FREDERICK, MD. — S.L. Nusbaum Realty Co. has broken ground on The Fred, a $50 million, 240-unit apartment community located within the Waverly View Planned Neighborhood Development in Frederick. Norfolk, Va.-based S.L. Nusbaum partnered with the Maryland Community Development Administration, AGM Financial Services Inc., Wells Fargo Bank N.A. and Boston Financial Investment Management to develop The Fred. The general contractor, Morgan-Keller Construction Co., expects to deliver the project by early to mid-2018. Thomas Johnson III and Richard Counselman are leading S.L. Nusbaum’s development team.

Medistar-VibraLife-East-El-Paso

EL PASO, TEXAS — Medistar Corp. is a developing a new VibraLife seniors housing community located at 3421 Joe Battle Blvd. in El Paso. Vibra Healthcare LLC will be the operator of the facility. Now under construction across Joe Battle Boulevard from the Hospitals of Providence east campus, the facility will provide 92 total beds, including 60 beds of skilled nursing, 16 beds of assisted living and 16 beds of memory care. Medistar’s Craig Laher is the lead development officer for the project. Pi Architects designed the new VibraLife facility, and SCI Construction Inc. is the general contractor. Construction is scheduled for completion in early 2017.

LINO LAKES, MINN. — United Properties has broken ground on a 402,000-square-foot industrial facility for Distribution Alternatives Inc., a third-party logistics firm. The build-to-suit project is located on a 30-acre site in Lino Lakes, approximately 20 miles northeast of Minneapolis. Distribution Alternative plans to occupy the facility in the fall of 2017. The building will feature a cross-dock layout, 32-foot clear heights and outside trailer storage. R.J. Ryan will serve as the general contractor for the project, and Lampert Architects will provide design services.

OAKES, N.D. — Dollar General has started the construction of five new stores in southeastern North Dakota. The stores are expected to open in spring 2017 and, when completed, will expand the company’s presence to 44 states across the country. Stores are currently under construction in Oakes (Dickey County); Ellendale (Dickey County); Hankinson (Richland County); Hillsboro (Traill County); and Gwinner (Sargent County). These five stores will offer customers the traditional Dollar General store format, which is approximately 9,100 total square feet and 7,400 square feet of sales floor. Construction began on all five stores this summer. Dollar General Corporation operates 13,000 stores as of August 13.

SANDUSKY, OHIO — Cedar Point, an amusement park in Sandusky on the shores of Lake Erie, is set to renovate its water park and hotels. Currently known as Soak City, the water park will be expanded to cover 18 acres and will be renamed Cedar Point Shores Water Park. New additions to the park include Point Plummet, a 400-foot, six-story body slide; Starboard Surge and Portside Plunge, two five-story tube slides; and Lakeslide Landing, a family splash ground with 12 kid-sized water slides and a zero-depth entry pool. The majority of the existing attractions will also be renovated and renamed. Upgrades and renovations to the water park are scheduled for completion in 2017. The water park will also feature a new main entrance, poolside bar, family changing and showering areas, additional lounge furniture, shaded areas and a new restaurant, the Crystal Rock Café. Cabanas near the existing 500,000-gallon wave pool will also be upgraded to include free Wi-Fi, charging stations, ceiling fans, TVs and a food and beverage service. ROSWELL, GA. — The Integral Group has selected a joint venture between McShane Construction Co. and IBG Construction to build The Veranda at Groveway, a 102-unit affordable seniors housing community in the Atlanta suburb of Roswell. The four-story. 109,714-square-foot apartment building is under construction on a three-acre site. The Integral Group, which is developing the project, is aiming for a July 2017 opening. Each unit will include an emergency call system. Amenities at the property will include a wellness center, fitness center, yoga/aerobics room, business center, game room, sunroom and a rooftop deck. The U.S. Department of Housing and Urban Development (HUD) and the Georgia Department of Community Affairs are partially funding the construction. REES Architects is providing the architectural services. This is the second affordable community in the Atlanta area for which Integral, McShane and IBG have partnered.

NEW YORK CITY — Cammeby’s International has started construction of Neptune/Sixth, a mixed-use development located at 532 Neptune Avenue and 626 Sheepshead Bay Road in Brooklyn’s Coney Island. As the comprehensive redevelopment of the former Trump Village Shopping Center and Royal Palace Baths, the community-oriented development will feature a variety of services and retail options, residential and office space, public space and parking for more than 800 vehicles. Construction on the first phase — a standalone, seven-story, 161,000-square-foot retail and commercial building at 626 Sheepshead Bay Road — is underway, with completion slated for summer 2017. Cammeby’s plans to begin site work for the 90,000 square feet of retail space at Neptune Avenue this fall, and the project’s second phase, including a residential component, is scheduled to break ground in late 2017. New York-based S9 Architecture is designing the project. Winick Realty Group has been retained as the exclusive retail leasing agent, while The Lawrence Group is overseeing leasing for the project’s office space.

LAGUNA HILLS, CALIF. — C.W. Driver Cos. has broken ground on Five Lagunas, a rebranding and renovation of Laguna Hills Mall in Laguna Hills. Plans for the 68-acre site include 300,000 square feet of newly built retail space, 45,000 square feet of retail pad construction, and extensive interior and exterior renovations that will upgrade and modernize the shopping center. The 846,885-square-foot lifestyle center is slated to open in summer 2018. Current tenants include JCPenney, Macy’s and Nordstrom Rack. Merlone Geier Partners owns the property.

LAKE ELSINORE, CALIF. — Civic Partners has selected KTGY Architecture + Planning to design Artisan Alley at The Diamond, a retail development located in Lake Elsinore. Situated on 11 acres at the northeast corner of Diamond Drive and Malaga Road, the project will feature 95,000 square feet of retail and restaurant space and a 130-room hotel. Rene Brochier of Colliers International and Philip Riedy of Riedy Commercial Real Estate are handling the leasing and pad site sales at the property.

MISSION VALLEY, CALIF. — Sudberry Properties and the Grant Family are developing Civita Recreation Center, a multi-building recreation center in Mission Valley. Dempsey Construction has broken the ground on the project, which will include two buildings featuring a gymnasium, spa area, great room and kitchen. Outdoor amenities will include a family swimming pool, a lap swimming pool, barbecue area, fire pits and outdoor seating areas. Designed by Bessenian Lagoni, the property is slated for completion in spring 2017.
