HIALEAH GARDENS, FLA. — Bridge Development Partners LLC has selected PREMIER Design + Build Group LLC to construct Crossroads East, a 420,373-square-foot industrial facility comprising two warehouses in Hialeah Gardens, a suburb of Miami in Miami-Dade County. Situated on 30 acres, the warehouses will feature TPO roofing systems, 32-foot clear heights, 75 truck dock positions in each building, two drive-in doors per building, an ESFR sprinkler system and a 449-space parking lot that will accommodate both buildings. Kirk Conners of PREMIER is overseeing the project’s construction, and PREMIER’s Ed Lebak is the superintendent. Bridge Development Partners, the developer of the project, has selected Wayne Ramoski and Gian Rodriguez of Cushman & Wakefield to lease the asset, which is set to open in the fourth quarter of this year. PREMIER recently delivered Crossroads West and plans to construct Crossroads South, which will mark the completion of the new industrial park.

FRANKLIN, TENN. — Hilton Worldwide has opened the 105-room Home2 Suites by Hilton Nashville Franklin Cool Springs located at 107 International Drive in the Nashville suburb of Franklin. Owned and managed by Vision Hospitality Group, the pet-friendly hotel features fully equipped kitchens in each suite, complimentary internet, community spaces, a combined laundry and fitness area known as Spin2 Cycle, complimentary breakfast, convenience store known as Home2 MKT, boardroom, indoor saline pool, outdoor patio, firepit and grill area.
SAVANNAH, GA. — CenterPoint Properties plans to develop a 492,492-square-foot spec industrial facility within CenterPoint Intermodal Center in Savannah. Situated on 32 acres about four miles from the Port of Savannah’s main gate, the facility will feature Norfolk Southern rail service and the ability to be subdivided based on tenant requirements. Danny Chase and John Neely of Colliers International are marketing the facility on behalf of CenterPoint Properties. The Class A, cross-dock warehouse is expandable up to roughly 780,000 square feet and will feature 32-foot clear heights, 80 dock doors, four drive-in ramps, 176 trailer parking positions and 182 car parking spots. CenterPoint Properties expects to deliver the facility in summer 2017.
Carrfour, Pride Center to Develop Affordable Housing Community with Focus on Senior LGBT Renters

WILTON MANORS, FLA. — Miami-based Carrfour Supportive Housing has teamed with The Pride Center to build an affordable housing development with a special focus on aging members of the LGBT community. The project, known as The Residences at Equality Park, will be located in Wilton Manors, a city in Broward County. Phase I will feature 48 apartments, 34 of which will be reserved for low-income seniors living with disabling conditions due to HIV/AIDS and other challenges. The remaining units will be reserved for seniors earning 60 percent or less of the area median income (AMI), or roughly $35,000 per year according to Carrfour. Phase I will break ground in the fourth quarter of 2017 with an expected completion in late 2018. Phase II, which will comprise 74 units, will begin at a later date. The Pride Center, a nonprofit LGBT community center, will provide residents with on-site services such as recreation, healthcare consulting and counseling. Carrfour will serve as the project’s developer and operator.
SOUTH PITTSBURGH, TENN. — Chattanooga-based Morgan Construction Co. has begun construction on a $12.9 million, 202,000-square-foot distribution center in South Pittsburgh. The tilt-wall project is a build-to-suit for Lodge Manufacturing, a cast iron skillet and cookware manufacturer. The design team includes River Street Architects, A.D. Engineering and Structural Services Inc. Morgan Construction expects to deliver the distribution center in March 2017.
NEW YORK CITY — Quadram Global is developing two Arlo micro-hotel brand hotels in Manhattan. Both hotels were designed by Gene Kaufman Architect. Located at 231 Hudson St., the 11-story, 325-key Arlo Hudson is slated to open on September 6. The 97,000-square-foot hotel will feature a rooftop terrace with a bar/lounge, a ground-floor courtyard with lounge and Harold’s Meat +3, the latest eatery of Chef Harold Moore, executive chef and owner of Commerce Restaurant. The interiors of the Hudson Square property were designed by AvroKO, and the landscape was designed by MDD Landscape Design. Located at 11 E. 31st St., the 37-story, 250-key Arlo NoMad is scheduled to open later this fall. The 91,000-square-foot hotel will feature a roof deck, small but well-appointed guest rooms, dining and lounging options and public spaces.
DENVER — A joint venture between Blue Moon Capital Partners LLC, MGL Partners and a subsidiary of Leisure Care are developing a 169-unit independent living, assisted living and memory care community in the Denver Tech Center neighborhood of Denver. The partnership brings together Boston-based Blue Moon, an investor focused exclusively on seniors housing; Denver-based MGL, a multifamily and seniors housing developer; and Seattle-based Leisure Care, an operator of 39 seniors housing communities. Construction is slated for completion in 2018.
NEW YORK CITY — An affiliate of Silver Star Motors has topped out the construction of a mixed-use building located at 37-14 36th St. in Queens’ Long Island City. Designed by Montroy Andersen DeMarco, the 10-story, 135,000-square-foot building will feature a Silver Star Mercedes-Benz dealership on the first two floors and 85 apartments on the upper floors. The apartments will be a mix of 30 studios, 27 one-bedroom units, 28 two-bedroom units and two three-bedroom units. Occupancy is expected in summer 2017. The project team includes 1 Oak Contracting, MNS Real Estate, Fogarty Finger Architecture, Dealer Solutions and Design, Gilsanz Murray Steficek, Lilker Engineering, GZA GeoEnvironmental, DeRosier Engineering and Sage Security.
Marinita Development Co. Completes 95,000 SF Retail Building at Sun Lakes Village in Banning

BANNING, CALIF. — Marinita Development Co. has developed a retail building at Sun Lakes Village Shopping Center, a retail center at the intersection of Highland Springs Avenue and Interstate 10 in Banning. With a grand opening celebration scheduled for the end of September, the 95,000-square-foot building, located at 300 S. Highland Springs Ave., is fully leased to Hobby Lobby, Marshalls, Party City and Big 5 Sporting Goods. Additional tenants at Sun Lakes Village Shopping Center include Albertsons and Rite Aid. Marinita Development has offices in Newport Beach, Calif. and Las Vegas.
MINNEAPOLIS — Stahl Construction has been selected to build St. Louis Park, an eco-village project in Minneapolis. The mixed-use development will consist of 300 apartments (both affordable and market rate), a hotel and retail space. The development will provide 80 percent of the energy required to run the complex from renewable sources. The transit-oriented community will feature rooftop decks and a one-acre urban forest with public art. Construction on the project is slated to begin next spring. PLACE will serve as the project developer, and STANTEC will provide design services. Other parties involved include MSR Architects, Rachel Contracting, LIFT and Allianz Life.
