ATLANTA — Athens, Ga.-based Landmark Properties and Atlanta-based Selig Enterprises have teamed up to co-develop The Standard at Atlanta, a new 362,000-square-foot student housing and mixed-use development in Midtown Atlanta. Construction on the 765-bed development began in August, and the Atlanta Business Chronicle reports the development costs total $110 million. Landmark and Selig expect the first phase of the project to be open to residents during the second half of 2018 and anticipate pre-leasing to begin in late 2017. Bound by Spring, Williams, 3rd and 4th streets, The Standard will be situated less than a half-mile from Georgia Tech’s campus and one block from Technology Square. The Standard’s amenities will include a clubhouse, rooftop pool, tanning beds, fitness center, sauna, golf simulator, study lounge and computer lab. Residences will include granite countertops, stainless steel appliances, hardwood-style floors, washers and dryers and private balconies in select units. The Standard will provide a mix of studio, one-, two-, three-, four- and five-bedroom floor plans and will also include commercial retail space on the ground floor featuring more than 10,300 square feet and a new Starbucks with a drive-thru. FORT TOTTEN, N.D. — Fort Totten Public Schools is planning to build the first net-zero energy consumption school on tribal land in the country. A net-zero school is an energy-efficient building that produces more energy than it consumes every year. Located on the Spirit Lake Reservation, the school will be the first on tribal land and the first in North Dakota. Scheduled for completion in the 2017-2018 school year, the facility will feature classrooms, lab space for six teachers, bathrooms, storage areas and offices. Features contributing to the school’s net-zero status will include solar panels, a ground-source geothermal heating and cooling system, high-efficiency water-to-air heat pumps, energy recovery system for free heating and cooling, variable-speed fans and pumps to minimize excess energy use, occupancy sensors for demand-based lighting, LED lighting, solar tubes for free lighting, specially insulated walls and roofs, and triple pan windows. Construction is slated to begin this month, and the school will be located adjacent to the Four Winds Community School. DSGW is the architect for the project, Obermiller Nelson Engineering is providing mechanical and electrical engineering, and Shingobee Builders is the construction manager.

ROSWELL, GA. — Griffin Fine Living has opened The Georgian Lakeside, a 95-unit assisted living and memory care community in the Atlanta suburb of Roswell. KTGY Architecture + Planning designed the project, which Griffin manages. Canyon Partners Real Estate LLC provided the investment capital. The Georgian is a resort-style community featuring 70 assisted living and 25 memory care units. Amenities include multiple dining options, a private dining room, theater, hair salon, library, physical therapy and private doctors’ examination rooms, along with numerous activity rooms and an exercise facility. Griffin Fine Living provides design, construction, development, marketing and operational management services for seniors housing and multifamily communities. Canyon Partners Real Estate is the real estate direct investing arm of Canyon Partners. The Los Angeles-based company provides debt and equity capital for commercial real estate in primary and secondary markets across the U.S. KTGY Architecture + Planning is an architecture firm with offices in Chicago, Denver, Irvine, Los Angeles, Oakland, Pune and Tysons.

MISSION VIEJO, CALIF. — C.W. Driver has completed work on the 81,980-square-foot Sciences Building at Saddleback College in Mission Viejo. The $55 million project is part of a large-scale renovation of the college’s academic and research facilities, aimed at boosting the institution’s environmental sustainability and overall learning experience. The three-story building contains approximately 2,600 square feet of classroom space; 44,400 square feet divided between 26 modern laboratories for academic programs in astronomy, biology, chemistry, geology, marine science, physics and related disciplines; and 1,800 square feet of office space. In addition to the extensive lab space, the building also features a 500-square-foot observatory with 22 student-accessible telescopes.

DUBLIN, CALIF. — Ross Stores has opened 25 Ross Dress for Less and nine dd’s DISCOUNTS stores across 16 different states in September and October. These new locations round out the company’s 2016 expansion plans to add approximately 90 locations during the year. Ross Stores, Inc. is headquartered in Dublin, Calif., with 1,342 stores in 36 states, the District of Columbia and Guam. The company also currently operates 193 dd’s DISCOUNTS in 15 states.

