NEW YORK CITY — Hornig Capital Partners and Brickman Real Estate are redeveloping a former box manufacturing building into Box Factory, an office and retail property located at 1519 Decatur St. on the Queens-Brooklyn border of Ridgewood and Bushwick. Fogarty Finger Architecture is designing the $10 million renovation, which will bring 55,570 square feet of office space and 7,430 square feet of retail space to the area. Completion is slated for June 2017. ABS Partners Real Estate is marketing the office portion of the project, while Ripco Realty is marketing the retail portion.

COLUMBUS, GA. — The W.C. Bradley Co. has unveiled plans for its land holdings along the Chattahoochee River in Uptown Columbus. The master plan, known as The River District, includes W.C. Bradley’s holdings from its corporate headquarters at 1017 Front Ave. to the Frank K. Martin Pedestrian Bridge on 14th Street in Columbus and almost nine acres in Phenix City, Ala. The River District’s first phase will be a 7.5-acre mixed-use complex between 13th and 14th streets known as Riverfront Place, which will include two apartments buildings, retail and office space and either an office building or hotel overlooking the river. The groundbreaking for the first building in Riverfront Place, called The Rapids, will take place within the next 60 days. The Rapids will be a 415,000-square-foot mixed-use building that will include 226 apartments, shops and a restaurant. The Rapids will feature three elevated courtyards including a garden-style pool, outdoor bar and TV area, bocce ball court, outdoor ping pong table, grilling stations, communal dining table, fire pit and poolside cabanas. MCDONOUGH, GA. — GBT Realty Corp. has purchased a 7.6-acre site along State Route 20 in the south Atlanta suburb of McDonough from OTS Capital and Masters Living Trust. The site will house a new 71,000-square-foot shopping center anchored by Burlington. The $14 million center will also feature Pet Supermarket, Tuesday Morning, an additional junior anchor and 6,400 square feet of shop space. Brentwood, Tenn.-based GBT Realty expects to break ground in the near future and deliver the shopping center later this year.

NORTHBROOK, ILL. — McShane Construction Co. has been selected to construct the final phase of The Lodge of Northbrook, a senior living community in Northbrook, about 25 miles northwest of Chicago. Essex Communities is the developer of the property, located at 2244 Founders Drive. The final phase of construction will include 60 independent living apartments and eight assisted living units. A total of 96 units were constructed in the first three phases. The new addition will be constructed on the north end of the property and will complement the existing building utilizing the same masonry. The 150,000-square-foot Phase IV will incorporate amenities such as an expanded fitness center and new dining room, commercial kitchen and salon. Omaha-based Avant Architects is providing the architectural services for this phase, which is scheduled for completion at the end of May 2018.

QUINCY, ILL. — Slumberland Furniture has unveiled plans to open a new store at Quincy Mall in the fall. The national furniture retailer will be the first furniture retailer to be a tenant in the mall, and will anchor the center in the space formerly home to JC Penney. Improvements totaling over $4 million are planned for the retail center, according to the mall owner and manager, Cullinan Properties Ltd. In addition to the opening of Slumberland, the mall will receive new signs and enhancements to the interior décor before the end of the year. Quincy Mall opened in 1978 and consists of 500,000 square feet.

PHILADELPHIA — National Real Estate Development has secured a $57 million loan to finance the construction of a second residential tower within the East Market project in Philadelphia’s Center City. Wells Fargo & Co. provided the loan. Located at 1199 Ludlow St., the 20-story, 240-unit tower will be built above a two-story retail base. The 233,000-square-foot tower will feature one- and two-bedroom apartments, a lap pool, gym and on-demand fitness studio, an indoor playroom and outdoor play area for children, a dog run, library, conference center, lounge, screening room, billiards room, indoor/outdoor climate-controlled loggia, demo kitchen, community vegetable gardens, grilling stations and fire pits. Morris Adjmi Architects and Bower Lewis Thrower Architects are designing the tower, and Clemens Construction is serving as general contractor. National Real Estate Advisors, Joss Realty Partners, Young Capital and SSH Real Estate own the East Market project, which includes the 322-unit The Ludlow and 175,000 square feet of modern warehouse office space as well as 130,000 square feet of retail and restaurant space.

