DALLAS — Mexican restaurant Mesero and gym chain Orangetheory Fitness will both open locations within the next 12 months in Victory Park, a 75-acre, mixed-use development in downtown Dallas. KIMBERLY, WIS. — Heritage Senior Living will open its 15th senior living community in Wisconsin at 825 Cobblestone Lane in Kimberly, east of Appleton. Aspire Senior Living will consist of 136 units and 140,000 square feet. The property will feature 45 independent living apartments, 48 assisted living apartments and 43 memory care suites. Independent living residents are expected to move in this June, followed by assisted living and memory care residents in July. Community amenities include two private dining rooms, a movie theater, a rehabilitation gym and pool, barber salon, pub, game room, bistro and convenience store. Rents for one-bedroom independent living units start at $1,990 a month, which includes parking, housekeeping and one meal a day.

DETROIT — Founders Brewing Co. has unveiled plans to open a taproom in the lower Cass Corridor neighborhood of Detroit. The 14,000-square-foot property will be located at 456 Charlotte St., directly behind the Detroit Masonic Temple. Construction is slated to begin this summer with a grand opening set to take place in winter 2017. The company will brew beers at this location, as well as serve year-round, seasonal and specialty beers on tap. Founders Brewing currently operates a taproom in Grand Rapids.

ISSAQUAH, WASH. — Life Care Services has completed the $154.5 million Phase II expansion of Timber Ridge at Talus, a continuing care retirement community in the Seattle Suburb of Issaquah. The project expanded the health center, which offers skilled nursing and rehabilitation services, and added 145 independent living units, an indoor swimming pool and 190-seat auditorium. The property now offers 329 total independent living units. The community is built on 10 acres within Talus, a 630-acre, master-planned residential project at the base of Cougar Mountain. Life Care Services and Westminster Funds are joint-venture owners of Timber Ridge. The Weitz Company was general contractor on the expansion. Publicly traded healthcare REIT National Health Investors Inc. (NYSE: NHI) provided funding for the project.

PHOENIX — Cypress Office Properties has begun renovation work on the Renaissance Square office building in Phoenix. The building is located at 40 N. Central Ave. The $50 million renovation will span both towers. The first tower will feature a “tech” atmosphere that contains a lobby with a live plant wall and integrated technology for digital signage. The second building will feature boutique-style interior finishes with a warm hospitality feel. The first phase of the renovation will include a $10 million investment that will upgrade both buildings’ lobbies, the lower level lobby and elevators. It will also include the creation of a 7,000-square-foot, multi-purpose conference facility and multiple office suites. Wespac Construction is acting as the general contractor, while Craig Coppola of Lee & Associates Arizona will serve as the leasing agent.

PLANO, TEXAS — Developer KDC has topped off JPMorgan Chase’s new, 1 million-square-foot corporate office campus at the Legacy West development in Plano. The $300 million, 50-acre campus features amenities such as a food court, health and wellness center, training and conference space, and a childcare center. Approximately 6,000 JPMorgan Chase employees are expected to work at the property beginning in the second half of 2017.

CHICAGO — Starbucks Coffee Co. has unveiled plans to open a Starbucks Reserve Roastery in Chicago in 2019. Located on North Michigan Avenue and Erie Street on Chicago’s Magnificent Mile, the Chicago Reserve Roastery will be the company’s third Roastery location in the United States, following Seattle, which opened in December 2014, and New York City, which is slated to open in 2018. The 43,000 square-foot space will be dedicated to roasting, brewing and packaging the company’s small-batch Starbucks Reserve coffees from around the world. Tailored to the Chicago customer, the four-story building will offer multiple brewing methods, specialty Reserve beverages and mixology. Reserve Roastery locations also include artisan breads and bakery items from Italian-based Rocco Princi. Robert Wislow, Camille Julmy and Todd Siegel of CBRE represented the landlord, Gordon Segal, in the lease transaction. Segal is the founder of Crate & Barrel. Adam Secher of Baum Realty Group represented Starbucks.

KNOXVILLE, TENN. — Paramount Hospitality Management LLC and Batson-Cook Development Co. have broken ground on a $43 million dual-branded hotel at the corner of Church and State streets in Knoxville. The property will include a 144-room Courtyard by Marriott and an 88-room Residence Inn. The 166,544-square-foot hotel will feature a rooftop lounge, a bar and café in the lobby and a three-level parking deck. Paramount and Batson-Cook plan to complete the hotel in the third quarter of 2018.

WEST PALM BEACH, FLA. — A partnership between SROA Capital, MacArthur Holdings and Live Oak Capital Partners plans to develop a 100,000-square-foot self-storage facility at 1620 Congress Ave. in West Palm Beach. Situated at the entrance of the Land of Presidents and the Palm Beach Outlet Mall, the three-story property will feature 830 climate-controlled units, 1,200 square feet of ground-floor retail space and 24-hour camera surveillance. The partnership plans to deliver the facility in the first quarter of 2018.

NEW YORK CITY — Developer BRP Cos. and general contractor CNY Group have broken ground on The Crossing at Jamaica Station, a $407 million, two-building development in downtown Jamaica in the Queens borough of New York City. The 669-unit affordable housing development will be situated at the Metropolitan Transit Authority’s (MTA) Jamaica Station, which features a link to AirTrain JFK, John F. Kennedy’s International Airport’s mass transit line. The Crossing will feature a 30-story high-rise located at Archer Avenue and Sutphin Boulevard between the Long Island Rail Road and three MTA subway lines. The other building will span 15 stories. FXFOWLE Architects designed both buildings to achieve LEED Silver certification. In addition to housing, the property will feature 45,000 square feet of retail and community space and 187 above-grade parking spaces. The development is part of Greater Jamaica’s revival and represents the largest private investment in downtown Jamaica in decades, according to CNY Group. Goldman Sachs provided $300 million in construction financing on behalf of BRP. The developer will also use $41.6 million in Low Income Housing Tax Credit equity and $65.2 million in tax-exempt bonds issued by the New York City Housing Development Corp.
