AUSTIN, TEXAS — Houston-based developer Alliance Industrial has broken ground on Connor Lane Business Park, a 170,959-square-foot industrial project in northeast Austin. The development will consist of two buildings totaling 87,467 and 83,492 square feet, with depths of 120 feet and 175 feet, respectively. Both buildings will feature 32-foot clear heights and 130-foot truck court depths, and the complex will offer a total of 70 dock doors. Construction is slated for a fourth-quarter delivery. Alliance Industrial has tapped Colliers as the leasing agent.

MORRISTOWN, N.J. — A partnership between The Olnick Organization and Fisher Development Associates is underway on the redevelopment of Headquarters Plaza, a 1 million-square-foot mixed-use complex in the Northern New Jersey community of Morristown. Headquarters Plaza consists of 650,000 square feet of office space, 100,000 square feet of retail and restaurant space, a 265-room Hyatt Regency hotel, a 40,000-square-foot health club and a 10-screen AMC movie theater. Full renovations of the hotel and 50,000-square-foot public outdoor space have already been completed. Ownership has now unveiled plans for the redesign of the main office concourse and signed leases with three new restaurant tenants. Gensler is the project architect.
LEANDER, TEXAS — Baltimore-based St. John Properties will develop Leander Tech Park, a 270,000-square-foot industrial project that will be located on the northern outskirts of Austin. Situated on 50 acres, Leander Tech Park will comprise eight buildings ranging in size from 31,560 to 50,639 square feet that will be developed in phases. The first phase will consist of two buildings totaling roughly 90,000 square feet. Construction of Phase I will start later this year and is expected to be complete in the third quarter of 2025. Leander Tech Park will also feature 18,850 square feet of inline retail space. Colin Tierney and Taylor Golden of Gold Tier Real Estate represented the seller, steel fabricator Zekelman Industries, in the disposition of the land.
NEW YORK CITY — A partnership between locally based developer The Moinian Group and Bushburg has begun leasing a 320-unit multifamily redevelopment project in the Cypress Hills area of Brooklyn. The development team converted the former Empire State Dairy site at 2840 Atlantic Ave. into a 14-story multifamily building with market-rate and affordable housing units, as well as 21,000 square feet of commercial space and an onsite charter school. Units come in studio, one-, two- and three-bedroom formats, and amenities include a rooftop terrace, fitness center, coworking space, tenant lounge and children’s play area. Valley Bank and Cross Valley Bank provided $105 million in construction financing for the project. Information on starting rents was not disclosed.
STAFFORD, TEXAS — A partnership between locally based developer Lovett Industrial and Los Angeles-based PCCP LLC has broken ground on Stafford Logistics Park, a 785,000-square-foot speculative industrial project that will be located on the southwestern outskirts of Houston. The development will consist of a 520,000-square-foot, cross-dock warehouse and a 265,000-square-foot, front-load warehouse. Building features will include 36- and 32-foot clear heights, respectively, as well as parking for 190 trailers and 380 cars. JLL will market the development for lease.
HOUSTON — New York-based global investment firm GTIS Partners has begun construction on Port 225 Commerce Center, a 484,000-square-foot industrial project located near Port Houston in southeast Houston. The development will consist of a 355,071-square-foot, cross-dock building and a 128,999-square-foot, rear-load building on a 26-acre site. Building features will include 36- and 32-foot clear heights, respectively, and combined parking for 382 cars and 93 trailers. Construction is scheduled for a fall completion. Other project partners include Angler Construction, Powers Brown Architecture, Langan Engineering and Cushman & Wakefield as the leasing agent.
HOUSTON — Midway has broken ground on CITYCENTRE Six, a 320,000-square-foot office building within the locally based developer’s CITYCENTRE mixed-use destination in West Houston. Additionally, Midway has named global chemical and building materials supplier Dow as the anchor tenant. Dow will occupy about 208,000 square feet within the 19-story building, which will include 12,000 square feet of retail and restaurant space and onsite parking. The design team includes architect of record Kirksey, Munoz + Albin Architecture & Planning and OJB Landscape Architecture. Construction is slated for a 2026 completion.
WEEHAWKEN, N.J. — Hartz Mountain Industries has begun leasing Hoboken Point, a 262-unit waterfront apartment community in the Northern New Jersey community of Weehawken. Units come in studio, one- and two-bedroom floor plans and feature stainless steel appliances, quartz countertops, individual washers and dryers and various pieces of smart-home technology. Amenities include a fitness center, coworking lounge, demonstration kitchen, game lounge and sports simulator, screening room and library, and a rooftop terrace. AUSTIN, TEXAS — Legacy Partners and Bridge Investment Group have completed Camber Ranch, a 483-unit apartment community in northeast Austin. Designed by Humphreys & Partners, the community consists of 22 residential buildings separated by a large green belt and wetland with walking trails. Units range in size from 438 to 1,500 square feet. Amenities include a pool, fitness center, outdoor grilling areas, a demonstration kitchen, esports gaming center, podcast studios and a coworking lounge with a mix of common and private work areas. Monthly rent starts at $1,375. Construction began in summer 2021.
FORT WORTH, TEXAS — Locally based developer JPI has broken ground on Jefferson Eastchase, a 398-unit multifamily development in Fort Worth. Designed by DLR Group Architects, the property will offer one-, two- and three-bedroom units and amenities such as a pool, fitness center, coworking lounge, dog park and a clubroom. JPI is developing Jefferson Eastchase in partnership with Fort Worth Housing Solutions, and the project will include an affordable housing component. The first units are expected to be available for occupancy in the third quarter of 2026.
