CHICAGO — McShane Construction Co. has completed the 32,000-square-foot Arts and Recreation Center at Ellis Park. The two-story facility is located in Chicago’s Bronzeville neighborhood and features a gymnasium, indoor swimming pool, fitness center, music and theater performance spaces, and additional spaces for art, education and community use. The building, located at 3520 S. Cottage Grove Ave., also includes a rooftop terrace. The Community Builders Inc. and Quad Communities Development Corp. were the project developers. Booth Hansen and NIA Architects Inc. provided design services.

DALLAS — Drever Capital Management has announced the new name for 1401 Elm St., a 50-story, 1.5 million-square-foot tower occupying an entire city block in the Dallas central business district. The building, originally the First National Bank of Dallas, will now be known as The Drever. The building is being redeveloped into a combination of residential, hotel, spa, retail, office and restaurants with an expected delivery date of 2018. The building’s entrance faces Elm Street and is bordered by Akard Street, Pacific Avenue and North Field Street. Project specifics include a planned 236-room hotel, 27 floors of multifamily with 348 residential rental units, office space, a spa and wellness center, restaurants and entertainment options. On-site amenities for The Drever will include an outdoor terrace rooftop deck, infinity pool, fire pits, fitness center, dog concierge, dog park and public art throughout the interior and exterior of the building. When completed, the eight-story base of the tower will include more than 27,000 square feet of ground-floor retail space, 44,000-square-feet of office space, the hotel, residents’ lobbies and a ballroom. LOS ANGELES — Fazoli’s signed nine multi-unit and single-unit franchise agreements in July to develop 22 new restaurants nationwide. Fazoli’s will develop new restaurants out West in Southern California and Sioux Falls, S.D. It will also debut new outlets in Memphis, Tenn.; McAllen, Texas; Chicago; Dothan, Ala.; Snellville, Ga.; Hazard, Ky.; and Central Indiana. This announcement comes on the heels of significant growth for Fazoli’s, including 13 consecutive quarters of same-store sales growth — with franchisees boasting a 5.1 percent year-over-year, same-store sales increase in July. In 2011, Fazoli’s underwent a major brand overhaul with the introduction of real plateware and silverware in lieu of foam plates and plastic cutlery. As part of the brand refresh, earlier this year Fazoli’s began remodeling some of its locations with a new, contemporary look and feel. In addition, the company introduced an upgraded menu. With nearly 220 restaurants in 24 states, Fazoli’s claims to be America’s largest Italian fast-casual chain.

BIRMINGHAM, ALA. — Dollar General has opened the company’s 13,000th location with a new store in Birmingham. The new store is located at 4132 Jefferson Ave. S.W. The Goodlettsville, Tenn.-based discount retail chain employs more than 6,500 employees in Alabama through 675 stores and its distribution center in Bessemer, which opened in 2012. The new Birmingham location is one of the planned 900 new stores that Dollar General has opened or will open in 2016 throughout the 43 states that the retailer currently serves.

CHICAGO — JDL Development has opened 1000 South Clark, a 469-unit luxury apartment tower in Chicago’s South Loop neighborhood. The 29-story building boasts 43,000 square feet of amenity space that includes a 20,000-square-foot outdoor terrace with grilling stations; an indoor/outdoor pool and rooftop running track; a 10,000-square-foot fitness center; basketball and racquetball courts; a virtual golf simulator and putting area; a library lounge and wine bar; chef’s demonstration kitchen; a game room and billiards lounge; neighborhood bar room with customizable beer taps; news room and media lounge; and a board room with business center. The property also includes a four-story parking garage with space for 327 vehicles and a landscaped outdoor dog park and Bark on Clark, a full-service, privately run pet care and boarding facility. Currently 60 percent leased, 1000 South Clark offers studio, one-, two- and three-bedroom units that range from 512 to 2,730 square feet. Rents start at $1,895 and reach $7,000 per month. Additionally, the community features six three-bedroom rental townhomes, each with 3.5 baths and attached two-car garages.

EAGAN, MINN. — Ryan Companies US Inc. has completed an expansion of the Minnesota Autism Center (MAC) in Eagan, approximately 20 miles south of Minneapolis. The new two-story, 50,000-square-foot school is located on 6.5 acres directly west of MAC’s existing school building. The new facility features a gymnasium, breakout spaces, a media center, green spaces, a track, baseball field, cafeteria and also provides room for an additional 150 students and 130 staff members. Slated to open this September, the school will offer education services and therapeutic support for children, adolescents, and families affected by Autism Spectrum Disorders. RSP Architects the project designer, and Ryan Cos. provided development, civil engineering and construction services.

KANSAS CITY, MO. — MIRASON Properties LLC has begun renovations on the 40,200-square-foot Watts Mill Shopping Center in Kansas City. Located at the corner of 103rd Street and State Line Road, the shopping center features tenants such as Jasper’s Italian Restaurant, Ugly Joe’s Bar & Grill and Goodyear Tires. Updates to the center will include a new façade, architectural elements, LED lighting, landscaping, signage and a restriped parking lot. Block & Company Inc. oversees management and leasing for the property. The project is slated for completion this October.

AUBURN, WASH. — Domino’s Pizza has opened its 13,000th store in the world, located in Auburn, outside of Seattle. The new  store features the pizza theater design, which includes a comfortable lobby, open-area viewing of the food preparation process and the ability to track carryout orders electronically on a lobby screen. The store also features energy-efficient electric bikes and a Domino’s DXP, the company’s new specialized delivery car.

LOS ANGELES — Benchmark Contractors, a subsidiary of Morley Builders, has completed the construction of Blossom Plaza, located at the intersection of Broadway and College Street in downtown Los Angeles. Situated directly north of the Gold Line’s Chinatown Station, the plaza serves as the main pathway through Blossom’s Cultural Plaza and commercial arcade. Blossom features 237 apartment units in three five-story structures with 19,000 square feet of retail space over parking for 453 cars. Forest City developed the project, which Johnson Fair and Togawa Smith Martin designed. The project is targeting LEED Gold certification.

FRANKLIN, TENN. — Boyle Investment Co. has formed a joint venture with Northwood Ravin to develop a 45-acre, $270 million mixed-use project in Nashville’s Cool Springs submarket in the city of Franklin. Located at the site historically known as Northside at McEwen, the development will include 750,000 square feet of Class A office space, more than 100,000 square feet of retail and restaurants, a 150-room hotel and 580 upscale residential units. The Boyle development team will submit the infrastructure plan to the city of Franklin this month, which details plans for the development and a new traffic light for West McEwen Drive, to be shared with the Whole Foods-anchored Southside at McEwen. Boyle and Northwood Ravin plan to deliver all components of the development by mid-2018. Northwood Ravin, a privately held operating platform of Denver-based Northwood Investors, is a multifamily development and management firm with a portfolio spanning 18 projects in the Southeast worth roughly $2 billion. Boyle Investment Co. is a Memphis-based mixed-use developer with a 3 million-square-foot portfolio and an additional 5 million square feet in the development and planning stages.