MIAMI — The Miami Worldcenter Community Development District (CDD), comprising property owners within the 27-acre, master-planned Miami Worldcenter in downtown Miami, has closed $74.1 million in private bond issuance. The $2 billion Miami Worldcenter development is now under construction and will feature residential, retail, office and hospitality components. At no cost to the public, the bonds will fund infrastructure upgrades within Miami Worldcenter, including modernized mass transit stations, landscaping, widened sidewalks, increased water and sewer capacity, new street lights and enhanced electrical systems. North Miami Beach-based FMSbonds Inc. was the sole underwriter of the tax-exempt bonds, which are backed by special assessments levied on property owners within the CDD. Greenberg Traurig served as bond counsel, and Squire Patton Boggs served as underwriters counsel. Billing, Cochran, Lyles, Mauro & Ramsey PA served as issuers counsel, and Fishkind & Associates served as financial advisors to the Miami Worldcenter CDD. Master developer Miami Worldcenter Associates, led by Art Falcone and Nitin Motwani, will deliver Miami Worldcenter in phases over the coming years.

WEST PALM BEACH, FLA. — Liberty Property Trust has opened the first of two new buildings within its 70-acre industrial park in West Palm Beach, Liberty Airport Center (LAC). Situated at 6017 and 6035 Southern Blvd., the two assets span 218,000 square feet and feature ESFR fire suppression systems, T5 lighting and impact glass. The recently opened LAC Building One spans 140,400 square feet and features 32-foot clear heights, 42 dock doors, two oversized doors with ramps, a 130-foot private truck court and 54- by 50-foot column spacing. LAC Building Two will span 77,760 square feet and feature 24-foot clear heights, 32 dock doors, 200-foot shared truck court and 54- by 46-foot column spacing. When complete, LAC will include seven industrial buildings totaling 642,000 square feet.

NORTHFIELD, ILL. — Reed Construction has completed construction of the new corporate headquarters for Medline Industries Inc. in Northfield, approximately 20 miles north of Chicago. Medline is a global medical supply manufacturer and distributor, providing products and clinical solutions to hospitals, physician offices, ambulatory surgery centers, nursing homes, home care and retail. Renovations encompassed more than 530,000 square feet in the space that formerly housed Kraft Food’s corporate headquarters. The property is located at 3 Lakes Drive. MB Real Estate and Medline selected Reed Construction to complete the project, which included an interior demolition and rebuild of the large existing space. The workspace areas include both open layouts and private offices. The space also features a large break area, cafeteria and various meeting and breakout rooms for employee use. More than half of the employees formerly located at One Medline Place in Mundelein, Ill. made the move to the new headquarters. The former campus will remain open. Jason Gunderson of Reed Construction led the project, along with Chris Ashman, Kari Hanson, Jay Crane and Michael Whited. Partners by Design provided architectural services. MB Real Estate served as the owner’s representative.

MILWAUKEE — The Chase Tower parking garage, located at 525 N. Water St. in downtown Milwaukee, has undergone renovations in excess of $5 million and is now under the management of Secure Parking USA. The Farbman Group, based in Southfield, Mich., owns the garage, which consists of 738 parking spaces and covered walkways that connect it to The Shoppes of Grand Avenue, Marriott Residence Inn, Riverside Theater and a number of eateries. As part of the revitalization, the parking garage received structural upgrades; a brand new parking access system; new and improved lighting; as well as new signage, including updated A frames, direction signs, entrance signs and exterior signs. Directly connected to the parking garage, Chase Tower is currently undergoing renovations as well. The common areas on the first and second floor will include all new seating areas.
