DALLAS — Development partners Novare Group and Batson-Cook Development Co. have opened Victory Place, a 25-story multifamily property located within the 75-acre Victory Park development in downtown Dallas. Located at 1701 Payne St., the 352-unit property features amenities such as a 24-hour fitness center, a yoga and Pilates studio, a business center with a coffee bar and retail space anchored by Italian Bistro restaurant. Lincoln Property Co. will manage the complex.

Robert A. Young Federal Building

ST. LOUIS — Integrated Facility Services (IFS) has begun work on a $10 million HVAC, plumbing and fire protection renovation project at the Robert A. Young Federal Building, a 1 million-square-foot property in downtown St. Louis. The project is part of design-build contractor McCarthy Building Cos.’ $62 million seismic retrofit of the 20-story building’s mechanical systems. The building, which was built in 1933 and is currently owned and managed by the U.S. General Services Administration, houses nearly 3,000 employees across roughly 40 federal agencies.

ALLEN, TEXAS — Hines will develop a 135-acre corporate campus and mixed-use development in the Dallas-Fort Worth metro of Allen, which will be branded as The Strand. Phase I of the project will deliver approximately 200,000 square feet of office space and 80,000 square feet of retail space. Later phases will complete the build-out with 1.5 million square feet of office space and 300,000 square feet of retail space. A timetable for project delivery and groundbreaking has not yet been established.

ORO VALLEY AND GILBERT, ARIZ. — CA Senior Living LLC, the senior housing investment and development division of Chicago-based CA Ventures, has broken ground on seniors housing communities in the Tucson suburb of Oro Valley and the Phoenix suburb of Gilbert. The Gilbert community, Quail Park at Morrison Ranch, will total 115 units across two stories on a 4.5-acre plot. Chicago-based BKV Group designed the $25 million property. The Oro Valley community, Quail Park of Oro Valley, will total 101 units in a two-story building situated on three acres. The Chicago office of Harley Ellis Devereaux designed the $30 million project. Seattle-based Living Care Lifestyles will operate both communities, which will each offer a mix of assisted living and memory care residences. The two communities represent an entrance to Arizona for both the developer and operator. The communities are scheduled to open in summer 2018.

SPOKANE VALLEY, WASH. — Enlivant has opened the doors on the recently renovated Ridgeview Place, an assisted living and memory care community in Spokane Valley, near the border between Washington and Idaho. Enlivant and its subsidiaries operate nearly 230 senior living communities, representing 11,000 units across 27 states.

Three Riverway in Houston

HOUSTON — Unilev Capital Corp. is underway on a $3 million renovation program for Three Riverway, a 395,637-square-foot office tower in Houston’s Uptown/Galleria submarket. Plans include improvements to the lobby, plaza and parking garage. Unilev expects to wrap up the renovations by the end of the summer. Steve Rocher, Kristen Rabel and Parker Duffie of CBRE’s Houston office handle the leasing assignment for Three Riverway, which is currently 80 percent leased. Existing amenities at Three Riverway include an executive conference center, fitness center and 24/7 security. Unilev’s corporate offices are located in the Riverway office complex.

CHICAGO — The Habitat Co. has been awarded the property management and leasing contracts for two luxury apartment properties totaling 444 units in Chicago and Evanston, Ill. The Reserve at Evanston is a four-story building located at 1930 Ridge Ave. Habitat will consult on repositioning and upgrading the property, which opened in 2009. Amenities include a cyber café, fitness center, poolside gas grills and complimentary coffee bar. Barings owns the property. Slated to open this July, 640 North Wells consists of 250 apartment units. The new tower is located in Chicago’s River North neighborhood. Amenities include a rooftop swimming pool, fitness center, open-air terraces and lounges, billiards lounge and golf simulator. JDL Development is the developer.

MIAMI — The Related Group has acquired a 50 percent interest in Wynwood 25, a planned mixed-use development in Miami’s Wynwood district, from East End Capital. Wynwood 25 will feature 289 multifamily residences, 31,000 square feet of retail space and 340 parking spaces. Related Group and East End Capital plan to break ground on the project this summer. Situated between 24th and 25th Streets near 2nd Avenue, the property will feature studio, one- and two-bedroom units with rents starting at $1,400 per month. Community amenities will include a fitness center with a yoga studio, co-working office spaces, coffee lounge, courtyard, bike storage, package storage, dog wash facilities and a rooftop terrace with a pool, grills, movie screen and outdoor and covered work areas.

FORT BELVOIR, VA. — Chesapeake Realty Partners has opened Belvoir Square, a 282-unit apartment community located outside of Fort Belvoir’s Tulley Gate in Fairfax County, roughly 20 miles south of Washington, D.C. The fitness-focused development features the country’s only MyEquilibria outdoor gym, an outdoor workout center that was imported from Italy. Nicknamed the “fitness tree,” MyEquilibria is the centerpiece of the outdoor Fitness Park and supports rings, pull-up bars and parallel bars. Workout stations with box steps, parallettes, level and incline benches, a battle rope and rotating push up handles surround the feature. Belvoir Square also features a 24-hour indoor gym known as the FX Well Fitness Center, which is equipped with treadmills, elliptical machines, a Jacobs Ladder machine, full weight rack and free weights. Complimentary group yoga classes will be offered at the FX Well Fitness Center, and personal training will soon be available. Other community amenities include dry cleaning services, a pet salon, central courtyard with gas grills and lounges, resident clubhouse, game room, business center and a walking trail. Chesapeake Realty has selected Greystar to manage the property.

HOUSTON — McCord Development has broken ground on Lockwood Business Park, a 25-acre industrial flex campus situated within Generation Park, a 4,000-acre, master-planned development in northeast Houston. The industrial project will comprise three buildings totaling approximately 163,000 square feet built on a speculative basis. Completion of Lockwood Business Park is scheduled for the first half of 2018, according to the Houston Business Journal.