EDISON, N.J. — Pennrose and Middlesex County officials have broken ground for Residence at Roosevelt Park, an affordable seniors housing complex overlooking Roosevelt Park in Edison. The $24.9 million project will restore and convert the historic Roosevelt Hospital — which was built as part of the New Deal through Federal Public Works Administration — into 84 one- and two-bedroom apartments with modern amenities for residents who are 62 and older. The apartment units will be equipped with Energy Star appliances, carpeted bedrooms, tiled bathrooms, cable/internet hookups and air conditioning. Six of the units will serve individuals with physical disabilities, and five will be reserved for homeless households. The property will also offer supportive services to all residents, an on-site management office, community room, fitness room, common laundry rooms, a resident site superintendent, security cameras and card/FOB entry systems, an outdoor patio and resident gardening area. The New Jersey Housing and Mortgage Finance Agency, an affiliate of the New Jersey Department of Community Affairs, awarded the project 9 percent federal Low Income Housing Tax Credits, which will generate nearly $14 million in private equity.

FAYETTEVILLE, GA. — Hay Creek Hotels, an Exeter, N.H.-based developer and manager of boutique hotels, plans to build its first hotel in the metro Atlanta area in Pinewood Forrest, a 234-acre master-planned development situated adjacent to Pinewood Atlanta Studios in Fayetteville. Scheduled to open in 2018, the 95-room hotel will feature meeting and function space, an upscale restaurant, bar, spa, pool and special suites for celebrity guests of Pinewood Atlanta Studios. HCH Pinewood Forrest LLC will develop the hotel, and Hay Creek will operate the property upon completion. Led by Chick-fil-A CEO Dan Cathy, the development team behind Pinewood Forrest has also selected the metro Atlanta real estate brokerage firm Ansley Atlanta to provide residential sales and marketing for the development’s single-family homes. The first home sites will be available for reservation in the coming months.

MOBILE, ALA. — Wool Finance Partners has arranged a $7.9 million construction loan for the development of a 101,000-square-foot Publix-anchored shopping center in Mobile. The shopping center is a joint venture between Charlotte-based MAB American Retail Partners LLC and Oak Brook, Ill.-based Inland Retail Centers LLC. Publix will occupy a freestanding, 39,000-square-foot store within the development. Matt Lebenson of Wool Finance arranged the two-year construction loan through an unnamed regional bank. The loan features a 55 percent loan-to-cost ratio and an extension option for the joint venture.

PITTSBURGH — Milhaus Development has broken ground on Phase I of a residential and retail development in Lawrenceville, a suburb northeast of Pittsburgh. The development, called Arsenal 201, will encompass an entire block from 39th to 40th streets. The first phase will contain 243 apartment units and 19,000 square feet of retail. Development costs will total more than $100 million upon completion. Arsenal 201 will be situated on the original site of Allegheny Arsenal, which was the largest arsenal in the Union during the Civil War. The name is in homage to the site’s history, with the numbers being the last three digits in the Lawrenceville zip code. Amenities include Arsenal Alley (a pedestrian walkway), Canteen Resident Lounge, Ammunition Fitness/Wellness Center, a courtyard with hammocks that serves as an outdoor entertainment area called the Fort, and Cannonball Deck and Pool. Arsenal Alley will connect Butler Street to a new one-acre public park and existing riverfront amenities. The first apartments will be available for pre-lease in summer 2017. JERSEY CITY, N.J. — Fields Construction Co. has begun work for the second phase of 207 Van Vorst Street in Jersey City. The second phase is the second of two 15-story buildings and will feature 153 luxury apartments and 7,305 square feet of retail space. The first phase, which is also under construction, features 255 residences and 7,237 square feet of retail space. Developed by Fields Development Group and designed by Marchetto Higgins Stieve, the project is situated adjacent to St. Peter’s Prep high school and within walking distance of New Jersey Transit’s PATH and light rail lines. Construction of the first phase is scheduled for completion in fall 2017 and the second phase is slated for completion in winter 2018. McLaren Engineering Group is providing structural engineering design and construction support for the project.
