ATLANTA — Portman Holdings has broken ground on Coda at Tech Square, a 770,000-square-foot mixed-use development at the edge of Georgia Tech’s campus in Midtown Atlanta. The development cost was undisclosed, but the Atlanta Business Chronicle reports the project as costing $400 million to construct. Upon completion in early 2019, Coda at Tech Square will feature advanced research facilities, a high-speed data center, dining options, outdoor gathering spaces and collaborative office space. The design team includes architect and engineer John Portman & Associates and general contractor DPR Construction.

WASHINGTON, D.C. — Alamo Drafthouse Cinema is set to open its first location in Washington, D.C., at Bryant Street, a mixed-use project currently being developed by MRP Realty. The 44,000-square-foot theater will feature luxury recliners, food prepared in-house and an extensive selection of draft craft beers available both in the theater and a standalone bar named Glass Half Full. The location is set to open in 2019. Upon completion, the 13-acre Bryant Street development will feature 1,550 residential units and 245,000 square feet of retail and restaurant space.

GILBERT, ARIZ. — A joint venture between Trammell Crow Co. and Artis REIT has announced the development of the third phase of Park Lucero, a 146,832-square-foot industrial building in Gilbert. The facility will be located at 280 E. Germann Road. The build-to-suit project is fully leased by Silent-Aire USA manufacturing company. This is the third of four phases at Park Lucero. Phase II, a 131,796-square-foot general industrial building, is currently under construction and scheduled for completion in January 2017. Upon full buildout, Park Lucero will consist of nearly 600,000 square feet of industrial space in six buildings. Park Lucero is planned as a Class A industrial park with a combination of buildings situated on 48 acres at the northwest corner of Mustang Drive and Germann Road. Western Alliance Bank is the project lender. Butler Design Group serves as lead architect and D.L. Withers Construction serves as general contractor. Rusty Kennedy of CBRE Phoenix represented Silent-Aire in the lease transaction. JLL’s Pat Harlan and Steve Larsen represented the landlord and handle the leasing and marketing for Park Lucero.

MEDIA, PA. — BET Investments Inc. has broken ground on West End Flats, a multifamily building located at the corner of Baltimore Pike and Brooke Street in Media. Slated for completion in 2018, the property will feature 162 apartments, common area social space and a covered parking garage. On-site amenities will include an outdoor swimming pool and lounge area, virtual spin and yoga classes, an aerobic and free-weight fitness center, social gathering areas with fireplaces, 24-hour concierge, and game/media room with pool table, shuffle board and HD television.

ATLANTA — A joint venture between Wingate Cos. and Columbia Residential has opened City Lights Apartment Homes, an 80-unit affordable seniors housing community in the Old Fourth Ward neighborhood of Atlanta. The units, all one-bedroom, are reserved for residents over the age of 62. Prudential Mortgage Capital Co. provided construction financing for City Lights, which comprises a four-story building spanning 93,333 square feet. Financial partners on City Lights included Community Affordable Housing Equity Corp., Sugar Creek Capital, Georgia Department of Community Affairs, The City of Atlanta, InvestAtlanta and the U.S. Department of Housing and Urban Development (HUD). The design team included architect JHP Architecture/Urban Design and general contractor Agile Construction. The project is part of a redevelopment plan for Village of Bedford Pine, and Wingate has announced Phase II of the redevelopment, a 96-unit affordable community called Station 464, which will not have any age restrictions. Four existing buildings will be torn down to make way for construction of the five-story Station 464. Wingate plans to start construction of that project as early as 2017.

HIALEAH GARDENS, FLA. — Bridge Development Partners LLC has selected Premier Design + Build LLC to construct a 255,846-square-foot distribution center in Hialeah Gardens, a suburb of Miami. Premier plans to break ground on the asset as early as first-quarter 2017. Situated near the Turnpike, U.S. 27, State Route 826 and I-75, the new distribution facility will feature 32-foot clear heights, 75 truck dock positions, an ESFR sprinkler system and 252 parking spaces. Wayne Ramoski and Gian Rodriguez of Cushman & Wakefield are leasing the facility on behalf of Bridge Development. Other key members of the design team include architect RLC Architects and civil engineer Thomas Engineering Group.

ATLANTA — Third & Urban and Trillium Management plan to redevelop the former Western Electric Building at 820 Ralph McGill Blvd. in Atlanta. The 85,000-square-foot asset is situated along the Atlanta BeltLine’s Eastside Trail and currently houses Two Urban Licks. Third & Urban and Trillium have signed a lease with a partnership between Mitch Steele, Carey Falcone and Bob Powers for a 20,000-square-foot brewery and restaurant that will include a BeltLine-facing biergarten and a rooftop bar. Steele is the former brewmaster at Stone Brewing, a brewery headquartered in Southern California. The co-developers have also signed a 7,000-square-foot lease with The Diligence Co., a hospitality concept that will be opening a Latin-inspired brasserie, or informal restaurant, at the project. Third & Urban and Trillium are marketing the remaining 23,000 square feet for office, retail or entertainment uses. The project features 600 linear feet of frontage on the BeltLine and is situated across from Fourth Ward Park. Architect ai3 is leading the design of the redevelopment, which will feature a BeltLine-facing façade and park space. The co-developers will break ground on the redevelopment in February with completion scheduled for next summer.

TOMBALL, TEXAS — Santikos Entertainment is developing Northpointe Shopping Center, an entertainment-anchored retail center located at the northeast corner of Windsor Pointe Drive and State Highway 249 in Tomball. Anchored by the existing Santikos Silverado 19, a multi-screen cinema, the center will feature 90,000 square feet of junior anchor and shop space, as well as pad sites. In addition to the cinema, the site currently includes two restaurants on pad sites: Texas Roadhouse and Bahama Bucks. Randy Hopper and Edward Heap of The Weitzman Group are handling leasing for the project, which is scheduled for delivery in 2018.

WYCKOFF, N.J. — Inserra Supermarkets has started demolition at the site for the planned ShopRite of Wyckoff at the corner of Greenwood and Wyckoff avenues. The 62,042-square-foot grocery store is slated to open in November 2017. The building design reflects the historic character and architecture of the surrounding commercial and residential buildings.
