STERLING HEIGHTS, MICH. — Moceri Cos., a homebuilder based in metro Detroit, plans to develop a $300 million, master-planned community for seniors in Sterling Heights. Situated adjacent to the 27-hole Maple Lane golf course, the 807-unit development, known as Verandas, will feature a mix of townhouses, condominiums and apartments targeting adults age 55 and above. “Verandas will exceed the expectations of the active adult lifestyle in the entire region,” said Dominic Moceri, vice president of Moceri Management Group. DETROIT — Wayne State University has selected Corvias to develop, construct, manage and maintain its student housing in a 40-year public-private partnership. The program will allow Wayne State to defease $102 million of existing debt and execute all facets of its 10-year master plan, which includes 842 new beds, renovating 3,100 existing beds and the construction of commercial and university spaces without issuing any new university debt. The master plan includes the development of Anthony Wayne Drive Apartments, which calls for the delivery of 400 new beds in fall 2018 and another 442 beds in fall 2019; and the demolition of the 415-bed Helen L. DeRoy Apartments by 2019, with the space being converted into open green space to enlarge the existing space on Williams Mall. Additionally, the project includes more than 18,000 square feet of retail space and 9,000 square feet for the Campus Health Center and related services.
LEBANON, PA. — The Woda Group Inc., as developer, has opened Kreider Commons, an affordable seniors housing development located at 631 N. Eight St. in Lebanon. An adaptive reuse of a six-story manufacturing/warehouse building, the property features 50 one- and two-bedroom rental apartments for independent seniors aged 62 or older. Additionally, the building features all new systems, two elevators, drive-up entry, on-site parking, a community room with kitchen, library, computer room, grandchild room and crafts rooms. The project team includes Kinsley Construction, Marks Thomas Architects, Steckbeck Engineering, and Woda Management and Real Estate LLC. Financing for the development was provided by PNC Bank, Pennsylvania Housing Finance Agency, Lebanon County, Pennsylvania Department of Community and Economic Development and Federal Home Loan Bank of Pittsburgh.
HONOLULU — Applebee’s Grill and Bar has opened its first restaurant in Hawaii, located in Ewa Beach on Oahu. The new Applebee’s restaurant features the brand’s new American-made, wood-fired grill menu. A second Applebee’s location is already planned to open next year at the Ka Makana Alii Mall in West Oahu. With more than 2,000 locations now in all 50 states, Guam, Puerto Rico and 15 countries, Applebee’s is one of the world’s largest casual dining brands. Applebee’s is franchised by subsidiaries of DineEquity Inc., which is among the world’s largest full-service restaurant companies.
BUFORD, GA. — Ivy Creek Partners LLC plans to build a 16-acre mixed-use development adjacent to the Mall of Georgia in Buford, a northeast suburb of Atlanta in Gwinnett County. Atlanta Falcons star Julio Jones and his business partner Jon Guven of Guven’s Fine Jewelry are the principal investors in what is predicted to be a $180 million venture. The project, which will be created in four stages, will include retail space, a grocery store, 21-story hotel/condo tower with a rooftop restaurant, office space and multifamily residential units. The development will also offer direct access to the Ivy Creek Greenway, which links to the Gwinnett Environmental and Heritage Center. The first phase, which is scheduled to begin in the second quarter of 2017, will include 23,000 square feet of street-level retail space and 336 multifamily units. Plans for the project’s additional stages include a 50,000-square-foot family entertainment center, bars, restaurants and music and comedy clubs. The entertainment center will feature an arcade, bowling, sports theater and meeting space. Ivy Creek Partners is the development manager and partner for the project, and Dunwoody, Ga.-based Phillips Partnership Architecture and Engineering is designing the development, which has yet to be named.
ATLANTA — Piedmont Atlanta Hospital in Atlanta has unveiled its plans for a 16-story expansion and renovation of the existing campus. Development costs are estimated at $603 million. Construction of the new patient tower is slated to begin in January 2017. The tower will be known as the Marcus Tower, in honor of benefactor Bernie Marcus, who gave $75 million for the project. Hospital officials have secured partnerships with 31 companies such as subcontractors, marketers and engineers. The project still requires approval from the Georgia Department of Community Health. The first phase of the project should be completed in September 2020. Phase II will begin in 2022, with one new patient floor completed per year, except for 2026 when the final two floors will be built out. The total project duration will be 10 years. In addition to the tower at the corner of Peachtree and Collier roads, the project includes major renovations to the hospital’s main campus and the addition of 114 general hospital beds, according to the Atlanta Business Chronicle. Floor plans range from 426 to 1,727 square feet, with rents ranging from $1,790 to $6,200. GOODYEAR, ARIZ. — REI will build its new distribution center in Goodyear to be net zero energy as it pursues LEED-Platinum — the highest level in the U.S. Green Building Council’s (USGBC) rating system. Situated in the Arizona desert, the facility is intended to be one of the world’s most sustainable distribution centers. REI is driving sustainability and efficiency at its new distribution center in several new ways: • The facility’s 2.2 megawatt solar system produces renewable energy on-site, enough to power the entire facility annually. The system is expected to provide REI with 20 years of free energy and pay for itself in five years. • REI and its partners have designed an omnichannel one-touch fulfillment system, enabling one person to process items eight times faster than the typical distribution center. • The distribution center will help restore the nearby Verde River, enhancing water flows and recreation access. • The distribution center features a non-evaporative cooling system fully powered by renewable energy, saving millions of gallons of water every year. GASTONIA, N.C. — Harris Teeter has opened a new 53,000-square-foot store at the Kendrick Crossing shopping center located at the intersection of Robinwood and Kendrick roads in Gastonia, roughly 22 miles west of Charlotte. The store will be open 24 hours and will feature a Starbucks, salad bar and drive-thru pharmacy. Harris Teeter is the first tenant to open at Kendrick Crossing, and other retailers opening soon include Hungry Howie’s Pizza, UPS Store, Great Clips and Lucky Nails.
