OLATHE, KAN. — CA Ventures LLC and Pathway Senior Living have opened Travanse Living at Olathe, a 132-unit assisted living and memory care community in Olathe, approximately 25 miles southeast of Kansas City. The project is the first seniors housing community developed by CA Ventures, and is a $22 million adaptive reuse project of a former Holiday Inn. The two-story community sits on a seven-acre site near Olathe Medical Center and several medical office buildings. It features 75 assisted living units and 57 memory care units. CA Ventures owns the property, which Pathway operates. The community also features a rehabilitation facility on site — The Rehab Place at Travanse Living at Olathe — which Olathe Health System operates.

PCCP, Capstone Partners Commence Construction of 257,120 SF Logistics Center in Portland

PORTLAND, ORE. — A joint venture between PCCP and Capstone Partners has commenced construction of PDX Logistics Center III, a 257,120-square-foot industrial complex in Portland. The two-building property will be situated approximately half a mile from the air cargo entrance at Portland International Airport and three miles from Interstate 205. DX Logistics Center III is designed to attract smaller, local distribution users with space needs averaging about 45,000 square feet and requiring office build-outs. Construction is scheduled for completion next August.
SANTA BARBARA, CALIF. — C.W. Driver has completed the $58.5 million renovation of the Davidson Library at the University of California, Santa Barbara (UCSB). The project included the addition of a 62,000-square-foot, three-story building to the north of the library that houses the Special Research Collections, a collection of rare artifacts and unique materials for UCSB students, faculty and the scholarly community. The upgraded library is designed to enhance teaching, learning and research at UCSB and meet the needs of the campus’ growing student body. The work included Fire and Life Safety upgrades, seismic retrofits and various renovations to bring the existing library up to code and add a range of collaboration spaces, a café and numerous open-air study areas.
BROWNSVILLE, TEXAS — MCR Development LLC has completed a renovation of the Courtyard by Marriott Brownsville, a 90-room select-service hotel. Located off I-69 East, the newly renovated hotel features an updated exterior with a stucco façade. The renovation of the hotel’s exterior follows recently completed updates to the interior, which included upgrading the lobby and guestrooms and the addition of a bistro. The hotel is located near Mitte Cultural District and the University of Texas at Brownsville.
ATLANTA — Brasfield & Gorrie has completed the construction of Sixty 11th, a 20-story high-rise apartment tower located on the corner of 11th Street and Crescent Avenue in Midtown Atlanta. The 320-unit property is the fourth phase of 12th and Midtown, a master-planned, mixed-use development owned by a joint venture between Daniel Corp., Selig Enterprises and MetLife. Sixty 11th features a five-level parking deck, 28,000-square-foot elevated amenity and pool deck and 17,000 square feet of ground-level retail space. Architect Rule Joy Trammel + Rubio designed the property to achieve LEED certification.
CHARLOTTE, N.C. — Laurel Street Residential, a Charlotte-based affordable housing developer, has broken ground on a 112-unit affordable multifamily community in the Belmont neighborhood of Charlotte. St. Paul Baptist Church is a partner in the development, which includes apartments for both seniors and the general public. The seniors housing component includes 60 units. The units are designated for seniors and families earning 60 percent of the area median income. The development is scheduled for completion by the end of 2017. Miles McClellan Construction is the general contractor, Bohler Engineering is the civil engineer and Neighboring Concepts is the architect. Public and private investments are funding the development, including a 4 percent tax credit and tax-exempt bond allocations from the North Carolina Housing Finance Agency, a $4.4 million loan from the City of Charlotte Housing Trust Fund, an $8 million construction loan from Bank of America, permanent financing from Greystone and loans from the Zechariah Alexander Community Development Corp. and St. Paul Baptist Church.
ENGLEWOOD, N.J. — The S. Hekemian Group has developed ES4, a retail and office building on located at 10 Sterling Blvd. in Englewood. The four-story, 46,000-square-foot building is currently 95 percent leased to Panera Bread, Anthony’s Coal Fired Pizza, Verizon, Fusion Academy, Sherman Group and the New Jersey office of The S. Hekemian Group. The property is managed and leased by Silbert Realty & Management Co. Spanning 21 acres, the overall development plan calls for a second phase, including a 180-room hotel and 195 apartment units.
SCHILLER PARK, ILL. — A joint venture between Bridge Development Partners LLC and Akard Street Partners has acquired a 10-acre parcel in Schiller Park, approximately 20 miles northwest of Chicago, for the future development of two industrial buildings. The site, located at the intersection of Rose Street and Soreng Avenue, currently features approximately 200,000 square feet of functionally obsolete manufacturing space. Bridge will demolish the buildings and develop the Bridge Point Schiller Park on the site, which will consist of an 84,700-square-foot building and a 72,825-square-foot building. The project is slated for completion by the third quarter of 2017. The buildings will feature 32-foot clear ceiling heights, ESFR sprinklers, 125-foot truck courts, one loading dock for every 3,000 square feet, above-standard car parking ratios and office space to suit. Geoff Dowling and Daniel Tobin of CTK Chicago Partners represented the seller, Hostess Brands, in the transaction. Tom Rodeno and Patrick Turner of Colliers International represented Bridge. Rodeno and Turner will market the property for lease. Hunt Realty Investments will manage the joint venture.
PHILADELPHIA — Vine Street Matthews, a joint venture between Matthews Southwest and Vine Street Developers, is developing a dual-branded hotel facility located at 15th and Chestnut streets in Philadelphia. Designed by Cope Linder Architects, the 51-story project will feature the 295-room W Philadelphia and the 460-room Element Philadelphia Hotel, both operated by Starwood Hotel & Resorts Worldwide. Slated to open in 2018, the 773,500-square-foot property will feature panoramic city views, an outdoor pool bar and terrace, meeting and banquet facilities, food and beverage venues, prime retail space and parking for 171 cars. The property is owned by Chestlen Development, an entity controlled by Brook Lenfest. The project team also includes O’Donnell & Naccarato and Tutor Perini Building Corp.
SANTA ANA, CALIF., AND SAN DIEGO — LaTerra Development has broken ground on two infill apartment projects in Southern California. The Line at Santa Ana is a transit-oriented, mixed-use development with 228 apartment units and 4,000 square feet of ground-floor retail in Santa Ana. Stone Creek Casitas is a 97-unit, garden-style apartment project in the San Diego submarket of Chula Vista. In addition to the new apartment projects, LaTerra recently completed entitlements on two projects with 179 entry-level homes in infill Los Angeles and El Monte. These two projects were recently sold to two public residential homebuilders.
