WALTHAM, MASS. — King Street Properties has broken ground on a 144,910-square-foot office and laboratory property at 828 Winter St. in Waltham, Mass. The speculative building is scheduled for completion in mid-2018. King Street Properties also owns 830 Winter St., a 100 percent leased, 185,000-square-foot building adjacent to the new development. When 828 Winter St. is complete, the two-building campus will encompass 330,000 square feet in total. On-campus amenities will include two cafeterias, a central courtyard, conference facilities, structured parking, bicycle storage and showers with changing facilities. HFF provided debt financing services for the construction of 828 Winter St. The project team includes architect Perkins+Will and general contractor BW Kennedy & Co.

DALLAS — Goddard Investment Group has begun a $70 million renovation of Fountain Place, a 60-story office tower in downtown Dallas. The project will deliver a 10-story parking garage with four plaza-level restaurants at its base. In addition, AMLI Residential is developing a 45-story luxury apartment tower as part of the new Fountain Place mixed-use complex. Several companies, including Bracewell LLP, Wells Fargo and Tenet Healthcare, have recently renewed their leases at the property, which is now 85 percent occupied. The garage will be delivered in October, while interior renovations are scheduled for a May 2018 completion.
AUSTIN, TEXAS — White Construction Co. has completed a 420,000-square-foot distribution center in Austin for Capitol Wright Distributing, a Texas-based beverage distributor. The cross-dock facility features concrete tilt-up walls and high-performance glass with aluminum solar awnings. HDA Architects designed the project.
AUSTIN, TEXAS — Notley Ventures has begun leasing The Center for Social Innovation, a 60,000-square-foot office campus within the Springdale General complex in Austin. Located at 1023 Springdale Road, the center consists of 50,000 square feet of office space and 10,000 square feet of co-working space. Central Austin Management Group served as the primary developer of the project.
DETROIT — Local ironworkers constructing the Little Caesars world headquarters campus extension in Detroit held a topping out ceremony on Tuesday. Workers signed their names, attached banners, flags and an evergreen tree to structural steel beams that were hoisted into place. A Little Caesars mascot was also along for the ride. Led by contractor Brinker-Christman JV and designed by SmithGroupJJR, the nine-story, 234,000-square-foot building is located at the corner of Woodward Avenue and Columbia Street. The $150 million project will anchor The District Detroit’s Columbia Street neighborhood. The new headquarters, located approximately one mile from Little Caesars Arena, is slated to open in 2018.
ST. LOUIS — The Opus Group, in partnership with AIG Global Real Estate, has completed Citizen Park, a 217-unit luxury apartment property in the Central West End neighborhood of St. Louis. Located at the corner of Lindell Boulevard and Euclid Avenue, the 12-story building features penthouse suites as well as one- and two-bedroom units. A third-floor amenity deck includes a fitness center, pool terrace with outdoor grilling space and fire pits, guest suites, dog wash and full-time concierge services. Orangetheory Fitness will occupy 2,700 square feet of the 10,000-square-foot retail space. Joshua Roedemeier and Nick Cascella of CBRE are marketing the remaining 7,300 square feet of retail space for lease. Opus Development Co. served as developer, while Opus Design Build served as design-builder. Opus AE Group was the architect and structural engineer of record, while ESG Architects provided conceptual design services.
WALLER, TEXAS — Daikin Industries Ltd., a manufacturer of indoor heating and cooling systems and refrigerants, has opened the 500-acre Daikin Texas Technology Park (DTTP) in Waller, about 43 miles northwest of Houston. The Japanese company’s new $400 million business campus consolidates many of the company’s HVAC (heating, ventilating and air conditioning) manufacturing and logistics facilities in Texas and Tennessee. “The DTTP is the largest facility investment our company has made in its 90-year history, and we believe that investing in Texas and keeping jobs in the United States is mutually beneficial for both our company and the economy,” says Takeshi Ebisu, president and CEO of Goodman Global Group Inc., a subsidiary of Daikin. Spanning roughly 4 million square feet, the DTTP supports the design, engineering and assembly of heating and cooling products for residential and commercial use, marketed under the Daikin, Goodman and Amana brands. Amana is a registered trademark of Maytag Corp. or its related companies (including Whirlpool) and is used under license to Goodman Co. LANCASTER, TEXAS — Arch-Con Construction has completed Park 20 Distribution Center, a tilt-wall, cross-dock industrial property situated on 36 acres in Lancaster. Built for Denver-based developer Huntington Industrial Partners, the property measures 468,000 square feet and features 32-foot clear heights and 101 overhead doors. Meinhardt & Associates Architects PLLC designed the project.
LAKE ZURICH, ILL. — PREMIER Design + Build Group is constructing a 49,835-square-foot expansion for ECHO Inc.’s headquarters in Lake Zurich, a suburb of Chicago. The new addition will bring the outdoor power equipment supplier’s corporate campus to 578,000 square feet of office and manufacturing space. The property is situated on 35 acres at 400 Oakwood Road. The new parking lot will feature space for 212 cars. Mark Melone, Samantha Skopek and Tom Johnson of PREMIER are responsible for the project. Stephen Rankin Associates is the architectural firm for the expansion. Structurelogic Inc. is providing structural engineering expertise, while Kimley-Horn is providing civil engineering services.
ST. PETERSBURG, FLA. — The Allen Morris Co. has opened The Hermitage Apartment Homes, a $73 million multifamily community located at 151 7th St. in downtown St. Petersburg. The Tampa Bay-area property features 348 studio apartments, as well as one- and two-bedroom units. The community also displays artwork in the lobby in homage to its namesake, the Hermitage Art Museum in St. Petersburg, Russia. Community amenities include a rooftop pool and spa, outdoor grilling area, fitness center, pet spa, bike shop and storage and private dining and meeting areas. The Hermitage is Allen Morris Co.’s 81st development.
