KNIGHTDALE, N.C. — Scannell Development Co. has purchased 78.8 acres of land located at 2309 Hodge Road in Knightdale for Eastgate540, a 1 million-square-foot industrial park. Phase I of Eastgate540 will be a 150,000-square-foot building with an adjacent pad-ready site for an additional 150,000-square-foot building. Scannell plans to deliver Phase I by second-quarter 2017. Upon completion, Eastgate540 will include six Class A industrial buildings featuring 32-foot clear heights, an ESFR sprinkler system, T-5 lighting and a shared 190-foot concrete truck court. Chester Allen, Barry Bowling and Carlton Midyette III of CBRE | Raleigh represented the seller, Hicks, Murphy and Myrick Families, in the land sale. Butch Miller, Ann-Stewart Patterson and Bryan Everett of CBRE | Raleigh will handle Eastgate540’s leasing responsibilities.

MIAMI — Housing Trust Group (HTG) and AM Affordable Housing, a nonprofit founded by NBA Hall of Famer and Miami Heat legend Alonzo Mourning, celebrated the grand opening of Courtside Apartments, an 84-unit residential community in the historic Overtown neighborhood of Miami. Public officials, community members and guests gathered at the new $22.8 million development at 1699 N.W. 4th Ave. for an official ribbon-cutting ceremony. Courtside’s one-, two- and three-bedroom apartments are reserved for residents making an annual income of no more than 60 percent of area media income (AMI). Monthly rents range from $760 to $990. The property is fully occupied. HTG secured financing in 2014 through a variety of public-private sources including $9 million in Florida Housing Finance Corp. low-income housing tax credits; $3.3 million in construction debt from City Community Capital; $7.5 million from the Southeast Overtown/Park West Community Redevelopment Agency; $1.8 million from Miami-Dade County in the form of a surtax loan along with developer equity. Courtside Apartments broke ground in 2015, with 40 percent of the construction labor provided by residents of the surrounding neighborhood. GREELEY, COLO. — dd’s DISCOUNTS, a division of Ross Stores Inc., has opened its first store in Colorado. The 20,000-square-foot store is located in the University Square Plaza in Greeley, north of Denver. This new location is part of the company’s 2016 expansion plan to add approximately 20 dd’s DISCOUNTS locations nationally throughout the year. With this opening, dd’s DISCOUNTS now operates 193 locations in 15 states. Ross Stores is headquartered in Dublin, Calif.
GRAND PRAIRIE, TEXAS — IKEA is set to build its second Dallas/Fort Worth area store, opening in Grand Prairie in Fall 2017. Groundbreaking is scheduled for October. Mycon General Contractors will serve as construction manager; Segovia Retail Group is handling site selection support; Winkelmann and Associates is the civil engineer; KJWW Engineering Consultants is the structural engineer; and GreenbergFarrow is the architect. The store will employ more than 300. The 290,000-square-foot IKEA Grand Prairie and its 1,100 parking spaces will be built on 30 acres along the east side of State Highway 161 and Mayfield Road.
MARYLAND HEIGHTS, MO. — McGrath & Associates has completed the expansion of the Girl Scouts of Eastern Missouri (GSEM) headquarters at 2306 Ball Drive in Maryland Heights. The new Berges Family Girl Scouts Program Center houses programs focused on science, technology, engineering and math (STEM) careers, health and money management. Oculus Inc. was the architect. Landmark Contract Management represented the owner. McGrath constructed the 6,500-square-foot facility in an existing space adjacent to the Girl Scouts of Eastern Missouri headquarters. The new program center includes a robotics lab, science area, demonstration kitchen and program studio. Design features include suspended lighting, acoustical ceiling and a glass feature wall. GSEM has more than 43,000 Girl Scout members and 15,000 adult members in the St. Louis area.
BEDFORD, TEXAS — Dallas-based Caddis, a healthcare real estate developer, plans to develop Heartis MidCities, the company’s fifth seniors housing facility in the Dallas area. The 178-unit, 178,530-square-foot Heartis MidCities independent living, assisted living and memory care residence will be located on the northeast corner of Highway 121 and Bedford Road in Bedford. Caddis plans to finish construction by winter 2017. Amenities at Heartis MidCities will include secured courtyards, outdoor walking paths, game and activity rooms, beauty and barber shop, dining room and daily social activities. Services include 24-hour emergency call system, housekeeping and laundry. Frontier Management, a seniors housing operator headquartered in Portland, Ore., will manage the property. Austin-based Katus LLC is the architect for the project and Cameron, Texas-based EBCO is the general contractor.
NEW YORK CITY — Red Apple Group and Mc Gowan have completed construction at The Margo, a 15-story, mixed-use building featuring 228 apartments and ground-floor retail space at 180 Myrtle Avenue in downtown Brooklyn. Construction management firm Mc Gowan oversaw construction of the 250,000-square-foot building for developer Red Apple Group. Dattner Architects designed the property. Features include south-facing gardens and terraces, an exercise room, playroom and lounge. More than 10,600 square feet of commercial space anchors the first floor, along with a community area. Additionally, the building has approximately 133 ground-floor parking spaces with the capacity to increase available parking through the use of stackers. The building also features a 114-space bicycle room. Tenants began moving into the building in early September.
PAUL, MINN. — Stahl Construction has completed construction of a Hyatt Place hotel located in St. Paul’s historic Custom House building. The rededication of the Custom House building and grand opening of the Hyatt Place was held Sept. 21. The Custom House served as a post office and federal customs port in the early 1900s. It also served as the main postal facility for St. Paul from 1934 through 2010. The riverfront building has been converted into a mixed-use property including a 149-room hotel, 202 apartments and space for a future restaurant. The $125 million renovation of the 748,000-square-foot building has been ongoing over the last 17 months.
ALLEN, TEXAS — TierPoint LLC plans to build a new data center in the Dallas metropolitan area. Partnering with Compass Data Centers, TierPoint’s plans calls for 90,000 square feet of building space in Allen, with the initial phase including an investment of over $20 million and 16,000 square feet of raised floor. The facility will also include infrastructure support and office space and is expected to be operational by spring 2017. TierPoint’s made its first data center acquisition, Colo4Dallas, in 2010.
