AURORA, Ill. — Evergreen Real Estate Group, a Chicago-based developer of market-rate multifamily properties, is nearing completion of its St. Charles Senior Living independent living development. The 60-unit, $24 million project is a redevelopment of St. Charles Hospital, a historic Art Deco building in the Chicago suburb of Aurora. The renovations began in February, and move-ins are scheduled to begin in December. Designed by Wybe J. Van der Meer, the former hospital was completed in 1932, with additional renovations made to the interior of the structure in the decades that followed. Until the redevelopment, the building had stood vacant since 2010, the year it was named to the National Register of Historic Places. Evergreen Real Estate Group collaborated with Invest Aurora, the Northern Lights Development Corp., the City of Aurora, the Illinois Housing Development Authority (IHDA) and the Illinois Department of Commerce and Economic Opportunity, along with several private lenders and investors, to secure the financing and tax credits needed to fund the rehabilitation. Approximately $3 million was obtained through the River Edge Redevelopment Zone program, created in 2006 to incentivize riverfront development in several Illinois cities. CYPRESS, TEXAS — Caddis, a Dallas-based real estate developer, has opened Heartis Cypress, a 78-unit assisted living and memory care community in the Houston suburb of Cypress. Oregon-based Good Neighbor Care manages the 63,000-square-foot community, which Caddis owns. Development costs were not disclosed. A unique feature of the community is its main street, a stretch of the community featuring a movie theater, 1950s-style ice cream parlor, art studio, auto repair, planting nursery and other stores. Each establishment has its own storefront aligned complete with streetlights and park benches. Austin-based KATUS designed the community. The Dallas office of Amegy Bank provided financing.
FORT WORTH, TEXAS — Hunt Southwest Real Estate Development, a Dallas-based developer owned by the Lamar Hunt family, has delivered Riverbend West, a 300,000-square-foot speculative industrial facility in Fort Worth. The Class A warehouse/distribution center is located at 2101 Reeves Place and features 32-foot clear heights, LED lighting, cross-dock configuration, an ESFR sprinkler system, a truck court, skylights and parking for trailers. Riverbend West is the first development for Hunt Southwest, which plans to break ground in December on a new 650,000-square-foot warehouse and distribution center in the north Fort Worth area. Hunt Southwest has selected Donnie Rohde, Chance Olin and George Jennings of Holt Lunsford Commercial to handle Riverbend West’s leasing assignment.
ORLANDO, FLA. — Creative Village Development LLC (CVD) has selected JLL to oversee the marketing of select sites available for sale at Creative Village, a $1 billion, 68-acre master-planned development in downtown Orlando. The Creative Village project is a public-private partnership between the city of Orlando and CVD, the project’s master developer. CVD is a joint venture between a local entity led by Ustler Development Inc. and Bank of America Community Development Corp. (BACDC). JLL will market select parcels of Creative Village in multiple phases, with Phase I comprising three parcels. The three parcels are programmed for at least 250 multifamily residences, an office building of at least 120,000 square feet and commercial, multifamily or hotel space spanning at least several hundred thousand square feet. Aaron Gray and Bret Felberg of JLL are leading the marketing efforts. Creative Village will transform the former Amway Arena into a mixed-use, transit-oriented development comprising University of Central Florida’s downtown campus, which is set to open in August 2019; office space; a $90 million, 600-bed student housing community developed by Ustler and KUD International LLC; a $62.5 million, 250-unit multifamily community developed by Ustler and a joint venture partner; and a 116-unit, $29 million …
JACKSONVILLE, FLA. — IKEA plans to break ground in November on its fifth Florida location in Jacksonville. Set to open in the fall of 2017, the new 290,000-square-foot IKEA store will join existing Florida locations in Orlando, Tampa, Sunrise and Sweetwater. IKEA Jacksonville will be situated on a 25-acre site along the northwestern corner of I-295 and Gate Parkway, roughly 10 miles southeast of downtown Jacksonville. The project team includes Lakeland, Fla.-based Marcobay Construction Inc.; CBRE; Driver McAfee, Peek & Hawthorne; Prosser Inc.; Bushra Tsai Inc.; RPM Engineers Inc.; Universal Engineering Sciences; Environmental Services Inc.; Gemini Engineering; and Ware Malcomb. IKEA Jacksonville is expected to create 500 construction jobs and 250 permanent jobs.
ATLANTA — Atlanta United, the new MLS franchise in Atlanta, has teamed up with Soccer in the Streets and MARTA to develop a soccer field within MARTA’s Five Points Station in downtown Atlanta. Dubbed Station Soccer-Five Points MARTA Station, the project will be the world’s first soccer field to be located within a major urban transit station. Soccer in the Streets will lead the programming efforts for the new project, including mentoring programs, promoting employability among young people and creating adult soccer leagues. The project will be funded through a grant by Atlanta United. Station Soccer-Five Points MARTA Station will feature turf and lighting infrastructure provided by GreenFields USA, Musco/Cree Lighting and the U.S. Soccer Foundation. The timeline for the project’s construction and opening were undisclosed.
NEW YORK CITY — Matrix Development Group has broken ground on the first of two buildings at Matrix Global Logistics Park in Staten Island. The two speculative buildings, totaling 975,000 square feet and 450,000 square feet, are the first of four total buildings slated for the park. Scheduled for completion in spring 2017, the cross-docked buildings will feature ample overhead doors, trailer parking and auto parking.
DAWSONVILLE, GA. — Halpern Enterprises has opened the 45,600-square-foot Publix at Dawson Crossroads, a 98,400-square-foot shopping center located at the southeast corner of GA 400 and Dawson Forest Road in Dawsonville. The property is situated across the street from the North Georgia Premium Outlets and a Walmart Supercenter. Dawson Crossroads’ tenant roster includes PetSmart, Brooklyn Joe’s Pizzeria, Lee Nails, Great Clips, Totally Running and Top Cleaners. The property will also feature outparcel retailers such as Chili’s Bar & Grill, AT&T and Aspen Dental.
EL MONTE, CALIF. — The Magellan Group has completed the Magellan Gateway, a 501,270-square-foot industrial project in the San Gabriel Valley submarket of El Monte. The Class A project is located at 4181 Temple City Blvd. Gill Corp., Jans Investment and Management and Dream Home Temple City Boulevard LLC have already purchased three of the property’s five buildings. Cushman &a Wakefield’s Erik Larson, Robin Dodson, John Minervini and Chris Tolles represented The Magellan Group in all three transactions. Millie & Severson built Magellan Gateway, which HPA Architecture designed. Principal Real Estate Investors provided joint venture equity for the development; U.S. Bank provided construction financing.
SEATTLE — R.C. Hedreen Co. and an affiliate of Hyatt Hotels Corp. have entered into a management agreement to develop a 1,260-room Hyatt Regency hotel in Seattle. The hotel will be situated at 8th and 9th avenues, between Stewart and Howell streets, in the Denny Triangle neighborhood. The new Hyatt will include more than 100,000 square feet of flexible meeting and event facilities, multiple food and beverage outlets, and a Regency Club lounge. The hotel will be in close proximity to the Washington State Convention Center, Pike Place Market, the Space Needle and the Seattle Aquarium. The full-service hotel is expected to open in mid-2018. R.C. Hedreen Co. currently owns Grand Hyatt Seattle and Hyatt at Olive 8.
