. The six-story building featured classrooms, bedrooms, playrooms, a laundry room, kitchen and dining hall. It once housed up to 200 children. Upon renovation, 14 of the 56 units will be set aside as supportive housing units for formerly homeless persons and families in need. Rent for these tenants will be limited to 30 percent of their current incomes. Many of the structure’s historic features, including its sandstone multi-story front porch, will be preserved during the renovation. The original chapel has been restored for use as a community space.

SUMMERVILLE, S.C. — Frampton Construction Co. LLC has finished development of The Blake at Carnes Crossroads, a 100-unit seniors housing community in Summerville, roughly 25 miles northwest of Charleston. The 84,000-square-foot building will include assisted living and memory care suites. The Blake is situated on 3.7 acres within the master-planned Carnes Crossroads community, developed by Daniel Island Co. The development features medical offices, retail, restaurants, a school, parks and a church. Frampton Construction partnered with Cardinal Ventures, along with its management company Blake Management Group, to develop The Blake.

ANN ARBOR, MICH. — Granger Construction will build a 25,000-square-foot expansion for the cancer center at St. Joseph Mercy Ann Arbor in Southeast Michigan. Granger will break ground on the $24 million project in September, with completion slated for November 2018. A redesigned entrance will feature a two-story glass atrium. The main floor of the new cancer center will feature an expanded infusion suite with 22 private bays and a serenity garden. Patient care will take place on the second floor. A lower level will become a dedicated space for St. Joe’s National Cancer Institute Oncology Research Program and conference rooms. Upon completion, the property will consist of 66,000 square feet and 40 exam rooms. Harley Ellis Devereaux is providing architectural services. In addition to $24 million in Trinity Health capital funds, St. Joe’s Ann Arbor development team, joined by community members and physicians, is conducting a $10 million campaign to support capital, operations and endowment needs for the cancer center.

BARTLETT, ILL. — Ridge, the industrial development arm of Transwestern Development Co., has broken ground on a 186,000-square-foot industrial spec development in Bartlett’s Brewster Creek Business Park. The project, called Ridge Brewster Creek II, is slated for delivery in December. Ridge previously developed Ridge Brewster Creek I, a 271,000-square-foot building that is 50 percent leased to Winhere Brake Parts. Located at 1331-1337 Schiferl Road, Ridge Brewster Creek II will feature 32-foot clear heights, an ESFR sprinkler system, 35 dock doors, two drive-in doors and 224 car parking spaces. Triumph Construction Services Corp. is the general contractor. Harris Architects Inc. is providing architectural services, while Eriksson Engineering Associate Ltd. is performing civil engineering work. Newmark Knight Frank will oversee leasing at the property.
