GRAND PRAIRIE — Duke Realty and its joint venture partners, Baylor Scott & White Health, have broken ground on a 27,149-square-foot medical center. The hospital will be located just off State Highway 360 in Grand Prairie, roughly midway between Dallas and Fort Worth. Situated on a 2.4-acre plot, the two-story hospital will house a full-service emergency care unit, physician offices and an outpatient clinic. Delivery is slated for summer 2017.

BRIDGETON, MO. — McGrath & Associates has completed a $5.6 million renovation of the St. Louis Heart and Vascular Center in the northwest suburb of Bridgeton. The high-tech ambulatory surgery center and medical office facility is located at 3550 McKelvey Road. McGrath completed renovations at the existing 21,000-square-foot building, such as installing a new exterior skin. The construction also included the removal of roof overhangs and raising the parapet walls to increase the building height. The interior of the facility was fully renovated. The first floor features a catheterization lab/operating room with pre- and post-op recovery rooms, which double as sleep study rooms. The second floor includes the cardiac physicians’ offices and exam rooms, as well as a PET/CT scanner. The Marcus Organization was the developer. Bates Associates was the local architect, Innersite was the interior designer and Vanderweil Engineering served as the engineer.
GILBERT, ARIZ. — A joint venture between Trammell Crow Co. (TCC) and Artis REIT has completed construction on Park Lucero Phase II, a 131,796-square-foot spec industrial building in Gilbert. The Class A building fronts the Santan Freeway (Loop 202). Park Lucero is situated on 48 acres at the northwest corner of Mustang Drive and Germann Road near the Gilbert/Chandler border. Phase II is situated adjacent to Park Lucero’s Phase I, which was completed in 2015, and Phase III, which is currently under construction. Both Phase I and Phase II are fully leased. Park Lucero is a four-phase industrial park featuring buildings with dock-high, truck well and grade-level loading; 24- to 30-foot ceiling clear heights; and an overall 2.1:1,000 parking ratio. The project will eventually contain nearly 600,000 square feet of industrial space in six buildings.
DENVER — Rocky Crest Enterprises LLC has purchased 28 acres of land in the northern Denver submarket of Commerce City for $3.1 million. The land is located at 10600 Havana St. Rocky Crest plans to construct a 30,000-square-foot, multi-tenant industrial building with outside storage at the site. The LLC has also secured a lease for 10 acres with logistics firm Denver Intermodal Express. The firm plans to use the site for small office use, trailer storage and its grain operation. There are no current industrial developments underway in the immediate area, according to NGKF’s Russell Gruber, who represented Rocky Crest in the transaction. The acquisition also represents one of the largest land sales in the area since 2007. Construction is expected to commence in the third quarter of 2017, with completion scheduled for early 2018.
Origin Investments, Hamilton-Titan Partners Revitalize, Rebrand Denver Corporate Center I

DENVER — A joint venture between Origin Investments and Hamilton-Titan Partners have completed the multi-million-dollar renovation and rebranding of Denver Corporate Center I. The 193,718-square-foot office building is now known as the Office @ dtc. It is located at 4700 S. Syracuse St. within the Denver Tech Center. The building was originally constructed in 1980. The JV renovated the lobby and added collaborative spaces, as well as upscale amenities, to the project. New amenities include a fitness center with country club-style locker rooms, secured bike storage, a Craft deli serving breakfast and lunch, a tenant social lounge, and a conference room and training center.
ASHEVILLE, N.C. — The University of North Carolina at Asheville is set to break ground on a $33.8 million, 300-bed on-campus student housing community. The six-building development will feature four-, five- and six-bedroom units with full kitchens. The sixth building will offer a multipurpose room and visitor’s center, fitness center and an apartment for the community director. Adjacent parking is also planned as part of the project. Construction will begin this spring.
CHARLOTTE, N.C. — Development-Management Inc. (DMI) plans to develop a new two-story, 120,000-square-foot self storage facility at 536 W. Tremont Ave. in Charlotte’s South End. Situated on 3.5 acres between South Tryon Street and Toomey Avenue, the property will feature 98,000 square feet of rentable storage space, a wine cellar and exterior units that will be accessible by car. DMI purchased the site in a bankruptcy sale for $1.5 million. The developer expects to deliver the new property in 2018. The facility will be DMI’s sixth self storage property in Charlotte and its ninth in the Carolinas.
SHAKOPEE, MINN. — The Opus Group has completed the third phase of development at Valley Park Business Center in Shakopee, southwest of Minneapolis. The 122,400-square-foot building is the final phase of Opus’ development at the 50-acre site. Minnesota-based Fountain Industries, a manufacturer of cleaning equipment and systems, will be the first tenant, leasing approximately 48,000 square feet. The building features 28-foot clear heights, 193 parking stalls, 24 dock doors and six drive-in doors. Previous phases of development at the park include the completion of a 200,000-square-foot speculative development and a 216,000-square-foot build-to-suit warehouse for Amerisource Bergen.
BOSTON — Skanska USA has topped out 121 Seaport, a 17-story, 400,000-square-foot office building under construction in Boston. The construction milestone marks the completion of the building’s steel frame. Designed by CBT Architects, 121 Seaport is scheduled for completion in the first quarter of 2018. The property is located in Boston’s Seaport district across from District Hall and Seaport Square Green. Its three-story lobby will face Boston Harbor and open onto Harbor Way, a 70-foot-wide pedestrian street. A team of nearly 200 construction workers has put more than 35,000 hours into the project to date.
North American Properties to Debut 1.2 MSF Phase II of Avalon in Alpharetta, Known as Boulevard East

ALPHARETTA, GA. — North American Properties (NAP) will officially debut Phase II of the 86-acre Avalon mixed-use development in Alpharetta, which is dubbed Boulevard East, on Thursday, April 13. NAP sold the first phase of Avalon last summer to PGIM Real Estate, which will also acquire Boulevard East from NAP later this year. The 1.2 million-square-foot expansion will double the size of Avalon and feature upscale apartment residences, 20 new shops and restaurants, a new office building and the $112 million Hotel at Avalon and Alpharetta Conference Center, which will open in January. The 225,000-square-foot office building, known as 8000 Avalon, is a co-development between Hines and Atlanta-based Cousins Properties. Microsoft signed a 43,000-square-foot lease last year to anchor the property. Combined with Avalon’s existing loft office space, the overall office portion is expected to house 1,000 employees. Boulevard East’s multifamily component is known as Veranda at Avalon. The 276-unit apartment community is currently commanding an average $2.40 per square foot rental rate with monthly prices ranging from $1,525 to $4,884. Boulevard East’s 88,000-square-foot, street-level retail component is leased to Brooks Brothers, Urban Outfitters, Scout & Molly’s, Levi’s, Williams-Sonoma, Hammer Made, Boogaloos, Lucky Brand, Pottery Barn, South Moon Under and …
