The 21,500-square-foot building features 20 apartments in a mix of studio, one- and two-bedroom layouts. On-site amenities include in-unit washers/dryers, a roof garden, private terraces and designer kitchens and bathrooms. Karim Rashid designed the building.

Legacy District, Plano, Texas

PLANO, TEXAS — TIER REIT Inc. (NYSE: TIER) has acquired 5851 Legacy Circle, a 12-story office tower in the Legacy Town Center area of Plano, for $123.3 million. The sale includes the assumption of a $66 million mortgage loan. The seller was not disclosed. The property, also known as Tower One, is master leased to Encana Corp., which has subleased 88 percent of the property to tenants such as LegacyTexas Bank, U.S. Renal Care and Aimbridge Hospitality. The Class A, 319,000-square-foot property was built in 2012. Tower One is contiguous to two other land parcels totaling four acres that TIER bought in 2015. The company is building office towers on each of those properties, which will add an additional 570,000 square feet. TIER will rebrand the entire combined development as Legacy District. “This acquisition complements our existing development parcels and enhances our vision for Legacy District, given its strategic location in the heart of the vibrant live-work-play Legacy submarket,” says Scott Fordham, president and CEO of TIER REIT. “Further, it plants our flag prominently near the exciting new corporate campuses of Toyota, JP Morgan, Liberty Mutual and FedEx Office, which combined should bring over 15,000 new office workers to the …

SAN JOSE, CALIF. — A joint venture between TMG Partners and Valley Oak Partners has completed a preliminary review submittal application to the City of San Jose to develop close to 1 million square feet of commercial office space. The project would be situjated on 5.4 acres at 440 W. Julian St. within the Diridon Station Area Plan. The proposal includes three six-story office buildings and below-grade parking. The three buildings would contain 157,000 square feet, 345,000 square feet and 490,000 square feet, respectively, with views of downtown San Jose. Each building will feature floor plates ranging from 30,000 square feet to 90,000 square feet, as well as 15-foot floor-to-floor heights and large, private terraces on every floor. The site is situated near Google’s yet-to-be-constructed village development. Kohn Pedersen Fox Associates would act as the designer.

Kennedy Blvd. in Jersey City’s Journal Square district. Designed by Marchetto Higgins Stieve, the 13-story building features 240 apartment units, an indoor pool, 24-hour concierge and maintenance, a health and fitness center, resident lounge and a rooftop terrace.

RENO, NEV. — Dermody Properties has completed the first building at LogistiCenterSM, four miles from the California border in western Reno. The 223,619-square-foot building is already fully leased. Dermody plans to develop an additional 803,022 square feet at the center. Building 2 will consist of 182,000 square feet. It is scheduled for completion in September, after which construction of Phase II will commence. CBRE’s Eric Bennett and Gordon Zach is marketing the properties for lease.

SHREWSBURY AND MT. LAUREL, N.J. — Capitol Seniors Housing is developing two seniors housing communities in New Jersey. Construction is slated to begin this month on Chelsea Senior Living of Shrewsbury, a $29.3 million, 73,000-square-foot property located at 515 Shrewsbury Road. Slated to open in third quarter 2018, the community will feature 85 apartments, with 58 for assisted living and 27 for memory care, as well as a sunroom, bistro, tavern, outdoor patio, theater, art studio and gallery. The company is also breaking ground in July for Arbor Terrace Mt. Laurel. Located at the intersection of Creek and Centerton roads, the $28.4 million, 75,000-square-foot community will feature 88 apartments, a bistro, theater room, art studio, technology lounge, fitness/rehab center, sports theater, patio, courtyard and two-story water feature. The community is scheduled to open in the third quarter of 2018. Capitol Seniors Housing also recently completed Arbor Terrace Morris Plains, an 82-unit assisted living and memory care community in Morris Plains, N.J., and has two additional properties under development. The 83-unit Atria of Norwood in Norwood, N.J., is slated to open in March 2018 and the 82-unit Arbor Terrace of Mountainside in Mountainside, N.J., is expected to open in May 2018.

FRISCO, TEXAS — Hall Group, Austin Commercial and HKS have completed construction of 3201 Dallas Parkway, a Class A office building in Frisco. The 12-story building will be the tallest office property in Frisco upon completion, which is scheduled for December. The property will feature 300,000 square feet of office space and outdoor spaces with a water feature and an event lawn.

CARTERSVILLE, GA. — Pattillo Industrial Real Estate has completed a 592,600-square-foot build-to-suit industrial warehouse for Zep Inc. in the Atlanta suburb of Cartersville. The company, a manufacturer of maintenance and cleaning solutions, will use the facility for distribution of its product line. The property is located within Cartersville Business Park, an industrial park owned and developed by Pattillo. Ben Stafford was the in-house representation for Pattillo, and Mike Paradoski of Pinnacle CREAS represented Zep in the lease transaction.

NORTHLAKE, ILL. — PREMIER Design + Build Group LLC has completed a 110,439-square-foot addition to an existing freezer facility at a business park in Northlake, about 20 miles west of Chicago. More than 1 million square feet of space is undergoing construction or redevelopment at the park. The freezer facility features 58 truck stalls, a 104-car parking lot and 40 dock doors. The project team included Samantha Skopek and Rip Pogue of PREMIER. Cornerstone Architects LLC provided architectural services, while Structure-Logic provided engineering expertise. Bridge Development Partners LLC was the developer.

AMARILLO, TEXAS — Shinall Group will develop a 14,000-square-foot retail center at the former Hastings Entertainment location along Gem Lake Road in Amarillo. Branded The Forum at Gem Lake, the property is surrounded by multiple grocery stores and a Walmart store. The center will lease up to seven tenants, with the earliest move-ins scheduled for late July.
