DOWNERS GROVE, ILL. — High Street Residential has acquired a nearly one-acre site for the construction of Maple & Main, a six-story mixed-use building in Downers Grove, a western suburb of Chicago. The project will include 115 apartment units and approximately 4,000 square feet of ground-floor retail and restaurant space. Construction is expected to begin in the first quarter of 2017. The building is being designed with eco-friendly aspects, such as minimized exposure to airborne pollutants. ESG Architects will serve as the project architect and Carlson Construction is the general contractor. David Paino of High Street Residential will oversee the development of the project. Jacob Dell of CBRE Oak Brook will handle the retail leasing.

GRAND RAPIDS, MICH. — The Woda Group has broken ground on Grand View Place, a 68-unit apartment building in Grand Rapids. The groundbreaking ceremony took place on Thursday, Nov. 3. Grand View Place will be the first major residential development in the existing commercial and industrial sector of the Grand River between the 6th Street Bridge and Leonard Avenue. The primary source of funding for the project was tax credit equity from the Low Income Housing Tax Credit (LIHTC) program. Stan Wisinski of NAI Wisinski West Michigan represented The Woda Group in the purchase of land at the former Ryder Truck terminal at 936 Front St.

WEST PALM BEACH, FLA. — Concord Hospitality Enterprises Co. plans to open a new hotel under the Marriott Autograph Collection brand at the former City Hall site in West Palm Beach. The 200-room hotel will anchor the $135 million redevelopment of the three-acre site. Navarro Lowrey Properties is the master developer of the redevelopment, which will include 27,000 square feet of retail space, up to 7,000 square feet of restaurant and outdoor dining space, 255 multifamily residences and a public park. The new hotel will overlook the Intracoastal Waterway and Palm Beach and offer views of the Atlantic Ocean. Concord Hospitality plans to break ground on the hotel in 2017.

CHICAGO — Baker Development Corp. has begun construction on ELEVATE Lincoln Park, a mixed-use luxury apartment building in the heart of Lincoln Park. A groundbreaking ceremony was held on Nov. 1. The former Lincoln Centre complex was demolished for the new project, which consists of 191 apartments on top of 16,300 square feet of retail space located at 2518-36 N. Lincoln Ave. Residents will be able to choose from a wide array of floor plans. The first move-ins are scheduled for late 2017. The project is the first luxury apartment building and transit-oriented development (TOD) on Lincoln Avenue. SCB is the architectural firm and McHugh Construction is the general contractor. Financial partners include USAA, Fifth Third Bank, First Midwest Bank and FirstMerit Bank/Huntington National Bank. Luxury Living Chicago Realty is the exclusive leasing brokerage.

ORLANDO, FLA. — Megastron Development LLC has broken ground on Kirkman Point II, a Class A, 134,000-square-foot office building located at the intersection of International Drive and Kirkman Road in south Orlando. The building is the second phase of development for Kirkman Point, an office park that will consist of four Class A office buildings and two parking decks upon completion. Megastron Development has selected Jay Dixon and Tom Rich of CBRE as the leasing agents for the entire Kirkman Point development. Megastron plans to deliver Kirkman Point II in the fourth quarter of 2017.

CHICAGO — Blitzlake Partners has begun pre-leasing Lakeview 3200, a transit-oriented mixed-use development one block east of the Belmont CTA station in Chicago’s Lakeview neighborhood. Located at 3200 N. Clark St., Lakeview 3200 will offer 90 apartments comprising a mix of studio, one- and two-bedroom floor plans, 8,000 square feet of office space and an additional 29,000 square feet of retail fully leased to Target Corp. for one of the company’s smaller-scale stores. Residences at Lakeview 3200 will range in size from approximately 430 to 1,450 square feet, with prices ranging from $1,525 to $2,750 per month. First move-ins are scheduled for early 2017. Chicago-based Hirsch Associates LLC designed the building. Coldwell Banker Residential Brokerage is the exclusive marketing and leasing agent for the property.

ATLANTA — Mill Creek Residential has started construction on Phase II of Modera by Mill Creek-Morningside, which will add 21 apartment residences to the existing 300-unit community in Atlanta’s Morningside neighborhood. Phase II will face Piedmont Avenue and will also include 4,700 square feet of ground-floor retail space, which will add to the development’s 32,500 square feet of existing retail space anchored by a 26,755-square-foot Sprouts Farmers Market. Phase II will feature loft-style residences with 12-foot ceilings and a private patio or rooftop terrace featuring outdoor lighting, woven wood trellises and planters. The two phases of Modera by Mill Creek-Morningside will be connected via a pedestrian bridge.

DENVER — Family casual-dining franchise Quaker Steak & Lube has increased its franchise development efforts and is seeking entrepreneurs interested in opening multiple restaurants in Colorado. The chain also plans to expand within Florida, Indiana, Kentucky, Michigan, Ohio, Pennsylvania, South Carolina, Tennessee and Wisconsin. NEW YORK CITY — Rubenstein Partners and Heritage Equity Group have broken ground for 25 Kent Avenue, an office and industrial property located in Brooklyn’s Williamsburg neighborhood. The eight-story, 500,000-square-foot property will occupy an entire block adjacent to the East River waterfront. The development, which received $197 million in construction financing in August, is designed for the city’s creative and tech sectors and will offer modern office and production space tailored to tenants’ needs. Wells Fargo Bank and Natixis Real Estate Capital provided the loan for the project.

MIAMI — Hong Kong-based Swire Properties, along with co-developers Whitman Family Development and Simon Property Group, has opened the first group of retail stores at Brickell City Centre, a $1.05 billion mixed-use destination in downtown Miami’s Brickell district. The project’s 500,000-square-foot, open-air shopping center housing more than 100 retailers and eateries, including a flagship Saks Fifth Avenue, Victoria’s Secret, Suit Supply, lululemon athletica, Cinemex, Coach, LIVE! and Porsche Design. Opening in 2017 will be a three-story Italian food hall that will feature a market, wine shop, gelato, cheese bar and restaurant. Swire Properties is integrating the Miami Metromover transit system with Brickell City Centre with a stop that exits directly onto the shopping center’s third floor. About 20 percent of the retail center at Brickell City Centre will feature retailers exclusive to the area and/or entering the United States for the first time from Europe and Latin America. The development, which also features two condo towers, two Class A office towers and the EAST, Miami hotel, are linked together by Climate Ribbon, a $30 million elevated trellis of steel, glass and fabric that is designed to harness Miami’s bay breezes while deflecting direct sunlight.
