FORT LEE, N.J. — Tucker Development, in partnership with Kushner Real Estate Group and a fund managed by Ares Management, has opened the first phase of residential apartments and a portion of the retail component at the 1 million-square-foot Hudson Lights project in downtown Fort Lee. Situated at the base of the George Washington Bridge, the 276-unit residential property features a pool, lounge, fitness center, yoga room, kids play area and rooftop terrace and gardens. The developer has also opened an eight-screen, 533-seat iPic movie theater at the project. The theater includes City Perch Kitchen & Bar, an in-theater restaurant that allows guests to order food and drinks from a personal server. Additional signed tenants include Paris Baguette, Gaonnuri Restaurant, Anthony Franco’s Pizza, 16 Handles, CVS/pharmacy, Capital One Bank, CycleBar, SeeSaw, Linwood Wines, European Wax Center, Tutti Nails & Spa and Coldwell Banker.

FEM South Beach Urban Renewal, B. Harvey Construction to Begin Construction of Oceanfront Multifamily Community

LONG BRANCH, N.J. — Developer FEM South Beach Urban Renewal has retained B. Harvey Construction (BHC) for pre-construction services at South Beach at Long Branch, an oceanfront residential community located at 350 Ocean Ave. in Long Branch. BHC is collaborating with the development team for on-site work for the 47-unit project, which is situated on 1.6 oceanfront acres between Ocean Avenue and Ocean Boulevard. The firm will oversee pre-construction services, including concrete work, sheets/piling, and utility marking services executed by New Jersey American Water, Jersey Central Power & Light and New Jersey Natural Gas. Additionally, BHC is collaborating with the owner, Cornerstone Construction Services, on the bidding process. Ground broke for the project in August, with completion slated for 2018. FEM South Beach Urban Renewal is developing the project in collaboration with The Pinnacle Companies, Shore Point Architecture and Cornerstone Construction Services.
LOS ANGELES — Champion Real Estate Co. is set to begin construction on Victory on 30th, a 24-unit student housing community located near the University of Southern California campus in Los Angeles. The property will offer two-bedroom units with bed-to-bath parity. The community will feature roof and podium decks with entertainment facilities including an outdoor kitchen with a barbecue, tanning and lounging areas, and a television. Moss and Co. will manage the property, which is slated for completion in fall 2017.
RIVERSIDE, CALIF. — Ratkovich Properties has broken ground on Imperial Hardware Lofts, a mixed-use project located in downtown Riverside. The 70,000-square-foot property will feature 91 apartment units in a mix of studio, one- and two-bedroom units and 7,000 square feet of commercial space on the ground floor. On-site amenities will include ground-floor restaurants and a café, pool deck and rooftop lounge. Designed by DesignARC, the property is slated for completion in spring 2018. The Owl Companies, through its real estate arm Tecolote Resources, has partnered with Ratkovich Properties on the project.
FENTON, MO. — St. Louis-based KP Development has broken ground on a $10 million speculative industrial building at the former Chrysler Assembly Plant within Fenton Logistics Park in Fenton. Situated on 12 acres, the 160,000-square-foot building will feature 16 truck docks, with expansion to 18, and be suitable for office, warehouse and multifunction use. The facility will be served by existing BNSF rail facilities and offers access to I-44 via the future Fenton Logistics Parkway. M&H Architects is serving as architect for the building, while Paric is serving as general contractor. Construction is slated for completion by late summer 2017. At build-out, Fenton Logistics Park will be a $222 million, 2.1 million-square-foot business park.
Grubb to Build Multifamily Project Within Wake Forest Innovation Quarter in Winston-Salem

WINSTON-SALEM, N.C. — Grubb Properties plans to build a multifamily community within Wake Forest Innovation Quarter, a master-planned research, education and mixed-use development located near Wake Forest University in Winston-Salem. The property will feature 340 apartment units, roughly 5,000 square feet of ground-level retail space and a parking deck with more than 850 parking spaces. The apartments and retail will wrap around the parking deck, which will be shared by residents, employees and visitors. The property will be situated between North Patterson Avenue and Chestnut Street adjacent to Wake Forest Biotech Place. The city of Winston-Salem and Forsyth County are providing property tax reimbursements for the development of the parking deck. Part of Grubb’s Link Apartments brand, the community will feature a street-level cycle center, dog park with dog wash, entertainment space overlooking nearby Bailey Park, courtyard with a saltwater pool, fire pits, grilling stations and a fitness center. The residences will range between studio units and two-bedroom apartments. Grubb Properties expects to break ground in early 2017.
ARLINGTON, VA. — Carr Properties has begun construction on a 175,000-square-foot, eight-story trophy office building located at 2311 Wilson Blvd. in Arlington’s Clarendon-Court House neighborhood. The LEED Gold-certified building will be anchored by OPower’s corporate headquarters. The project will feature a two-story glass lobby, conference facility, childcare center with an outdoor play area, health club, 5,900-square-foot rooftop terrace with a bocce court, urban park, bicycle center and on-site retail space. The office building will also be situated one block from the Metro’s Orange and Silver transit lines. The design team includes architect MTFA Architecture and general contractor Clark Construction. Carr Properties plans to deliver the asset by the end of 2017.

Once completed, the new $330 million mixed-use development will feature 725 new mixed-income apartments, with 145 of the apartments deemed affordable; 20 units of for-sale townhomes; approximately 57,000 square feet of retail space; approximately 330,000 square feet of office space; a hotel featuring 180 rooms; and a central green space. “HDP is excited about The Fallon Co.’s vision that will create an ‘inclusive housing strategy’ within a dynamic mixed-use community,” says A. Flaherty & Collins Properties Breaks Ground on $32M Mixed-Use Development in Kokomo, Indiana

KOKOMO, IND. — Flaherty & Collins Properties has broken ground on 306 Riverfront District, a $32 million mixed-use redevelopment of the former Apperson Brothers car factory and surrounding property into a luxury apartment community. Slated for completion in winter 2018, the property will feature 198 apartment units and 4,800 square feet of retail space. The residential units will feature granite countertops, pendant lights, programmable thermostats, nine-foot ceilings, 42-inch kitchen cabinets and high-efficiency washer and dryer units. The community will feature 6,800 square feet of amenities, including a heated pool with deck, courtyard with grilling stations, fire pit, outdoor kitchen and dining area, decorative lighting, club room with kitchen, fitness club, pet walk, e-lounge and bike storage areas. The Apperson Brothers factory was originally built in 1906 and housed the Apperson Automobile Co. until 1926. The property was then used as an industrial supply warehouse until it closed in 2007.
NEW YORK CITY — Thor Equities has started the site work for Red Hoek Point, a 7.7-acre waterfront office campus located in Brooklyn’s Red Hook neighborhood. Designed by Foster + Partners, the project will feature two heavy timber buildings totaling 795,000 square feet of creative office space on three levels and 23,000 square feet of retail and restaurant space. Additionally, the design features 125,000-square-foot open floor plates. Additional amenities at the office campus will include a central open courtyard, a 1.8-acre green rooftop on each building, walking/meeting trails, bike valet, on-site underground parking and a kayak launch.
