ARLINGTON HEIGHTS, ILL. — McShane Construction Co. is building Parkview Apartments in downtown Arlington Heights. UP Development LLC is the developer. The seven-story building, under construction on an infill site, is located at the southwest corner of Dunton Avenue and Eastman Street. The project will include 45 residential units and 1,314 square feet of ground-floor retail space. Residences will be located on the upper five floors while the second floor and a portion of the first floor will house parking spaces. The property will feature a mix of one-, two- and three-bedroom units. Amenities will include a community room and fitness center. Tinaglia Architects Inc. is providing architectural services. Completion is slated for the second quarter of 2018.

BIRMINGHAM, ALA. — Kirco and its construction management affiliate Kirco Manix, in partnership with Phoenix Senior Living and EDT Inc., has broken ground on The Bluffs at Greystone, a 132-unit senior housing community in Birmingham. The community will provide both independent and assisted living and will be designed to include memory care units in the future. Slated to open in July 2018, the property will feature an indoor pool, wellness center, dining, beauty salon, yoga studio and demonstration kitchen. The project marks Kirco’s entrance into the senior living sector in the state of Alabama.

MCALLEN, TEXAS — Acre Construction will build a 46,000-square-foot shopping center along the Expressway 83 frontage west of McColl Road in McAllen. Branded Premier Plaza Retail Center, the project’s first phase of construction, which is set to break ground in July, will deliver 25,000 square feet and Phase II will deliver 21,000 square feet. Completion dates are slated for late 2017 and early 2018, respectively. The property will also feature Class A medical space on the second floor.

LAS COLINAS, TEXAS — Irving-based developer and builder JPI has broken ground on Jefferson Eastshore, a 286-unit, Class A multifamily community overlooking Lake Carolyn in the Dallas metro of Las Colinas. Located within walking distance of the Irving Convention Center DART station, the property will feature a resort-style pool, fitness center and a yoga studio. Leasing is scheduled to begin in fall of 2018.

GLENDALE HEIGHTS, ILL. — Meridian Design Build has completed a 112,288-square-foot industrial tenant build-out for Prologis and OSM Worldwide in Glendale Heights. The property is located at 601 Regency Drive. The project features 10,601 square feet of office space, 13 loading docks, 95 vehicle parking stalls, 21 trailer stalls and one drive-in door. OSM Worldwide is a parcel shipping company. Harris Architects provided architectural and structural engineering services, while Kimley-Horn completed engineering design work. Dan Smolensky of Taurus Modal Group represented OSM Worldwide in the transaction, while Brian Kling and Jonathan Kohn of Colliers International represented Prologis. Meridian Design Build is currently working on improvements for a second tenant that will also occupy the building.

BOSTON — Cottonwood Management, a private real estate management and development firm based in Los Angeles, has started construction of Echelon Seaport, a three-tower, $900 million mixed-use development in Boston’s Seaport district. Set to open in phases between 2019 and 2020, the project will feature 733 condominiums and apartments and 125,000 square feet of retail space. The 3.5-acre development is situated at Seaport Boulevard and B Street and directly across from HarborWalk and Boston Harbor, providing miles of walking and bike paths, as well as water taxi access to places like Logan International Airport. The project will also be located one block from the MBTA Silver Line and within walking distance of Boston’s downtown/financial district. LOS ALTOS, CALIF. — ABHOW will cut the ribbon next week on a $100 million expansion at The Terraces at Los Altos, a continuing care retirement community in Los Altos, which is located between San Jose and San Francisco. The project, which was executed in multiple phases, most recently added 81 new apartments, a fitness center and spa, dining venues, library and movie theater. The first phase, completed in 2014, added 30 skilled nursing suites and 16 memory support suites. The second phase added 30 assisted living residences. ABHOW both owns and operates the community. Next month the company will merge with fellow West Coast nonprofit operator be.group and rebrand as HumanGood.

LA VERNE, CALIF. — Commercial builder Bernards has broken ground on a 114,970-square-foot residence and dining hall at the University of La Verne in California. Designed by Steinberg Architects, the development will consist of 396 beds, an 18,700-square-foot dining hall, lounge and study spaces, and outdoor patios. The residence hall is the first development within the university’s recently approved Facilities & Technology Master Plan, and will be completed in August 2018.

RARITAN, N.J. — Larken Associates has broken ground on a 14,000-square-foot built-to-suit building at the former Henderson Building property in Raritan. Rebranded as Raritan Valley Professional Center, the redeveloped property will offer more than 70,000 square feet of professional and medical office space by September. The property currently features a fully leased 40,000-square-foot building and a 17,000-square-foot Carriage House, which is original to the site. The existing building underwent renovations and modernizations, and the new building is slated for completion in September. Larken Associates acquired the assets in 2015 for an undisclosed price.

ARLINGTON, TEXAS — General Motors (GM) will invest $1.4 billion in improvements for its 4.3 million-square-foot Arlington Assembly Plant. Roughly 4,100 employees work at the facility, which will receive a new paint shop, body shop and general assembly area upgrades as part of the deal. The company will also be developing additional workspace at Arlington Logistics Center, a 1.2 million-square-foot industrial project under construction at the site of the former Six Flags Mall, according to the Fort Worth Star-Telegram.
