ATLANTA — The Atlanta Hawks Basketball Club has broken ground on the transformation of Philips Arena, the NBA team’s home venue in downtown Atlanta. The $192.5 million renovation will include a new center-hung scoreboard, concourses with 360-degree connectivity, 250-seat master conference room with four additional breakout rooms and added dining and beverage options. Zac Brown, Atlanta native and lead singer of Zac Brown Band, will open Zac Brown’s Social Club, a Southern gourmet-style restaurant with a live music stage. Sports entertainment company Topgolf will offer Swing Suites to be rented by the hour for groups of up to 15, featuring two Topgolf simulators, HDTVs, lounge seating, food and beverage service and a view into the arena. Rapper, actor and activist Killer Mike will open one of his signature SWAG Shop barbershops, giving fans the opportunity for full hair service while watching the game. HOK is the leading architect on the project. Construction on the city-owned arena is slated for completion during the 2018-2019 NBA season. The Hawks committed to an 18-year lease extension to remain in downtown Atlanta through 2046.

NORFOLK, VA. — Simon has opened the 332,000-square-foot Norfolk Premium Outlets, bringing retailers including Banana Republic Factory, Calvin Klein, Nike Factory Store, Old Navy and Steve Madden to the Norfolk, Chesapeake and Virginia Beach areas. Located at 1600 Premium Outlets Blvd. on Interstate 64, the village-style outlet mall features covered walkways, courtyards, a fountain, fireplace, public artwork, children’s play area, indoor and outdoor dining options and a 1.3-mile walking trail surrounding Lake Wright.
CHARLOTTE, N.C. — Corning Optical Communications, a division of Corning Inc., has revealed plans to move its corporate headquarters to Riverbend Village, a mixed-use development in northwest Charlotte. The materials science company’s new headquarters will comprise 182,500 square feet of office space. Riverbend Village will also include a 78,000-square-foot Harris Teeter and fuel center, as well as a tenant mix of restaurants, retail and residential units. Simpson Commercial LLC and Landmark Development Partners are co-developing the property, with completion slated for summer 2018. Joey Morganthall and Keely Hines with MPV Properties are handling leasing of the center.
AUSTIN, TEXAS — TIER REIT Inc., a publicly traded, Dallas-based investment firm, has begun developing Domain 11, a 16-story, 324,000-square-foot office building in Austin. Scheduled for a late 2018 delivery, the property is 98 percent preleased to Austin-based vacation rental firm HomeAway. TIER REIT is also planning to develop a 306,000-square-foot office tower adjacent to Domain 11.

NEWBERRY, S.C. — Samsung plans to open a $380 million home appliance manufacturing plant in Newberry, roughly halfway between Greenville and Columbia, S.C. The project is expected to produce 954 jobs, including craftsmen, operators, engineers and other technical and non-technical positions, by 2020. Samsung already operates a call center in Greenville that supports 800 full time and contracted jobs. The Newberry plant is the latest in a series of investments over the past 18 months totaling $10 billion that will expand Samsung’s U.S. holdings and operations.
MIAMI — Rose & Berg Realty, a New-York-based private real estate company, has unveiled plans to develop The Gateway at Wynwood, a 12-story, 200,000-square-foot office building located at 2916 N. Miami Ave. in Miami’s Wynwood neighborhood. The building will have eight floors of office space above four floors of covered parking. In addition, The Gateway at Wynwood will include approximately 25,000 square feet of retail space being marketed by RKF. Kobi Karp Architecture and Interior Design is the architect of the project, and Jack Lowell, Adriana Rosillo and Noa Figari of Colliers International will handle the leasing of the building’s office space.
WOODRIDGE, ILL. — Conor Commercial Real Estate has completed development of a 145,200-square-foot industrial building in Woodridge, a suburb of Chicago. The building, located in the Union Pointe industrial business park, was developed as a build-to-suit for AMS Mechanical Systems Inc. (AMS). The new corporate headquarters features a 31,000-square-foot, two-story office component with a lobby, conference rooms and an employee break room. The remainder of the building supports the firm’s warehouse and manufacturing requirements with 32-foot clear heights, five dock doors, seven drive-in doors and an ESFR sprinkler system. AMS is a full-service mechanical contracting firm serving the chemical, food, process, manufacturing and power industries. McShane Construction Co. and Ware Malcomb served as the design/build construction team for the project. Chris Gary of NAI Hiffman represented AMS in the pre-sale agreement. SALT Development Breaks Ground on $275M Multifamily, Office Project in Salt Lake City

SALT LAKE CITY — SALT Development, a privately held commercial real estate developer, has broken ground on Hardware Village, a $275 million, four-building mixed-use development situated on 400 West between North Temple Street and 200 North in Salt Lake City. Situated one block from the Vivint Smart Home Arena, home of the Utah Jazz NBA franchise, the project will include two seven-story multifamily buildings known as Hardware West and Hardware East, a 10-story office building known as Hardware Station and a four-story office building known as Hardware Crossings. “From the beginning we have envisioned creating a experience where residents are excited to work and live,” says Thomas Vegh, managing partner of Salt Lake City-based SALT Development. “Hardware District is the perfect complement to 4th West Apartments and the Salt Lake Hardware Building as it provides a sense of community with first-class living and working amenities.” The 265-unit Hardware West will feature 48 studios, 134 one-bedroom units and 83 two-bedroom units ranging from 450 to 1,800 square feet. DALLAS — Beck Ventures has begun demolitions of the Valley View Mall at the future site of Dallas Midtown, a $4 billion mixed-use project in Dallas that will encompass more than 400 acres. The development site will be located near the intersection of Preston Road and Interstate 635 in the city’s Galleria neighborhood. Phase I of construction will cost approximately $500 million and deliver 500,000 square feet of office space, 400,000 square feet of retail space, more than 1,000 apartments and an 18-story hotel, according to D Magazine. Completion of Phase I is scheduled for late 2019.
