CLEMSON, S.C. — Stonemont Financial Group has begun construction on Plaza One89, a 45-bed student housing community located near Clemson University in South Carolina. The four-story property, which is also home to 6,000 square feet of retail space leased to Amici Italian Café, will offer two- and four-bedroom, fully furnished units with balconies. Community amenities will include a rooftop patio, on-site parking and controlled access. The project is set to open this August.

GLENDORA, CALIF. — Champion Real Estate Co. has begun converting an existing grocery property into a Sprouts Farmers Market at 655 S. Grand Ave. in Glendora. The grand opening of the 30,000-square-foot Sprouts is scheduled for May 18. Champion Real Estate acquired the freestanding former grocery property in 2016 and is investing $32 million in the reconfiguration of the 85,615-square-foot property into a 70,500-square-foot, grocery-anchored retail center. There are two new retail pads in the existing parking field, plus additional supporting retail to expand the tenant base. Completion of the full property is scheduled for July. The center has received commitments for 93 percent of the space with tenants including Marshalls, Coffee Bean and Tea Leaf. JLL’s Shauna Mattis, Elizabeth Hewson and Blake Kaplan are handling leasing at the center.

ATLANTA — A joint venture between Columbia Ventures LLC and Studioplex LLC has broken ground on the next phase of Studioplex on Auburn, a mixed-use development in Atlanta’s Old Fourth Ward district. Fronting the Atlanta BeltLine near Krog Street Market, the 31,000-square-foot, $26 million project will feature 19 townhomes atop retail space. Retailers signed on at Studioplex on Auburn include Dancing Dogs Yoga, Beetnix Juice Bar, 18.21 Bitters and Hawkers Asian Street Fare. The joint venture opened a parking deck at the project in January and plan to add a new connection to the BeltLine, a 22-mile loop that will ultimately connect 45 intown neighborhoods through multi-use trails, parks and streetcars.

WOODBRIDGE, VA. — The JBG Cos. has signed Alamo Drafthouse Cinema to open its second theater in northern Virginia at Stonebridge at Potomac Town Center in Woodbridge, roughly 23 miles south of Washington, D.C. Spanning eight screens and 865 seats, the dine-in movie theater chain will open next summer or early fall. JBG will develop a Town Square in front of the new theater that will include green space for events and typical park use. Austin-based Alamo Drafthouse Cinema operates 25 locations across the country, with four more to open in the near future. Other tenants at Stonebridge include Wegmans, Apple, Orvis, DSW, REI, Uncle Julio, South Moon Under, Brew Republic Bierwerks, Sushi Jim and BurgerFI.

HOUSTON — Bank of America has reached an agreement to lease six-and-a-half floors spanning 210,000 square feet of space at Capitol Tower, a 35-story, Class A office development located at 800 Capitol St. in downtown Houston. JLL represented Bank of America in the lease negotiations, which call for the company to lease 205,000 square feet of office space and 5,000 square feet of retail space, beginning in the first half of 2019. CBRE represented the building owner and developer, Skanska, in the transaction. Construction is scheduled to begin this month.

CARROLLTON, TEXAS — Billingsley Co., a Dallas-based developer, will break ground this month on a 40-acre campus in Carrollton for Pennsylvania-based pharmaceutical company AmerisourceBergen Specialty Group, according to The Dallas Business Journal. The project is expected to allow the company to add more than 1,000 jobs in 10 years, starting in 2019. AmerisourceBergen has secured a 300,000–square-foot lease at the master-planned development, which has been branded as Offices at Austin Ranch. The 700-acre office park, situated near State Highway 121 and the Dallas North Tollway, will ultimately span 16 million square feet and accommodate 43,000 employees, according to the property website.

NEW YORK CITY — The Metropolitan Transportation Authority (MTA) and Urbahn Architects have completed the renovation of the Morgan Avenue subway station house in Brooklyn. Serving the L train line, the Morgan Avenue station house is located near the intersection of Bogart Street and Harrison Place in the East Williamsburg neighborhood. MTA served as project manager as well as structural, civil, mechanical, electrical and plumbing engineer for the upgrades. Double M Construction was the general contractor. The station opened on July 14, 1928, as part of an extension of the BMT Canarsie line. Renovations included replacement of the 400-square-foot brick and limestone façade, repairs to the roof and installation of a new framed entrance with transom windows, exterior LED lighting and exterior signage.

ATLANTA — Fulton Supply Co., an Atlanta-based distributor of industrial equipment and machinery, has converted its former warehouse in downtown Atlanta’s Castleberry Hills neighborhood into loft-style residences. Situated at 342 Nelson St. S.W. near the new Mercedes-Benz Stadium, Fulton Supply Lofts is a $12 million adaptive reuse project offering 74 one-, two- and three-bedroom lofts and covered deck parking. Fulton Supply moved its operations from the warehouse to Stone Mountain, Ga., after 94 years of occupancy. Rents in the apartment community range from approximately $850 to under $2,500 per month. Construction began on the three-story property in early 2015. The project is currently 70 percent occupied, according to Spring Taylor of Provence Real Estate LLC and leasing director at Fulton Supply Lofts. Lofts average 1,000 square feet per unit and include LED lighting, Energy Star appliances and low-flow plumbing, as well as original architectural features such as iron staircases, floor-to-ceiling windows, exposed brick walls and hardwood floors. Joel Roth, president of Fulton Supply Co., financed and oversaw the conversion with a focus on preserving as much of the warehouse as possible while creating affordable housing.

MARIETTA, GA. — Atlanta United, a new Major League Soccer franchise, has opened its $60 million training facility on Franklin Gateway in Marietta, a northern suburb of Atlanta. Named the Children’s Healthcare of Atlanta Training Ground, the 33-acre project features a 30,000-square-foot headquarter building and six full-size soccer fields, including three natural grass and three FieldTurf surfaces. The architect, Atlanta-based tvsdesign, is applying the facility for LEED Silver certification. The headquarters building features a team locker room with 22-foot ceilings and 14 elevated windows, six additional locker rooms, full-service kitchen and dining room with balcony access, show pitch featuring a 2,500-seat stand and separate pavilion for viewing, gym, two hydrotherapy plunge pools and entrance artwork created by South African artist Marco Cianfanelli. The Children’s Healthcare of Atlanta Training Ground will hold open training sessions and tournaments, as well as host visiting national and international clubs. The project will also be home to the club’s youth academy, first team players and club staff.

ALPHARETTA, GA. — JE Dunn Construction has begun building a four-story, 168-unit apartment community within the Alpharetta City Center development. The property will also feature 40,000 square feet of retail space and 115 below-grade parking spaces. The apartment community is JE Dunn’s fourth project with multifamily developer South City Partners. The Alpharetta City Center project is a redevelopment plan that includes civic buildings, public spaces, residential, office, retail and mixed-use buildings.
