Lynmark Group Begins Development of $110M Wheeling Town Center in Wheeling, Illinois

WHEELING, ILL. — The Lynmark Group has broken ground on Wheeling Town Center, a $110 million mixed-use project in the Village of Wheeling. The development will feature over 300 luxury apartments, 100,000 square feet of retail and entertainment space and a pedestrian-friendly plaza. CMX movie theater will anchor the retail space, along with City Works Eatery and Pour House. The development, located at 351 W. Dundee Road, is adjacent to the Wheeling Park District. Completion is slated for fall 2018. CallisonRTKL designed the project, and William A. Randolph is serving as general contractor.

CA Student Living, Regency Consolidated Break Ground on 751-Bed Mixed-Use Property Near Indiana University

BLOOMINGTON, IND. — A joint venture between CA Student Living and Regency Consolidated Residential has broken ground on Evolve Bloomington, a 751-bed mixed-use property located across from Indiana University’s Memorial Stadium in Bloomington. When complete, the development will feature seven buildings. A five-story main building will include 183 units and an expansive outdoor courtyard with 2,800 square feet of street-level retail. Other portions of the property will consist of a second five-story building with 72 units wrapped around a shared parking deck; a three-story building with eight units and 5,000 square feet of retail; and four three-story buildings with three to five units per building. The property will offer a mix of studio, one-, two-, three- and four-bedroom fully furnished units and 16 townhome residences. Community amenities will include an outdoor pool, hot tub and cabana; a jumbotron for sporting events and movie nights; grilling and fire pit areas; an indoor basketball court; coffee bar; game room; study lounge; fitness room; yoga studio; dog run; and spa with sauna. Mark IV Capital Breaks Ground on 95,000 SF Office Building in Metro Austin

ROUND ROCK, TEXAS — California-based investment and development firm Mark IV Capital has broken ground on Summit II at La Frontera, a 95,000-square-foot, Class A office building in the greater Austin area. The two-story building located near the intersection of Interstate 35 and SH 45 is the largest office property under construction in the Round Rock submarket. Amenities will include a 10,000-square-foot courtyard with Wi-Fi and food truck services, as well as a fitness center.

Brennan Investment Group to Develop $1B Technology Park Near O’Hare International Airport

ELK GROVE VILLAGE, ILL. — Brennan Investment Group, a private real estate investment and development firm based in Chicago, plans to develop Elk Grove Technology Park, a new 85-acre infill development situated roughly three miles from O’Hare International Airport. The project could cost nearly $1 billion to develop, according to the Daily Herald. “Opportunities to develop near airports, in major metropolitan areas — and in scale — are virtually non-existent,” says Michael Brennan, chairman and managing principal of Brennan Investment Group. “We are confident this will become the most desirable and significant industrial development in the Chicago region, and perhaps in the United States.” Brennan Investment plans for Elk Grove Technology Park to house data centers and industrial space for digital manufacturing and robotics uses. Upon completion, four speculative industrial facilities will be built with opportunities for an additional five buildings, including sites for data centers. Brennan Investment will initially build out the infrastructure of the park with ponds, water features, sculptures, bike paths and pedestrian walkways. IRVINE, CALIF. — Equity Office has broken ground on Von Karman Creative Campus (VKCC), a nine-building creative office campus in Irvine. The campus will be situated at the corner of Von Karman Avenue and Alton Parkway, on the site of the former Von Karman Corporate Center. VKCC will feature amenities like complimentary on-site concierge to assist with personal tasks, an indoor/outdoor fitness center, free group fitness classes, onsite cafe, dedicated dog parks, regular food trucks and farmer’s markets, iShuttle service to Metrolink and John Wayne Airport, exterior event spaces, bike lockers, entertainment opportunities, and other regularly scheduled community events. FLOWER MOUND, TEXAS — Newstream Commercial will develop Lakeside Crossing, a 12-acre mixed-use project near the intersection of Long Prairie Road and Lake Forest Boulevard in the Dallas metro of Flower Mound. The development will include 100,000 square feet of retail, restaurant and office space, as well as 15 luxury townhomes. The project also includes a 134-room hotel with a rooftop lounge and 4,000 square feet of meeting space. Lakeside Crossing is scheduled to open in 2019.

AUSTIN, TEXAS — A partnership between Phoenix Capital Partners Ltd. and Austin-based Ardent Residential has broken ground on Palo Verde, a 296-unit apartment community located at the corner of U.S. Highway 290 and FM 1826 in Austin. Amenities will include a clubhouse with a business center and conference rooms, a dog park, pool and a fitness center with a yoga studio. Construction is expected to be complete by the second quarter of 2019.

GARLAND, TEXAS — KWA Construction has begun construction on Firewheel Senior Living Residences, a 154-unit, 171,572-square-foot seniors housing community located at 5151 N. President George Bush Highway in Garland. The property will feature a resort-style pool, grilling stations and a dog park. Construction is expected to be complete by the end of 2018. Seneca Investments is serving as the developer of the project.

Altus, Copaken Brooks Break Ground on Luxury Apartment Complex in Kansas City

KANSAS CITY, MO. — Altus Properties and Copaken Brooks have broken ground on ARTerra, a luxury apartment complex in the Crossroads Arts District of downtown Kansas City. The 12-story building is located at the intersection of 21st and Wyandotte streets. The building will feature 126 units, consisting of a mix of studios, one-, two- and three-bedroom apartments. The property will also feature first-floor retail space and a 12th-floor amenity suite with an infinity pool. This is the first high-rise apartment building in the district, according to Coapken Brooks. JE Dunn will serve as general contractor for the project, which was designed by HOK. Completion is slated for late 2018.

Subway Rolls Out New Restaurant Design in 12 Pilot Locations

VANCOUVER, WASH. — Subway is rolling out its new Subway Fresh Forward design. Currently, 12 pilot locations are now open, including two in the Pacific Northwest and one in California. FRCH Design Worldwide designed the space using a new color palette inspired by fresh vegetables. Highlights include: • Self-order kiosks in select locations, digital menu boards and Apple and Samsung Pay options. • Fresh vegetable display with whole tomatoes, green peppers, onions and cucumbers that are sliced daily, plus new bread and cookie displays on the front of the line. The new restaurants also include exclusive menu items, starting with pico de gallo, new sauces, house-made pickles and made-without-gluten bread. • Bright décor, curated music and comfortable seating with USB charging ports and complimentary Wi-Fi. The pilot locations include Hillsboro, Ore.; Vancouver, Wash.; and Chula Vista, Calif., among others. Subway Restaurants has more than 44,800 franchised locations.
