MIDLAND, TEXAS — Adolfson & Peterson Construction has broken ground on a new office development in Midland for Houston-based oil and gas exploration firm Apache Corp. The project will deliver a three-story building adjacent to Apache’s existing offices on Veterans Airpark Lane. Designed by Kirksey Architecture, the new building will feature 70,750 square feet of office space and amenities such as a daycare, fitness center and a physician’s clinic. Substantial completion of the property is scheduled for the first quarter of 2018.

SPRING LAKE PARK, MINN. — Dominium has broken ground on the Legends of Spring Lake Park, a 194-unit affordable seniors housing community in Spring Lake Park, which is located 12 miles north of Minneapolis. The property will be situated on the former site of Goony Golf at 1066 County Highway 10 NE. The community will feature two- and three-bedroom units, along with amenities such as a community room, kitchen, craft room, beauty salon, library and fitness room. Completion is slated for fall 2018. Residents age 55 and older making less than 60 percent of the area median income will qualify for living at the community.
MACON, GA. — Irving Consumer Products, a manufacturer of paper products, has unveiled plans to develop a $400 million tissue manufacturing facility in Macon, creating over 200 jobs. The 700,000-square-foot facility will be built on 136 acres in the Sofkee Industrial Park off Ga. 247 and Allen Road, according to The Telegraph. The Canadian company is one of North America’s leading producers of household paper and baby diaper products. Irving’s brands include Scotties, Royale and Majesta. Engineering and planning of the new facility are underway, and construction is expected to begin this summer. The project is slated for completion in 2019.
COLLEGE STATION, TEXAS — Stratus Properties Inc. (NASDAQ: STRS) will develop Jones Crossing, a 258,000-square-foot mixed-use project situated on a 72-acre tract in College Station. The retail component of the project will be anchored by a 106,000-square-foot H-E-B. The company expects to break ground during the third quarter and open the H-E-B store in mid-2018.
BUFORD, GA. AND RICHMOND, VA. — PCCP LLC, in a joint venture with Panattoni Development Co., has unveiled plans to develop two speculative industrial properties in Buford and Richmond totaling over 1.1 million square feet. In Buford, the 208,656-square-foot, Class A building will be situated on 17 acres at Broadmoor Boulevard in the Northeast Atlanta industrial submarket. The property is part of Panattoni’s Buford Logistics Center, which includes three adjacent warehouses totaling approximately 1.4 million square feet. Construction on the new development is slated for completion in early 2018. In Richmond, the joint venture will develop Commerce Road Logistics Center, a two-phased, two-building, Class A warehouse and distribution center totaling 923,400 square feet. The 62-acre site is situated four miles south of downtown Richmond and is adjacent to the Richmond Marine Terminal. The first building in the development is slated for completion in the third quarter of 2018.
DALLAS — Trammell Crow Co. has completed a 201,172-square-foot industrial facility within I-30 Business Park in Dallas for Freeman Audio Visual, a Canadian electronics solutions firm. The facility consists of 43,000 square feet of office space and 158,172 square feet of warehouse and storage space. Richardson-based Alliance Architects Inc. designed the facility. FCL Builders and Fast-Trak Construction served as general contractors for the shell building and property interior, respectively.
Cathedral Development Completes $33M Conversion of Historic Hotel to Affordable Community for Seniors

PHOENIX — Cathedral Development Group has completed the $33 million conversion of a historic luxury hotel in Phoenix into The Historic Westward Ho Apartments, an affordable seniors housing community. Originally built in 1928, the hotel hosted famed guests such as President John F. Kennedy, President Ronald Reagan, Jackie Gleason and Paul Newman throughout its history. Cathedral purchased the property in 1978 and has spent 40 years trying to preserve and restore the property. Cathedral Development Group utilized public/private programs to help fund three separate renovation projects. The renovations included new energy efficient heating and cooling features, a new plumbing system throughout the property to enhance water efficiency, new features in select units such as kitchen cabinets, floors, bathroom fixtures, energy efficient windows, a lightning protection system for the building and the restoration of the historic courtyard fountain. In a related but separately funded project, the first floor commercial space was remodeled and a long-term lease signed with Arizona State University. The property can now host up to 289 elderly and disabled residents. Based in Providence, R.I., Cathedral Development Group is working on projects in Rhode Island, New York, Maine, Connecticut, Arizona and Delaware.
Fountain Residential Breaks Ground on 174-Bed Student Housing Community Near Cal State – Chico

CHICO, CALIF. — Fountain Residential Partners has broken ground on Campus Walk, a 174-bed student housing community located near California State University – Chico. The property will offer fully furnished two- and four-bedroom units. Community amenities are set to include study rooms, a pool deck with a movie screen, and a specially designed outdoor fitness and lounge area. Chico-based general contractor Modern Building Inc. is building the community, which Aspen Heights will lease and manage. The development is scheduled for completion in fall 2018.
HOUSTON — Weingarten Realty will develop The Driscoll at River Oaks, a 30-story apartment tower located near the Kroger-anchored River Oaks Shopping Center in Houston. The property will feature more than 300 units and approximately 10,000 square feet of ground-floor retail. Construction is scheduled to begin in 2018 with completion slated for 2021.
DALLAS — High Street Residential has opened M-Line Tower, a 20-story, mixed-use development located at 3200 McKinney Ave. in Dallas. The property’s 261 apartment homes are a mix of studio, one- and two-bedroom units ranging in size from 581 to 2,511 square feet. M-Line Tower offers 11,636 square feet of ground-floor restaurant space leased to Café Express and Blue Sushi Sake Grill. Community amenities include a multi-level fitness center, resident sky lounge, pool, business center and personal study areas.
