MORGAN HILL, CALIF. — Steadfast Senior Living has unveiled plans for an unnamed, 67-unit assisted living and memory care community in the San Jose suburb of Morgan Hill. The two story, 62,000-square-foot development will consist of studio, one- and two-bedroom units ranging from 400 square feet to 1000 square feet. Steadfast plans to break ground on the project this summer for a scheduled opening sometime in 2018. Steadfast currently owns two other assisted living and memory care communities, both in the Los Angeles metro. The two communities are the newly opened GranVida in Carpinteria and Crestavilla, currently under construction in Laguna Niguel. Steadfast Senior Living is a division of Steadfast Cos., an Irvine-based developer, investor and operator of commercial real estate properties in the United States and Mexico.

BOISE, IDAHO — Tropical Smoothie Cafe has signed a franchise agreement to open four restaurants in Idaho, with the first cafe slated to open in Boise this June. The new restaurants will mark the brand’s entry into the state. KMP TSC LLC will own and operate the locations. KMP TSC will target additional markets throughout the state for further development and is currently scouting sites in Eagle, Nampa, Caldwell, Twin Falls, Pocatello, Idaho Falls, Coeur d’Alene and Spokane. Celebrating its 20th anniversary in 2017, Tropical Smoothie Cafe is a fast-casual restaurant concept with over 550 locations nationwide.
GRAYSLAKE, ILL. — Bridge Development Partners LLC has unveiled plans to develop a 133,951-square-foot industrial facility for Okabe Co. in Grayslake. The metal working company will relocate its North American headquarters from Vernon Hills, Ill. The development, located at the intersection of Peterson and Midlothian roads, will feature 30-foot clear heights, 10 exterior truck docks, two drive-in doors, 4,000 amps of power and an ESFR sprinkler system. Okabe acquired the land site from the Lake County Fair Association. The 21.8-acre site features close proximity to I-94 and major thoroughfares in Lake County. Mas Ishida of Colliers International represented Okabe in the build-to-suit deal, while Keith Puritz, Brett Kroner and Eric Fischer of Cushman & Wakefield represented Bridge. Keith Puritz of Cushman & Wakefield represented the association in the land transaction.
AUSTIN, TEXAS — Oden Hughes LLC of Austin and co-developer CWS Capital of Newport Beach, Calif. have broken ground on a 226-unit, Class A apartment community near downtown Austin. Located at 1301 W. Fifth St., the six-story building will offer one-, two- and three-bedroom units and feature approximately 2,200 square feet of ground-level retail space. The project is slated for a late 2018 delivery.
ANAHEIM, CALIF. — A grand opening celebration will be held this March 23, 2017, for Anaheim GardenWalk in Orange County. New restaurants now open in the retail center include House of Blues Anaheim, Rumba Room Live, Grasslands Meat Market, Artists Republic Gallery, Billy Beez, Go VR Gaming and Mission Escape Games. Anaheim GardenWalk is a 460,000-square-foot outdoor dining, shopping and entertainment center situated in the Anaheim Resort District near Disneyland, the Anaheim Convention Center, Angel Stadium and Honda Center.
CHELSEA, MASS. — Homewood Suites by Hilton Boston Logan Airport Chelsea is now open at 145 Beech St. in Chelsea. XSS Hotels owns the 152-suite property, and Colwen Hotels is the manager. Homewood Suites by Hilton Boston Logan Airport Chelsea offers studio and one-bedroom suites with kitchens and separate living and sleeping areas. Amenities include complimentary breakfast, an evening social Monday through Thursday, Wi-Fi, an indoor heated pool and fitness center. The property offers 2,200 square feet of flexible meeting space that can accommodate more than 200 guests.
HIALEAH, FLA. — Miller Construction Co. has completed the second phase of Centergate at Gratigny, a $25 million industrial development located at the intersection in Hialeah. Situated on 30 acres at the intersection of Gratigny Parkway and LeJeune Road, the new construction spans two buildings and 602,657 square feet. Fairchild Partners, a Miami-based brokerage firm, will oversee leasing of the property, which will feature Class A office, an air-conditioned mezzanine and security-controlled access for all bays. RLC Architects of Boca Raton designed the two 301,000-foot buildings that comprise the second phase of development.
BIRMINGHAM, ALA. — Bayer Properties has completed its 24-month, $70 million restoration of The Pizitz, a mixed-use property located at 120 19th St. in downtown Birmingham. The building now features 143 one- and two-bedroom apartments, a 13-vendor food court, two full-service restaurants, two 100-seat theaters and 13,000 square feet of co-working space. Prior to the restoration, The Pizitz, which was originally built in the 1920s to house a department store, had been closed for 28 years. Leasing began in December 2016.
MIAMI — Housing Trust Group has completed the $23 million development of Wagner Creek Apartments, a 73-unit complex located at 1501 N.W. 13th Court in Miami’s health district. Funding for the project included $17 million in equity from Raymond James Tax Credit Fund and a $3.4 million permanent loan from Citi Community Capital. The company broke ground on the development in November 2016.
ORLANDO, FLA. — BTI Partners has sold 30 acres located at the interchange of Interstate 4 and U.S. Highway 27 in the Orlando suburb of Davenport, and opened The Grove Resort & Spa Orlando at 14501 Grove Resort Ave. in Orlando. The 30-acre site, which sold to a retail developer for $9.9 million, is part of Posner Park, a 104-acre, master-planned community that features 200,000 square feet of retail space, as well a hotel and residential units. The first phase of Grove Resort & Spa, a 106-acre property that spans roughly 2 million square feet and includes a lakefront pier with watersports and a water park, opened March 10.
