CHANDLER, ARIZ. — Colliers International has brokered the sale of a 5.8-acre parcel in the Phoenix suburb of Chandler for $3.2 million. The buyer will use the land to build The Park at Copper Creek, a $40 million independent living community. RJ Development is building the property. The Park at Copper Creek Independent Living will span approximately 170,000 square feet of space across 135 units. Koelsch Communities is the sponsor of the project, and Koelsch Construction will be the general contractor. Construction will start this June for delivery in September 2018. Chaz Smith, John Finnegan and Ramey Peru of Colliers International in Greater Phoenix represented the seller in the land deal, Henry Bosma of Arizona Acres and Cinder Butte Properties Inc. Tim Dulany, also of Colliers International in Greater Phoenix, represented the buyer, RJ Development.

LIVERMORE, CALIF. — RedMill Capital and ANICO Eagle LLC will break ground this month on The Shops at Livermore, a 115,000-square-foot mixed-use development in the upscale Bay Area suburb of Livermore. The center is expected to have a variety of fashion retailers and a mix of sit-down, quick-service and fast casual restaurants. The center is immediately adjacent to San Francisco Premium Outlets, a popular outlet center in the Bay Area. The 13-acre site for The Shops at Livermore is located the intersection of El Charro Road and West Jack London Boulevard. The Shops at Livermore is scheduled to open in the summer of 2018. Julie Taylor and Stephen Rusher of Colliers International are handling leasing. RedMill Capital, based in Summit, N.J., is the developer along with finance partner ANICO Eagle, a subsidiary of American National Life Insurance Co.
CHICAGO — McShane Construction Co. has completed Clybourn 1200, an 84-unit mixed-use property in Chicago’s Old Town neighborhood. The seven-story building is located at the corner of Clybourn Avenue and Division Street and offers mixed-income housing. The property is within walking distance to several shops, restaurants and entertainment options as well as the CTA Clark/Division Red Line Station. The infill site is also easily accessible to the Kennedy Expressway. Clybourn 1200 also features 17,000 square feet of ground-floor retail space and a 25,295-square-foot parking garage. Studio, one-, two- and three-bedroom floor plans are available. Amenities include a community room, computer lab, party room and fitness center. The rooftop features a vegetable garden and bee keeping area. Brinshore-Michaels was the developer, while Pappageorge Haymes Partners served as the project architect.
LONG ISLAND CITY, N.Y. — A $15 million, 21,000-square-foot expansion of the LaGuardia Community College library is now complete. The college, part of the City University of New York (CUNY), has an enrollment of more than 50,000. The expansion converted a section of the second floor of the college’s E-Building into additional space for the library. The work makes the library 58 percent larger and doubles its capacity to 732 seats. The expansion also includes media rooms, 11 group study rooms, reading rooms, a media lab, faculty suites, archive space and 50 offices.
TYLER, TEXAS — The University of Texas Health Northeast in Tyler will add a three-story, 89,000-square-foot building to its School of Community and Rural Health. A developer of the project has not yet been named. Dallas-based architecture firm Smith Group is designing the project, which has an estimated cost of $39 million. Expected to be complete within 18 months of groundbreaking this summer, the building will house classrooms, offices and administrative space.
Kite Selects Hendrick Construction to Expand Target-Anchored Shopping Center in Metro Raleigh

HOLLY SPRINGS, N.C. — Kite Realty Group Trust has selected Hendrick Construction to expand Holly Springs Towne Center, a Target-anchored shopping center located at the intersection of N.C. 55 and New Hill Road in the Raleigh suburb of Holly Springs. The Charlotte-based general contractor will expand the retail center by 22,250 square feet to make way for retailers such as 02 Fitness. Existing tenants at Holly Springs Towne Center include Marshalls, Pier 1, Ulta Beauty, Dick’s Sporting Goods, Petco, Michaels, Bed Bath & Beyond, DSW and a nine-screen AMC Theatres location. Hendrick Construction expects the additional space to be ready for interior buildout this summer.
Lojeta Group Unveils Plans for $70M Multifamily Community, $10M Renovation of Weston Hills Country Club

WESTON, FLA. — Weston Hills Resort Group LLC, an affiliate of Hollywood, Fla.-based Lojeta Group, has unveiled plans to redevelop Weston Hills Country Club in Weston. The organization has submitted an application to develop a $70 million apartment community at the resort called the Lodge at Weston Hills. The five-story, 274-unit property would comprise all one- and two-bedroom residences. The City of Weston will review the development team’s application and site plan in the coming months. Weston Hills Resort Group LLC also has a contract to purchase the club and invest more than $10 million in improvements, including upgrades to the resort’s two golf courses and clubhouse facility. The renovation will also include building a resort-style swimming pool, poolside bar and restaurant, five new tennis courts, two pickle ball courts, a fitness center and a kids play area. A team led by Fort Lauderdale-based Adache Group is working on the design for the new improvements and additions, and golf course architect Tom Fazio II is consulting on the golf course improvements.

KNOXVILLE, TENN. — Commercial & Investment Properties has opened The Tennessean Personal Luxury Hotel & Residences, a $28 million hotel and condominium development located at 531 Henley St. in downtown Knoxville. The property features 82 hotel rooms and 12 condominiums, as well as amenities for guests and owners including a fitness center, valet parking, room service and the Drawing Room lounge. McCarty Holsaple McCarty designed The Tennessean, which is situated near Market Square, World’s Fair Park and the University of Tennessee.
ELMHURST, ILL. — Peak Construction Corp. has completed a 38,000-square-foot industrial renovation for MedTorque Inc. in Elmhurst, a western suburb of Chicago. Peak coordinated installing new power, plumbing, HVAC and millwork at the multi-tenant building. MedTorque’s Chicago location specializes in the machining and assembly of complex medical instruments for the orthopedic industry.
PLANO, TEXAS — Encore Commercial will develop a seven-story, 200,000-square-foot office tower at the Shops at Willow Bend as part of the shopping mall’s $125 million expansion. The Class A office property will be located adjacent to the food court and integrated into the Dillard’s parking deck. The building will accommodate up to 800 employees who will have access to the mall’s 60,000-square-foot restaurant district and 30,000-square-foot fitness club, which is currently under development.
