NORWALK, CONN. — Trinity Financial has broken ground for the redevelopment of Washington Village in Norwalk. The first phase of the project will result in the construction of 80 mixed-income rental residences: 40 replacement public housing units, 18 affordable tax credit units and 22 market-rate units on two vacant parcels of land at 13 and 20 Day St. in Norwalk. Upon completion, the three-phased redevelopment will replace the present 136-unit Washington Village public housing project with a 273-unit apartment complex with 50 percent of the units designated public housing. The Norwalk Housing Authority, Norwalk Redevelopment Agency and Trinity Financial are working together on the project. The $45 million first phase is slated for completion in March 2018. Dimeo Construction Co. is serving as general contractor for the first phase.

CITY OF LIVE OAK, TEXAS — IKEA has submitted plans to the City of Live Oak for the development of a new store, which will be the company’s fifth location in Texas. Pending approvals, construction of IKEA Live Oak will begin in spring 2018 and open in summer 2019. Located 15 miles northeast of downtown San Antonio, the 289,000-square-foot proposed store and its 1,000-car parking lot will be built on a 31-acre site at the southwestern corner of I-35 and Loop 1604.
Premier Design + Build to Construct 650,000 SF Spec Distribution Facility in Metro Nashville

LEBANON, TENN. — Premier Design + Build Group LLC plans to construct Commerce Farms V, a 650,000-square-foot spec distribution facility situated within the 145-acre Commerce Farms Industrial Park in Lebanon, a suburb of Nashville. Premier Design + Build is building the property on behalf of the developer, HSA Commercial Real Estate. The facility will sit on 41 acres at Highway 109 and feature 32-foot clear heights, 144 truck dock positions, four drive-in doors, a parking lot with 184 trailer stalls and a TPO roofing system. Joe Ahrens is the project manager and Johnathan Nelsen is the field superintendent from Premier Design + Build. Harris Architects will deliver architectural services for the project, and Joe DeLemos of NorthStar Real Estate Advisors is leasing the building.
LOS ANGELES — The Los Angeles City Planning Commission has unanimously approved plans for the Los Angeles LGBT Center’s new Anita May Rosenstein Campus in Hollywood. Slated for opening in early 2019, the campus will serve as the new administrative headquarters for the Center, and include up to 100 units of affordable housing for seniors, 100 beds for homeless youth, new senior and youth centers, up to 35 units of permanent supportive housing for young people, and ground-floor retail space. Architecture firm KFA, in collaboration with design firm Leong Leong, is the architect for the development. The project will tie together The Village at Ed Gould Plaza, creating one large campus. Currently, The Village includes two theaters, two gallery spaces, offices for AIDS/LifeCycle and community meeting space. The campus expansion will also free up space at the Center’s McDonald/Wright building, which can then be fully dedicated to medical and mental health care, addiction recovery services, HIV/STD testing and treatment and other medical services. Capstone, Provident Secure Financing for Development of $139M On-Campus Community at UMass Boston

BOSTON — Capstone Development Partners and Provident Commonwealth Education Resources Inc. have closed on the financing for a $139 million student housing and dining community to be constructed on the University of Massachusetts Boston campus. The development will be the first on-campus student housing at the university. The two-building, 250,000-square-foot community is set to feature 1,077 beds targeted for primarily first-year students and an approximately 23,000-square-foot dining facility. The property will also include living-learning amenities such as seminar rooms, study lounges and other social and academic amenities to support student success and enhance the quality of campus life. Structured as a public-private partnership project, the development is being financed by tax-exempt revenue bonds issued by the Massachusetts Development Authority and underwritten by Citigroup. Provident Commonwealth Education Resources will own the housing and dining space, subject to a ground lease from the institution. UMass Boston and Capstone On-Campus Management will manage the housing. The design-build team for the project includes Elkus Manfredi Architects and Shawmut Design and Construction. Construction is slated to begin within the coming weeks, with completion scheduled for fall 2018.

