FREDERICK, MD. — ACRES Capital has provided an $83.7 million construction loan for Residences at East Church, a 350-unit multifamily project located on a 14.8-acre site at 605 E. Church St. in Frederick. The borrower, The Goldstar Group, is developing the five-story community to feature a clubhouse, swimming pool and fitness center, as well as 525 parking spaces. The construction timeline was not disclosed. Jamie Butler of Walker & Dunlop originated the loan on behalf of Goldstar. Principals involved in the loan transaction include Michael Brodsky of Goldstar and Drew Miller of ACRES Capital’s New York office.

CYPRESS, TEXAS — Atlanta-based multifamily developer Wood Partners has broken ground on Alta Cypress Springs, a 330-unit project that will be located on the northwestern outskirts of Houston. Alta Cypress Springs will feature one-, two- and three-bedroom apartments that will be furnished with stainless steel appliances, granite countertops, tile backsplashes and full-size washers and dryers. Amenities will include a pool, fitness center, dog park, business center, clubroom and an outdoor kitchen. Completion is slated for August 2023.

SEATTLE — Seattle-based Evolution Projects has received $109 million in construction financing for the development of 35 Stone, a pre-leased office building in Seattle’s Fremont neighborhood. Canyon Partners Real Estate provided a mezzanine loan to finance the development, concurrent with the closing of a senior construction loan from The Union Labor Life Insurance Co. Slated for delivery in third-quarter 2024, the five-story building will offer 112,700 square feet of office space and 7,500 square feet of retail space. Onsite amenities will include a roof deck, bike parking, locker and shower suites, a central lobby with retail space and 135 parking stalls. Designed to meet Living Building Pilot Program standards, the property will reduce energy usage by at least 25 percent compared to other office buildings and is anticipated to be one of the most energy efficient and sustainable office buildings in Seattle. Brooks Running will occupy the office space in 35 Stone, which is situated within the master-planned Campus Seattle development. Brian Kelly and Eric Lonergan of Savills represented Brooks Running in the lease transaction. Kaden Eichmeier and Bruce Ganong of JLL represented the borrower in the financing.

NEW YORK CITY — A partnership between locally based firm Quinlan Development Group and global investment group GTIS Partners will develop a 197-unit multifamily project in the Gowanus neighborhood of Brooklyn. The 17-story building will house parking and retail space and have an affordable housing component. Units will come in one- and two-bedroom formats, and amenities will include a fitness center, gaming lounge, coworking spaces and a rooftop terrace. Christopher Peck, Peter Rotchford, Nicco Lupo, Jeff Julien, Rob Hinckley, Jillian Mariutti, Phil Cadorette and Joy Ryoo of JLL arranged construction financing through Los Angeles-based CIT on behalf of the partnership.

NORFOLK, VA. — The Breeden Co., a Virginia Beach-based firm, has opened The Lofts at Front Street, a 258-unit multifamily community located in Norfolk. Amenities at the property, which sits on 4.5 acres on the banks of the Elizabeth River/Intracoastal Waterway, include a riverfront observation deck, kayak launch, fitness center and an infinity pool. Cox, Kliewer & Co. designed the project, and Breeden Construction served as the general contractor. Breeden Property Management will operate the community. Rental rates at The Lofts at Front Street range from $1,870 to $2,990, according to the property website.

MONUMENT, COLO. — Thompson Thrift unveiled plans to develop Alta25, a Class A apartment property in Monument, a suburb of Colorado Springs. The 264-unit community is slated to open in 2025. Located at 16218 Jackson Creek Parkway, Alta25 will comprise eight three-story, garden-style buildings and 96 detached garages. The one-, two- and three-bedroom apartments will average 987 square feet and feature gourmet bar-kitchens with quartz countertops, tile backsplashes, stainless steel appliances, designer fixtures and finishes, Alexa-compatible smart hub to integrate all smart devices, smart thermostats, smart door locks, walk-in closets and full-size washers/dryers. The units will also offer patio, balcony and private yard options. Community amenities will include a clubhouse, swimming pool, 24-hour fitness center, Amazon package hub, storage and work spaces, courtyards, grilling stations, outdoor game area, electronic firepit with seating area, dog park and pet spa with grooming station. Alta25 is adjacent to Monument Marketplace, which features more than 658,000 square feet of retail and restaurant space, and within The Village at Jackson Creek, a mixed-use project currently in development.

AUSTIN, TEXAS — Colorado-based developer McWhinney is nearing completion of the Hyatt Centric Congress Avenue Austin, a 31-story hotel that will be located at 721 Congress Ave. in downtown Austin. Designed by Nelsen Partners with interiors by UCO Studio, the hotel will comprise 246 rooms, including five suites, as well as 2,560 square feet of meeting and event space. Lastly, the hotel will house multiple food-and-beverage concepts, including a restaurant from chef Steve McHugh. The official opening is scheduled for Feb. 1, 2023.

LINDEN, N.J. — Chicago-based investment and development firm CenterPoint Properties has broken ground on a 321,875-square-foot industrial project in the Northern New Jersey community of Linden. The site, which formerly housed a Walmart-anchored shopping center, is located within four miles of two I-95 interchanges. Building features will include a clear height of 40 feet, 50 loading docks with room to expand and parking for up to 100 trailers and some 250 cars. Completion is slated for August 2023. CenterPoint has tapped Cushman & Wakefield to lease the development.

PINE ISLAND, MINN. — Kraus-Anderson Construction has completed a $6.1 million early childhood center for Pine Island Schools. The 20,356-square-foot project is located at 223 1st Ave. SE in Pine Island, about 17 miles north of Rochester. Designed by Wendel Architects, the two-story early childhood center features classrooms and a 2,000-square-foot multipurpose area. There are also indoor and outdoor playgrounds and offices for staff.

SAVANNAH, GA. — Seefried Properties has begun site work at Live Oak Logistics Center, a 287-acre industrial park located within six miles of the Port of Savannah’s Garden City Terminal. The site is entitled for 4 million square feet of industrial space at full buildout. Live Oak’s first building is set to be delivered in the fourth quarter of 2023 and will span 669,760 square feet. The cross-dock facility will be built on a speculative basis. Stephen Ezelle and Bob Robers of Cushman & Wakefield are handling the leasing efforts on behalf of Seefried. Facilities at Live Oak will range from 252,000 to 1.4 million square feet in size across five buildings, according to Seefried. The park is situated near I-16, I-95 and near the future 16 million-square-foot Hyundai electric vehicle assembly and battery campus, which is set to open in 2025.
