IOWA CITY, IOWA — The University of Iowa and Miron Construction have topped out Madison Street Residence Hall, a 12-story on-campus living and dining facility. The 311,000-square-foot development will deliver 1,049 new beds to the university in summer 2017. The property will also feature recreational and gaming space; multipurpose space; flexible study lounges; administrative offices and living units; a fitness center; community lounges; a full-scale dining facility; and future capability for an elevated courtyard. Harley Ellis Devereaux (HED) is the design architect, and Rohrbach Associates is the architect of record for the project.

WEST BEND, WIS. — The Opus Group has broken ground on a 60,000-square-foot office building in West Bend, approximately 40 miles northwest of Milwaukee. The two-story building will serve as the headquarters for Delta Defense LLC and the United States Concealed Carry Association, which provides education, training and legal protection for gun owners. The facility, situated on 36 acres, will feature a member services call center, training center and complete video and audio studio. In addition, 8,000 square feet of the first floor will serve as a fulfillment center to ship books, DVDs and other items that the company produces and sells. Kahler Slater Architects is providing design services for the project, which is slated for completion in early 2017. Opus is providing construction, development and engineering services.
MIAMI — Hilton Worldwide and Baptist Health South Florida have signed a franchise license agreement to open Hilton Miami/Dadeland, a 184-room hotel located on the Baptist Hospital campus in Miami. Interstate Hotels and Resorts will operate the hotel, which is slated to open at 9100 N. Kendall Drive in late 2018. CallisonRTKL Inc. designed the hotel, which will feature Cuban tile and pineapple-themed wall art and textiles, which complements the motifs of the Baptist Hospital campus. The hotel will feature a 6,200-square-foot ballroom, 2,000 square feet of meeting space, 24/7 business center and a health and wellness center with a fitness room and heated outdoor pool.
HOUSTON — Dick’s Sporting Goods plans to open six stores this fall for its entrance into metro Houston. The sporting goods retailer will open 105,000-square-foot stores at the Shoppes at ParkWest, located at 24600 Katy Freeway in Katy, and at Baybrook Mall at 1132 Baybrook Mall Drive in Friendswood. Traditional single- and bi-level stores will open in Deerbrook Mall at 20131 Highway 59 N. in Humble; First Colony Mall at 16535 Southwest Freeway in Sugar Land; The Woodlands Mall at 1201 Lake Woodlands Drive in The Woodlands; and at Willowbrook Mall at 2000 Willowbrook Drive in Houston. The stores range from 50,000 square feet to 83,000 square feet. The Pittsburgh-based chain operates more than 645 stores in 47 states.
GAINESVILLE, FLA. — Wal-Mart Stores Inc. has relocated its Walmart Supercenter store from Butler Plaza to Butler North, a power shopping center that Butler Enterprises is developing along Clark Butler Boulevard in Gainesville. The new Walmart Supercenter is one of several retailers opening at Butler North this month. Butler North is currently 92 percent leased to tenants such as Sam’s Club, Dick’s Sporting Goods, Five Below, Lowes Home Improvement, Marshalls, Orangetheory Fitness and Longhorn Steakhouse. Butler Enterprises is also underway on Butler Town Center, an adjacent 350,000-square-foot pedestrian-oriented mixed-use project along Archer Road and I-75. Upon completion in 2018, the entire Butler development will span nearly 2 million square feet on 267 acres.
LOS ANGELES — High Street Residential, in partnership with Principal Real Estate Investors and the Cesar Chavez Foundation, has broken ground on LA Plaza Village, a 425,000-square-foot mixed-use project in downtown Los Angeles. The development will feature 355 multifamily units and 43,700 square feet of retail across four buildings, ranging from five to seven stories. The multifamily portion of the property will feature one-, two- and three-bedroom units, 20 percent of which will be affordable housing. The development will also feature 720 parking spaces, and a “historic paseo” that will link LA Plaza Village to Olvera Street and Union Station through a landscaped walkway which features signage describing the history of the area. The project — which is seeking LEED Certification — is scheduled for completion in 2018. Johnson Fain is the architect for the project and Benchmark Contractors Inc. is the general contractor.
JERSEY CITY, N.J. — HFF has secured $155.8 million in financing for the development of 90 Columbus, a 50-story apartment tower in Jersey City. Thomas Didio of HFF arranged the financing for the borrowers, Ironstate Development and Panepinto Properties Inc., through a national commercial bank. As part of a multi-phase development, 90 Columbus will feature 539 apartment units in a mix of studio, one-, two- and three-bedroom layouts; a swimming pool; grilling areas; indoor and outdoor children’s play areas; a dog run; sport court; table tennis room; library; and wifi lounges. The overall development includes 50 Columbus, a 400-unit multifamily property; 70 Columbus, a 50-story luxury residential tower; an under construction 152-room Marriott Residence Inn at 80 Columbus; and on-site shared parking. Designed by Gwathmey, Siegel, Kaufman and Associates, 90 Columbus is slated for completion in 18 months.
ST. LOUIS — A joint venture between AFL-CIO Building Investment Trust and Balke Brown Transwestern has broken ground on Encore at Forest Park, a $51 million, 247-unit apartment property. The five-story building will offer studio, one-, two- and three-bedroom apartments. Community amenities will include a pool, parking garage and fitness center. The apartment building will be the final phase at The Highlands at Forest Park, a mixed-use development. Encore at Forest Park will be situated on three acres at 5700 Highlands Plaza Drive.
WOODRIDGE, ILL. — HSA Commercial Real Estate will develop a 152,122-square-foot speculative distribution center in Woodridge, approximately 30 miles southwest of Chicago. The Class A facility will serve as the final phase in HSA Commercial’s Park 355 development, a 500,00-square-foot project that is situated on 37 acres. The building, to be located at 2141 Internationale Parkway, is expected to come on line next March. Construction starts later this month. The building will include 30-foot clear heights, three drive-in doors and 15 truck docks.
GOODYEAR, ARIZ. — LGE Design Build has completed construction on a new 300,000-square-foot U.S. Western warehouse and distribution center in Goodyear. The facility is situated within Goodyear Gateway industrial park. The property has been fully leased to Michael Lewis Company (MLCo). Approximately 100,000 square feet of the 300,000-square-foot building is a refrigerated freezer. The company distributes food and catering supplies to major airlines. MLCo had outgrown its previous 100,000-square-foot facility near Phoenix Sky Harbor International Airport.