ALLEN, TEXAS — Adolfson & Peterson Construction has completed construction of Christian Care Senior Living Community, an 88-unit independent living, assisted living and memory care community in the Dallas suburb of Allen. Christian Care Centers owns the community, which REES Architects designed. Christian Care Senior Living Community features 22 independent living cottages, 32 assisted living units and 34 memory care units in a 72,000-square-foot, two-story building. Christian Care Centers is a nonprofit, faith-based owner and operator of several communities in the Metroplex area. The company is headquartered in Mesquite, Texas. Adolfson & Peterson Construction is a construction firm with offices in Charlotte, Dallas, Denver, Los Angeles, Minneapolis, Phoenix, Portland, Ore., and Tacoma, Wash.
DESTIN, FLA. — Memphis-based Dunavant Enterprises has opened its 170-room resort hotel in Destin known as The Henderson. Situated along the Gulf of Mexico and adjacent to a 208-acre state park, The Henderson features a spa, the Primrose restaurant, octagonal bar with panoramic Gulf views, rooftop terrace, two outdoor swimming pools with a lazy river, children’s club, 30,000 square feet of indoor and outdoor event space and private beach access. The Henderson is the anchor resort hotel of the still-developing Henderson Beach Resort, future phases of which include condominiums and villa-style resort accommodations. The existing beachfront Henderson Park Inn is also owned by Dunavant Enterprises. Salamander Hotels & Resorts manages The Henderson, which has created roughly 260 staff positions. The project team includes Atlanta-based architect Cooper Carry, Atlanta-based interior designer Kent Interior Design, Atlanta-based general contractor DPR Hardin and project manager Shannon Howell of Destin-based Devcon Services Group. Nightly rates for guest rooms range from $225 to $450 and from $595 to $1,250 for suites.
HOUSTON — Thor Equities has topped off the 13-story office tower at Kirby Collection, a 1 million-square-foot mixed-use development located in Houston’s Upper Kirby district. The project’s 210,000-square-foot, Class A office building will feature two levels of retail space totaling 65,000 square feet. The development will also feature a 25-story, 385,000-square-foot residential tower with 199 apartments, including seven two-story townhomes and seven two-story loft spaces featuring private yards. E.E. Reed Construction is the general contractor for Kirby Collection, which is slated for completion in 2017. Richard Keating Architecture is the design architect, Dianna Wong Architecture + Design is the interior designer and Houston-based Kirksey is the architect of record. Walter P Moore is the structural engineer, and Houston-based WYLIE is the MEP engineer.
BEL AIR, MD. — Klein Enterprises has delivered The Park at Winters Run, a 288-unit apartment community located on a 17-acre parcel in Bel Air. Units feature 9-foot ceilings, walk-in closets, Energy Star appliances, granite countertops, washers and dryers, patios or balconies, elevator access and internal access to garage parking for many units. Community amenities include a 24-hour fitness center; saltwater swimming pool; pet wash area; clubhouse with an entertainment kitchen; game room with billiards, shuffleboard and card tables; playground; outdoor patio with a grill and fire pit; 24-hour business center; free Wi-Fi in common areas; and 24-hour maintenance. DETROIT — The Detroit Pistons announced Tuesday agreements under which the team will move to downtown Detroit and begin playing at the new Little Caesars Arena starting next season. The move will include construction of a new state-of-the-art Pistons practice facility and corporate headquarters. With the Pistons and Red Wings playing under one roof just blocks from the Tigers’ Comerica Park and the Lions’ Ford Field, Detroit will be the only North American city to have each of its four major professional sports leagues housed within four blocks in its urban core. The Pistons are currently playing their 29th and final season at The Palace of Auburn Hills. The redevelopment of that area is yet to be determined. Little Caesars Arena is on track for a September 2017 opening. A 50-block, mixed-use development, The District Detroit, will surround the arena. Detroit Pistons Owner Tom Gores, Christopher Ilitch of Ilitch Holdings Inc. and Detroit Mayor Mike Duggan made the announcement in a press conference Tuesday.
