Boardwalk-Square-Katy

KATY, TEXAS — Locally based developer Sueba USA has broken ground on Boardwalk Square, a 353-unit multifamily project that will be located west of Houston in Katy. Units will come in studio, one-, two- and three-bedroom formats and range in size from 496 to 2,088 square feet. Residences will be furnished with stainless steel appliances, granite countertops, custom cabinetry and individual washers and dryers. Amenities will include a pool, fitness center, spa, outdoor lounge, coworking lounge, package lockers and a catering kitchen. Boardwalk Square represents the second phase of a larger Sueba development, the first phase of which totals 319 units and was completed in late 2021 and subsequently sold in spring 2022. The first units are expected to be available for occupancy in fall 2025.

I-84-Orange-County-Logistics-Center-Montgomery

MONTGOMERY, N.Y. — New York-based developer Ridgecut Road will develop a 146,075-square-foot industrial project in Montgomery, located about 70 miles northwest of Manhattan in Orange County. The site spans 13.6 acres, and the facility will be branded I-84 Orange County Logistics Center. Building features will include a clear height of 36 feet, 31 dock doors and parking for 16 trailers and 83 cars. Premier Design + Build Group is handling architecture and construction work. Jim Pancyzkowski and Zach Antonucci of JLL are marketing the development for lease. Guy Hananya of Clear Height Advisors brokered the off-market land deal. Ridgecut Road plans to break ground on the project later this year.

WESLACO, TEXAS — A partnership between San Antonio-based Bakke Development Corp. and Atlanta-based Batson-Cook Development Co. (BCDC) has broken ground on a 773-unit self-storage facility in the Rio Grande Valley city of Weslaco. The site at 1115 Dragonfly Ave. spans 2.6 acres, and the building will rise three stories and span 86,975 net rentable square feet. Project partners include Alamo Architects, civil engineer Halff, general contractor Independent Contractors and construction lender IBC Bank. Completion is slated for the first quarter of 2025. The project marks the sixth self-storage collaboration between the two firms.

Sunridge-Industrial-Park-Wilmer

WILMER, TEXAS — Atlanta-based development and investment firm Stonemont Financial Group has completed Sunridge Industrial Park, a 565,259-square-foot development located in the southern Dallas suburb of Wilmer. The building features 40-foot clear heights, 128 dock doors, four drive-in ramps and parking for 135 trucks and 309 cars, with the capacity to add more parking if needed. LGE Design Build served as the project architect and general contractor. KBC Advisors is the leasing agent.

JERSEY CITY, N.J. — Hudson Valley Property Group has completed the renovation of Grandview Terrace Apartments, a 283-unit affordable seniors housing complex in the Journal Square area of Jersey City. The $15.2 million, 16-month project upgraded the cabinetry, countertops, appliances, lighting, flooring, walls and water fixtures in the units and added amenities such as a new sky lounge with a stretching room, community room, library and a computer center. KeyBank provided construction financing for the project, and that loan was refinanced under HUD’s 223(f) program upon completion.

Sunset-Ampitheater-McKinney

MCKINNEY, TEXAS — Notes Live, a Colorado-based hospitality and entertainment operator, will open Sunset Amphitheater, a $220 million live music and entertainment venue that will be located in the northern Dallas suburb of McKinney. The 46-acre site is located just northeast of U.S. Highway 75 and State Highway 121. The venue will have the capacity to house about 20,000 people and will feature more than 250 luxury firepit suites, owners club seats and traditional reserved seats in the middle and lower levels of the bowl. Construction is set to begin before the end of the year and to be complete in 2026.

700-River-Austin

AUSTIN, TEXAS — A partnership between High Street Residential, MSD Partners and River Street Partners has topped out 700 River, a 43-story apartment tower in Austin’s Rainey Street District. The 500-foot building will house 377 units in a mix of studio to three-bedroom residences, as well as several penthouses and 3,400 square feet of retail space. In addition, 700 River will feature more than 30,000 square feet of indoor and outdoor amenity space. HKS is the project architect, and DPR Construction is the general contractor. The first move-ins will begin this fall. Construction began in fall 2022.

BOSTON — Nonprofit owner-operator Beacon Communities has completed a 210-unit affordable housing redevelopment project in Boston’s Back Bay neighborhood. The project converted a historic YWCA building that was originally constructed in 1929 into a residential complex for low-income renters and formerly homeless individuals. The property at 140 Clarendon St. now features studio and one-bedroom units and amenities such as a fitness center, community room, library, computer learning center and a wellness office. The redevelopment preserved the spaces of Lyric Stage Co., the Snowden School and other nonprofits currently residing in the building.

RICHARDSON, TEXAS — San Francisco-based developer Legacy Partners has completed Ovation at Galatyn Park, a 361-unit apartment community in the northeastern Dallas suburb of Richardson. Designed by WDG Architecture, Ovation at Galatyn Park offers one-, two- and three-bedroom units that range in size from 500 to 1,700 square feet and are furnished with quartz countertops and various pieces of smart-home technology products. Amenities include a pool, fitness center, sky lounge, outdoor game room, arcade, billiards room and a podcast studio. Legacy developed the project in partnership with Bridge Investment Group. Construction began in June 2021. Rents start at $1,525 per month for a one-bedroom apartment.

LAVON, TEXAS — ONM Living will develop The Cottages at Lavon Lake, a 268-unit build-to-rent residential project in Lavon, located northeast of Dallas in Collin County. The development will feature cottage-style homes in one-, two- and three-bedroom formats that will range in size from 340 to 1,230 square feet. Residents will have fenced backyards, detached garages and open surface spaces. Communal amenities will include a pool, fitness center, dog park and pickleball courts. Vertical construction is scheduled to begin in May 2025, and full completion is slated for early 2027.
