SHERMAN, TEXAS — The Sherman Economic Development Corp. (SEDCO) and Thea Development LLC have announced plans for Cassini Gateway I, a campus capable of accommodating more than 1 million square feet of data center space. The campus will be housed within Progress Park, a 3,300-acre industrial park in the North Texas city of Sherman. The project is expected to draw capital investment in excess of $1 billion and create approximately 300 construction jobs and 150 engineering and technology jobs over five years.

FORT WAYNE AND MERRILLVILLE, IND. — Englewood Construction has completed the ground-up construction of three new restaurants: a BJ’s Restaurant and Brewhouse in Fort Wayne, Ind., an Outback Steakhouse in Merrillville, Ind. and an Eddie V’s in Troy, Mich. The 7,525-square-foot BJ’s Restaurant and Brewhouse is located next to Glenbrook Square Mall along Coliseum Boulevard in Fort Wayne. BJ’s, a pizza and burger restaurant, was designed by Dublin, Ohio-based WD Partners. Englewood completed a 6,494-square-foot Outback Steakhouse at 1590 E. Lincoln Highway in Merrillville for Bloomin’ Brands. The company chose to move from a nearby location. The Roberts Group was the project architect. North of Detroit, Englewood completed construction of a 9,698-square-foot Eddie V’s restaurant in Troy. Scheduled to open in June, it is the 16th Eddie V’s location for Orlando, Fla.-based Darden Restaurants Inc. Located at 2100 W. Big Beaver Road, the restaurant will feature seafood, cocktails and live music from jazz musicians. Designers of Progressive Architecture was the project architect.

OCOEE, FLA. — Bluescope Buildings North America Inc. has broken ground on two industrial buildings within The Park @ 429 spanning 441,117 square feet. The industrial park is situated in Ocoee, roughly 12 miles west of Orlando. The two rear-load buildings feature 30- and 32-foot clear heights, dock doors, drive in doors, truck courts and ESFR sprinkler systems. The park has immediate access to the Western Beltway, Florida’s Turnpike, the East-West Expressway and State Route 50. BAYTOWN, TEXAS — Avera Cos. will build a 500,000-square-foot, built-to-suit distribution facility in the Houston metro of Baytown for Vinmar International, a petrochemical marketer and distributor. The project will include 10,000 linear feet of rail with four separate lines. NAI Partners represented TGS Cedar Port Partners LP in the sale of the 40 acres on which the center will be developed.

HOUSTON — Tennessee-based developer GBT Realty Corp. will develop The Shoppes of Kemah, a $16 million, 79,000-square-foot retail center that will be located along Deke Slayton Highway near State Route 146 in Houston. GBT acquired the 11.7 acres on which the center will be situated from Kemah Marketplace LP in mid-May for roughly $2.1 million. Shadow-anchored by Walmart, the center is 92 percent preleased to tenants such as Petco, Marshall’s, ULTA Beauty and Rack Room Shoes.

OAKLAND COUNTY, MICH. — Three business expansions that will generate more than $40.7 million in total investment and create 349 jobs in Oakland County have received Michigan Strategic Fund approval for support, according to the Michigan Economic Development Corp. A. Raymond Corporate North America Inc., a subsidiary of France-based A. Raymond Network, develops, manufactures and markets fastening and assembly solutions. The company plans to construct a new North American headquarters in the city of Rochester Hills, where it will expand its corporate functions and establish a new advanced engineering lab. Supported by a $600,000 Michigan Business Development Program (MBDP) performance-based grant, the project is expected to generate a total capital investment of $17.3 million and create 71 jobs over five years. Michigan was chosen over a competing site in Ohio. The city of Rochester Hills has offered support to the project in the form of property tax abatement. Turin, Italy-based Comau LLC manufactures advanced industrial automation systems designed to help companies of all sizes increase plant efficiency while lowering costs. LAKEVILLE, MINN. — The Opus Group has completed construction of the newest Schneiderman’s Furniture store in Lakeville, a suburb of Minneapolis. Construction on the 110,000-square-foot retail store began in September 2016. A grand opening celebration took place in May. The furniture store features a second-story patio, which showcases outdoor furniture for sale. Located on Kenyon Avenue off Minnesota State Highway 50, the building is visible from I-35. Opus Design Build was the design-builder and Opus AE Group was the architect and structural engineer of record, as well as the interior designer for the project.

CHICAGO — J.C. Anderson Inc. will complete a 30,000-square-foot renovation at DePaul University’s Richardson Library on the Lincoln Park campus. The library is located at 2350 N. Kenmore Ave. in Chicago. Scheduled for completion in August, J.C. Anderson will renovate the second floor of the library to replace paint and carpeting, provide a green room, studios, offices, media creation studios and conference rooms.  Joe Maguire and Larry Regovic of J.C. Anderson are leading the project team. Vasilko Architects & Associates Inc. will provide architectural services.

CONSHOHOCKEN, PA. — Keystone Property Group has received zoning approvals for the development of SORA West a transit-oriented mixed-use development in the Philadelphia suburb of Conshohocken. Upon completion, SORA West will include a central plaza surrounded by a 250,000-square-foot office building, retail and dining space, a 171-key hotel, the existing Conshohocken Firehouse and a 950-space parking structure. The project will be located adjacent to the Conshohocken SEPTA train station, near Route 76 and Route 476. Keystone is now in the process of finalizing the plans and pursuing land development approvals. In addition to office, retail, hotel and community uses, the developer is assessing the viability of adding a residential component to the property. Keystone is headquartered in SORA East, which is located one block away from SORA West.

DETROIT — Olympia Development has unveiled the initial phase of residential development at The District Detroit, featuring six buildings. The plan includes the redevelopment of four existing buildings — The Alhambra, The American, The Eddystone and 150 Bagley — as well as the construction of two new buildings. Of the 686 total units, 139 will be designated as affordable housing for those making no more than 80 percent of the area median income. This is Detroit’s single largest project of new market-rate apartment units, affordable units and redeveloped historic buildings in more than 20 years, according to Olympia Development. Olympia Development has teamed up with American Community Developers Inc. on five of the properties near Little Caesars Arena. Bagley Development Group will assist with the redevelopment of 150 Bagley. Construction of the new buildings is expected to begin later this year, with the renovation of existing buildings beginning in 2018. The District Detroit is a 50-block, mixed-use development led by Ilitch Holdings Inc. encompassing theaters, sports venues, restaurants, shops, offices and residential space.
