DETROIT — The Detroit Pistons and Henry Ford Health System have unveiled plans to build a training, rehabilitation and sports medicine complex in the New Center area of Detroit. The Henry Ford-Detroit Pistons Performance Center will house a new training facility and corporate headquarters for the NBA franchise; include a comprehensive sports medicine, treatment and rehabilitation facility managed by the health system; and incorporate public spaces available for community relations activation, networking receptions and team-hosted events. The facility will cost $50 million to $65 million, according to the Detroit Free Press. The center will be built on a parcel owned by Henry Ford between Wayne State University and Henry Ford Hospital, approximately two miles north of the new Little Caesars Arena where the Pistons will begin playing games next season. Construction is expected to begin this summer. As part of the agreement, Henry Ford will become the official health care provider for the Pistons beginning with the 2017-18 NBA season, and will have naming rights for the new performance center complex. LAKE WORTH, FLA. — Big Rock Partners has opened a welcome center and begun pre-leasing for Atria at Villages of Windsor, a $105 million independent living, assisted living and memory care community situated on a 22.5-acre site in the Palm Beach County city of Lake Worth. The community’s 186 units of independent living are scheduled to open this summer, followed by 80 assisted living units and 54 memory care units in the fall. Atria Senior Living will operate the community once completed. Gensler designed the property, while Moss & Associates served as construction manager. Walker & Dunlop arranged a $68.2 million construction loan for the project last year.
ADAIRSVILLE, GA. — Shaw Industries Group Inc., a carpet manufacturer, has opened its new $85 million carpet tile manufacturing facility located in Adairsville. Known as Shaw Plant T1, the property employs 170 associates and will create 500 new jobs once it reaches full capacity. The facility provides production capabilities for Shaw’s Patcraft, Philadelphia Commercial and Shaw Contract brands of carpet. The company also operates facilities in Cartersville, Ga., and Nantong, China.
MONROE, OHIO — IDI Gazeley has unveiled plans to develop Park North at Monroe Building 10, a 755,911-square-foot warehouse facility in Monroe, about 30 miles north of Cincinnati. Building 10 will be the largest 36-foot-clear-height availability in greater Cincinnati, according to CBRE. The facility is slated for completion in the fourth quarter of 2017. Jeremy Kraus of CBRE is marketing the building for lease. Park North at Monroe is a master-planned park located between Cincinnati and Dayton, with access to I-75. Tenants within the park include Home Depot, Cornerstone Brands and Hayneedle.
MILTON, N.H. — Eckman Construction has completed the construction of Herbert Downs Fire-EMS Station, located at 865 White Mountain Highway in Milton. The 9,000-square-foot facility features four apparatus bays, training areas, turnout gear space, offices, two dorms and a new dispatch center. Cowan Goudreau Architects provided design services for the project, which finished ahead of schedule and under budget.
LOS ANGELES — Astani Enterprises has completed construction on the 218-unit Wilshire Valencia apartment community in Los Angeles. The community is located at 1515 Wilshire Blvd. The project contains a mix of studios, one- and two-bedroom units, including a few affordable units. It also features 4,000 square feet of retail spaces suitable for restaurants and shopping along Wilshire. KFA designed Wilshire Valencia.
White-Spunner, Poarch Band of Creek Indians to Deliver First Phase of $500M Resort in Alabama

FOLEY, ALA. — White-Spunner Construction (WSC) and the Poarch Band of Creek Indians are underway on OWA, a $500 million entertainment and retail district in Foley, a town in south Alabama near the Gulf of Mexico. WSC is constructing 154,000 square feet of retail and dining space for the $240 million first phase of OWA, which is set to open this summer. Phase I of OWA will also feature a themed amusement park and a 150-room Marriott TownePlace Suites hotel. Future phases call for a water park, additional hotels and a resort-level RV park. “This will be an exciting new family-friendly destination for locals and visitors alike in Baldwin County,” says John White-Spunner, president of WSC. “We’re proud to be a part of such an innovative entertainment concept that will bring thousands of new jobs and draw more tourism to the Gulf Coast.” When completed, the OWA development is expected to generate nearly 3,500 direct and indirect jobs and draw about 1 million visitors a year. DETROIT — The Griswold, a $24 million apartment community, has opened in Detroit. The apartments, which sit atop a 10-story parking garage and retail structure, occupy floors 11 through 15 and consist of 80 one-, two- and three-bedroom units. The apartment homes feature open floor plans with nine-foot ceilings, floor-to-ceiling windows, granite countertops, stainless steel appliances and concrete floors. Apartments range from 750 to 1,600 square feet with rental rates from $1,030 to $3,500. The community is located at 1117 Griswold St. The Griswold is Detroit’s first new residential downtown construction project in 25 years, according to Fourmidable, which is managing the property. Roxbury Group was the developer, Walbridge was the construction manager and Kraemer Design Group served as the architect.
CHARLOTTE, N.C. — Proffitt Dixon Partners plans to develop Montage, a six-story, 302-unit multifamily development in Uptown Charlotte. An affiliate of Creek Lane Capital LLC, a Chicago-based real estate investment firm, is providing joint venture equity for the development, and Pacific Life Insurance Co. is providing a $46.5 million construction loan. Travis Anderson and Cory Fowler led HFF’s debt and equity placement team in both transactions on behalf of Proffitt Dixon. Situated at the corner of East Stonewall and South Davidson streets, Montage will feature one-, two- and three-bedroom units averaging 830 square feet with 10-foot ceilings, master closets, computer niche/workstations, stainless steel appliances, wood plank flooring and balconies and patios with views of downtown Charlotte. Amenities will include 11,000 square feet of ground-floor retail space, an elevated saltwater swimming pool, resident lounge, clubroom, fenced dog park, courtyards, grilling stations, bicycle repair and a fitness center.
CHICAGO — Premier Design + Build Group LLC has been selected to construct a 40,750-square-foot distribution facility in Chicago’s Portage Park neighborhood. Dayton Street Partners and WBS Equities are the project developers. The speculative facility will sit on 1.6 acres at 4150 N. Knox Ave., a few miles south of O’Hare International Airport. The warehouse will feature 30-foot clear heights, two parking lots and four covered dock positions. Chris Kiziak of Premier Design + Build is the project manager and Scott Lebak is the field superintendent. Kimley-Horn will provide engineering services, while Cornerstone Architects Ltd. is providing architectural services. Mike Senner and Steve Kohn of Colliers International are handling the leasing.
