PLANO, TEXAS — NE Development will break ground tomorrow on LVL 29, a 29-story high-rise apartment tower located within the Legacy West development in the Dallas-Fort Worth metro of Plano. The property’s units will range from 600 to 3,800 square feet, and its amenities will include a seven-story parking deck, 24-hour fitness center, a pool and tanning deck and a lounge veranda. NE Development expects to deliver LVL 29, which was designed by Dallas-based Humphreys & Partners Architects LP, in May 2019.

DETROIT — Kraemer Design Group (KDG) will serve as architect and historic consultant on the Detroit Free Press building renovations. The former newspaper building, located at 321 W. Lafayette Boulevard, will require structural updates, complete masonry restoration, new energy-efficient windows and a fresh interior design. The 271,858-square-foot, 14-story building will be repurposed into a mixed-use property with retail, office and residential space. KDG will work to preserve historic elements and details of the building, while modernizing a structure left vacant for 19 years. KDG will collaborate with Bedrock, the new owners of the building and the real estate arm of Dan Gilbert’s companies, on construction and design initiatives. The new project is slated to open in 2020.
ATLANTA — The City of Atlanta has unveiled plans for Grant Park Gateway, a $48 million underground parking and mobility facility located at an existing eight-acre surface parking lot adjacent to Zoo Atlanta in the city’s Grant Park district. The new LEED-certified property will feature a park on the roof of the facility with green infrastructure elements and a restaurant offering regional cuisine, as well as approximately 1,000 parking spaces. The overall project will complement Zoo Atlanta’s “Grand New View” project that will repurpose the former Cyclorama building to a multi-use, special events facility and expand the zoo’s entry plaza to the Boulevard Avenue entrance. The City of Atlanta will fund the project through a revenue bond and supplement it with additional sources, including the Department of Parks and Recreation’s park improvement funds. The Department of Parks and Recreation awarded the Grant Park Gateway bid to Winter Johnson Group, a joint venture between general contractors Winter Construction and Johnson Construction Services. CHARLOTTE, N.C. — Grubb Properties has unveiled the design for a 10-story office building the company is renovating on Mockingbird Lane in Charlotte’s Montford Park submarket. Known as 1515 Montford Park, the updated office building will feature a full glass façade with expansive windows, high ceilings, open floor plans, an outdoor terrace and an amenities lounge on the fifth floor featuring table games, bar top, lounge seating, big-screen TV and a stocked kitchen area. Office tenants will have access to a full-service fitness center and bike room at the adjacent 4601 Park Road building. Pfeiffer University Charlotte has pre-leased space at 1515 Montford Park. Space for lease on floors three through six will be available for near-term delivery, with a start on floors seven through 10 projected for the beginning of 2018.
NEW YORK CITY — HFF has arranged a joint venture for the development of 69 West Broadway, a ground-up condominium project in the Tribeca neighborhood of Manhattan. HFF worked on behalf of the developer, Cape Advisors, along with private equity fund Forum Absolute Equity Partners to arrange the investment with a European fund. The fund contributed in excess of $21 million toward the $120 million total project cost. BKSK Architects is designing the property, which will occupy the block between Warren and Murray streets at West Broadway. The eight-story 69 West Broadway development will include 24 units situated above ground-floor retail. Eric Anton led HFF’s equity placement team.
FLOWER MOUND, TEXAS — Centurion American Development Group has opened The Riverwalk at Central Park, a 158-acre, mixed-use community in the Dallas-Fort Worth metro of Flower Mound. Anchored by Texas Health Presbyterian Hospital Flower Mound, the property comprises single- and multi-family residences, retail and restaurant space, an amphitheater and 46.5 acres of parks. A grand opening ceremony with food and live music will be held April 25 at 4273 Riverside Drive from 6-9 p.m.
HOUSTON — The Houston Independent School District has tapped Cadence McShane Construction Co. to build Barbara Jordan High School, a 120,000-square-foot campus located at 5800 Eastex Freeway in northeast Houston. The school will encompass 25 classrooms, six laboratories, a childcare center and a cafeteria with a commercial kitchen. Delivery is scheduled for the third quarter of 2018.
PLANO, TEXAS — Developer KDC and general contractor Balfour Beatty have topped off Liberty Mutual Insurance’s new, 1.1 million-square-foot office campus at the Legacy West development in Plano. The $325 million, 19-story property will feature amenities such as a medical center with physical therapy services, a full-service cafeteria, coffee bar, rooftop gardens and more than 4,000 covered parking spaces. The complex will house approximately 4,000 Liberty Mutual employees who will move in during December.
OVERLAND PARK, KAN. — Lane4 Property Group has begun the demolition of the vacant Metcalf South Mall in Overland Park. The mall, which opened in 1967, officially closed to the public in September 2014. Early phases of demolition will occur on the interior of the building, making visible demolition on the exterior not likely until next month. The mall is located at located at the southeast corner of 95th Street and Metcalf Avenue. Once the mall has been razed, site work will begin to level the land and construct frontage roads. Construction of a Lowe’s store is scheduled slated to begin this fall. The overall project plan also includes a number of smaller-format retail buildings and restaurants, but potential tenants have yet to be announced. Lane4 worked with both the Overland Park Historical Society and the Johnson County Museum to preserve items of historical significance from within the mall. Lane4 and The Kroenke Group jointly purchased the Metcalf South Mall site in 2014.
SOLANA BEACH, CALIF. — RAF Pacifica Group has acquired a 40,000-square-foot land parcel in Solana Beach, formerly the site of Cedros Gardens, and plans to develop a 26,000-square-foot mixed-use project including restaurants, ground-floor retail, office and multifamily space. The land is fully entitled for development and is located in the Cedros Design District. The planned development will include 3,200 square feet of restaurant space, 5,000 square feet of ground-floor retail, 8,000 square feet of office space and eight multifamily units. RAF will break ground on the Cedros Avenue project this year, with an estimated completion date in 2018. RAF Pacifica Group acquired the property for $5.5 million from a private owner.
