NEW YORK — SL Green Realty Corp. (NYSE: SLG), the largest office landlord in New York City, has sold a 29 percent interest in One Vanderbilt, a 58-story office tower under construction in Midtown Manhattan. SL Green sold a 27.6 percent interest to the National Pension Service of Korea (NPS) and a 1.4 percent interest to Hines Interest LP. NPS and Hines have committed no less than $525 million in combined equity to the project. “NPS is an extraordinary partner for us at One Vanderbilt and will help realize our shared vision for developing the best building in New York City,” says Marc Holliday, CEO of SL Green. “Hines has been with us at One Vanderbilt from the beginning and will be a terrific addition to the joint venture.” SL Green Realty Corp. and Hines are co-developing the building, and AECOM’s Tishman Construction is serving as the general contractor. Tishman broke ground on the project in October 2016. Upon completion in 2020, the skyscraper will be located adjacent to Grand Central Terminal. TEMPE, ARIZ. — A joint venture between EdR and Opus Development Co. LLC has broken ground on a $164.9 million development adjacent to the Arizona State University campus in Tempe. The 407-unit student housing community will offer community amenities including a 24-hour fitness center, yoga studio, grilling area, dog park, club rooms, bike storage, terrace deck cabanas and 31,000 square feet of retail. EdR will own a 90 percent stake in the community, and will manage it upon completion in summer 2018.

FOSTER CITY, CALIF. — Atria Senior Living has opened Atria at Foster Square, a 155-unit independent living, assisted living and memory care community in Foster City, located between San Francisco and San Jose. The six-story building totals 190,000 square feet. Atria is seeking LEED Silver certification for the community. The property is part of a larger multi-building development that includes additional housing and retail space aimed at seniors. Architecture firm Perkins Eastman designed the property, which San Francisco-based Webcor Builders constructed. Based in Louisville, Ky., Atria Senior Living is the eighth largest operator of seniors housing properties in the United States, according to 2016 numbers by the American Seniors Housing Association. The company totals 196 communities in 27 states and seven Canadian provinces, serving more than 21,000 residents.

PARK RIDGE, ILL. — McShane Construction Co. has completed construction of the latest Fitness Formula Clubs (FFC) location in Park Ridge. The 67,000-square-foot fitness facility is located at 826 W. Touhy Ave. FFC Park Ridge features two stories as well as a mezzanine level. The facility includes cardio and strength training spaces, group exercise rooms, studios, an indoor basketball court, six-lane lap pool and three-story indoor climbing wall. McShane completed the facility two months ahead of schedule. McShane has provided construction services for several other FFC locations in the Chicago area, including the signature facility at the former Chicago Mercantile Exchange building at Union Station.

In early 2017, Sodalis plans to open Sodalis at Stone Oak, a 63-bed assisted living and memory care community in San Antonio. Later in the year, Sodalis will open a 48-unit assisted living expansion at Sodalis at Buda Memory Care in the Austin suburb of Buda. In late 2017, Sodalis plans to open Tribute Senior Living, a 100-bed memory care and assisted living community in the Dallas suburb of Prosper. Founded in 1998, Sodalis Senior Living is a Texas-based provider of assisted living and memory care apartments.

RENO, NEV. — Construction is underway on the Towers at Pink Hill, a mixed-use development located near the University of Nevada, Reno campus. The four-story development is the flagship project for Pink Hill Properties LLC, founded by University of Nevada basketball teammates Kevinn Pinkney and Garry Hill-Thomas. The community will offer 23 units atop three restaurants and retail space. The architect for the development is Studio HBA, Reno, and the general contractor is TFP Inc. Greater Nevada Credit Union provided financing for the development, which is scheduled to open later this year.

ALBUQUERQUE, N.M. — Tropical Smoothie Cafe, a fast-casual restaurant, signed franchise agreements to develop more than 160 new cafes in the United States in 2016, closing out the year with 86 new restaurant openings. The company expanded the brand’s presence most notably in Albuquerque, Charleston, S.C., Dallas and Houston. In 2017, the franchise plans to open 100 restaurants nationwide. By 2020, Tropical Smoothie Cafe aims to have 1,000 stores open across the U.S. Tropical Smoothie Cafe’s franchise growth is backed by BIP Franchise Accelerator, a division of venture capital firm BIP Capital, which invested in the brand in 2010. The two-building property will feature 72 studio, one- and two-bedroom apartment residences with rents starting at $1,075 per month. The units will feature high-tech capabilities, Carrara marble countertops, stainless steel appliances and an electronic doorman. Construction is slated for completion later this year. The Foundry is a mixed-use development headed by M2G Ventures.
