FORT WORTH, TEXAS — American Tire Distributors plans to open a 756,000-square-foot regional distribution center at Alliance Gateway 60. The facility is situated within the 18,000-acre, master-planned, mixed-used AllianceTexas development in Fort Worth. Adam Faulk and Ryan Browder of Jackson Cooksey represented American Tire Distributors, while Tony Creme and Bill Burton provided in-house representation for the owner, Hillwood Properties, in the deal. American Tire Distributors is expected to move into the building in early 2017.

COLUMBIA, S.C. — The Beach Co., a Charleston-based real estate developer, has broken ground on the final phase of the mixed-use CanalSide project in downtown Columbia. Situated in The Vista district, the new property is a 339-unit multifamily development known as Sola Station. The community will include 29,000 square feet of commercial space, as well as a saltwater pool, fitness center, yoga studio, dog park, spa, bike shop, clubroom and outdoor kitchens. The consultant team at Sola Station includes JHP Architecture, Creative Builders Inc., Alliance Consulting Engineers Inc., Hodgson & Douglas LLC and Moore Design Group. US Bank NA provided construction financing.

NEW YORK CITY — A partnership between Magnum Real Estate Group and Winter Properties has completed the development of 24th Street Residence, a 505-bed residence hall located at the School of Visual Arts in New York City. Designed by Ismael Leyva Architects, the recently completed 146,827-square-foot building features student housing, rotating exhibition space, retail and office facilities. The residence hall offers double and triple rooms in a micro-apartment format, each featuring a private bathroom and kitchenette. Community amenities include an outdoor terrace with a barbecue and wet bar; a fully equipped fitness center and yoga room; a theater; a multi-media room and lounge; bike storage; and indoor laundry facilities.

EAST ST. LOUIS, ILL. — St. Clair County has started construction on the $8.1 million River Bridge District project. The project is focused on transforming a key section of the East St. Louis Riverfront to draw industry and jobs. This is the final piece of highway infrastructure improvements already made by state and federal partners, including the relocation of Illinois Route 3. A comprehensive overhaul of Front Street from Trendley Avenue in East St. Louis to where the road ends in Fairmont City is planned, as well as improvements to connecting roadways.

CHARLESTON, S.C. — Blackbaud, a Charleston-based cloud software provider for nonprofits and similar organizations, has selected Holder Properties to develop the company’s new corporate campus in Charleston. Blackbaud’s new campus will consist of a two-phase project situated on 13 acres in the Daniel Island community. Phase I will consist of a four-story, 172,000-square-foot office building and a 650-space surface parking lot located at the corner of Fairchild and Central Island streets. The site is planned to accommodate a second phase expansion for up to 175,000 square feet of additional office space. Construction began in October and Blackbaud will occupy the building upon its completion in the first quarter of 2018. The project team includes architect ASD and general contractor Balfour Beatty. Lee Allen, Chase Monroe, Graham Summers, Denice Michel and John Robinson of JLL represented Blackbaud in the transaction.

DOWNEY, CALIF. — A joint venture between Alberta Development Partners and Pacific Coast Capital Partners has completed Phase I and II of Promenade at Downey, a 656,000-square-foot shopping center and entertainment district located in Downey, roughly 12 miles outside Los Angeles. A movie studio and a NASA plant previously occupied the property. The center’s entertainment court will feature educational reading stations and themed elements associated with the space program, as well as a walkway honoring space missions. Retailers opening in Phase I and II of the development include TJ Maxx, HomeGoods, Ulta Beauty, Famous Footwear, Dress Barn, Carter’s, Oshkosh, Five Guys, Chipotle Mexican Grill, Mod Pizza, California Fish Grill, Benihana, 24 Hour Fitness, Floor & Décor, Cinemark, Lazy Dog, Ruby’s Diner, Bar Louie, Skechers, AT&T and Gaucho Grill. Dallas-based Falcon Construction Advisors is building the project.

EDINA, MINN. — The Opus Group has started construction on a four-story, 244-unit multifamily development in Edina, a southwestern suburb of Minneapolis. Activity on the site began this week with the demolition of an existing 94,000-square-foot building that was formerly leased to UnitedHealth Group. A variety of floor plans will be offered with units ranging from 585 square feet to 1,350 square feet. Completion is slated for spring 2018. The project is a collaboration between Opus and Founders Properties LLC. Opus Development Co. LLC is the developer, Opus Design Build LLC is the design-builder and Opus AE Group LLC is the architect and structural engineer of record.

WEST DES MOINES, IOWA — Hubbell Realty Company has begun leasing at 5Fifty5 Townhomes, located along the Raccoon River in West Des Moines. The $13 million project features a streetscape design that encourages residents to walk to nearby surroundings and local trails. The rental units introduce a new layout to the downtown area: an elevated three-story unit with two balconies off each side. Unit sizes include two- and three-bedroom floor plans with up to three bathrooms.

ATLANTA — United Parcel Service (UPS) has unveiled plans for a new 1.5 million square-foot distribution center in Atlanta. California-based Majestic Realty Co. will develop the project on a 250-acre industrial site west of the city’s downtown. The facility will be the largest in the UPS global network and will process 100,000 packages per hour. Development costs will total $400 million. The site’s location near Fulton County Airport-Brown Field, otherwise known as Charlie Brown Airport, offers easy access from I-285, I-20 and Fulton Industrial Boulevard. Majestic Realty will also provide additional infrastructure for the airport, including up to 20 new hangars and a new $1.1 million operations center. UPS expects the facility to be fully operational on Nov. 1, 2017. Majestic Realty, InvestAtlanta, the City of Atlanta, the State of Georgia, Fulton County and UPS make up the public/private partnership. Majestic Realty recently completed a five-year entitlement process for Fulton County Airport, and signed a 50-year ground lease with Fulton County. ESCONDIDO, CALIF. — Badiee Development has announced plans to build a second industrial campus in the San Diego submarket of Escondido. Dubbed Escondido Innovation Park, this campus will include 86,010 square feet of multi-tenant industrial space situated on 5.5 acres. The park will be located at 1925 Harmony Grove Road. Badiee will break ground on the three-building campus in the first quarter of 2017, with a scheduled completion in the third quarter of that year. TFW Construction is building Escondido Innovation Park, which Ware Malcomb will design. Tucker Hohenstein, Mike Erwin and Conor Boyle are serving as the listing agents.
