BATON ROUGE, LA. — CBRE has arranged $48 million in construction financing for the development of Park Place, a 745-bed student housing community to be located adjacent to the Louisiana State University campus in Baton Rouge. The six-story project is scheduled for completion in 2017. CBRE secured the three-year, floating-rate loan through Commercial Bank Syndication on behalf of the Park 7 Group.

The Rosenblum Companies Breaks Ground on $23M Mixed-Use Residential Project in New York

TROY, N.Y. — The Rosenblum Companies has broken ground at 501 Broadway in Troy for the development of a $23 million mixed-use loft apartment project. The historic renovation of the former Troy Record newspaper building and the construction of a complementary new addition will bring 101 new apartments and ground-floor retail space to downtown Troy. Construction is slated to take 18 months. Redmark Realty is handling the leasing of the retail space.
CHICAGO — Ryan Cos. and Lincoln Property Co. have topped out a 368-unit, luxury apartment building in Chicago’s Gold Coast neighborhood. Aurélien is a 31-story, $100 million project that will be located at 833 N. Clark St. Construction on the project began in July 2015 and is slated to be completed by early 2017. Daiwa House Texas Inc. is the primary equity investor in Aurélien. When completed, the building will offer 78 studios and convertibles, 209 one-bedroom units, 75 two-bedroom units and six penthouse apartments. The majority of unit sizes will range from 563 square feet to 1,252 square feet, while penthouse apartments will range from 1,179 square feet to 3,250 square feet.
TOPEKA, KAN. — McPherson Contractors Inc. has broken ground on a $30 million, 96,000-square-foot headquarters building for Federal Home Loan Bank in Topeka. The three-story building will feature 265 parking spaces, walking trails, outdoor terraces, a café and 3,400 square feet of amenity space. The LEED Gold design is expected to reduce energy use by 65 percent compared with a conventional design. HOK and Schwerdt Design Group are the architects of record. Construction is slated for completion in December 2017.
ATLANTA — Brand Properties plans to develop Northside Midtown Medical, a 12-story, 170,000-square-foot medical office building in Midtown Atlanta. Located at 1130 W. Peachtree St. near 13th Street, the Class A building will be anchored by Northside Hospital, which will operate the Northside Imaging Center, primary care offices, cardiology services and an urgent care outfit at the property. Brand Properties plans to deliver Northside Midtown Medical in mid-2018. Northside is a healthcare delivery system with three not-for-profit hospitals in Atlanta, Cherokee County and Forsyth County and more than 150 outpatient services across Georgia.
BEVERLY, MASS. — Barnat Development has been selected by the Massachusetts Bay Transit Authority (MBTA) to develop a mixed-use, transit-oriented project at 112 Rantoul St. in Beverly. Located adjacent to the Beverly Depot Garage, the project will feature 70 apartment units and more than 3,000 square feet of ground-floor retail space. Additionally, the project will utilize the existing parking in the MBTA garage to serve the new residences and retail. The project’s total capital investment is $20 million, and permitting is expected to occur this fall.
DEARBORN, MICH. — Ford Motor Co. has unveiled plans for a 10-year, $1.2 billion renovation of its Dearborn campus, roughly 10 miles west of Detroit, according to The Architect’s Newspaper, a New York-based print and web publication. The project will combine 30,000 employees from 70 buildings into two primary locations — a product campus and a world headquarters campus. Over 7.5 million square feet will be rebuilt and upgraded into more modern, green and high-tech space. The product campus will feature trails and walkways, autonomous vehicles, on-demand shuttles and eBikes. The world headquarters will feature a Ford credit facility. Both campuses will also include new employee services and heightened wireless connectivity. At the heart of the product campus will be a 700,000-square-foot design center, which will include new design studios and an outdoor design courtyard. Construction of the product campus is expected to be complete by 2023. Work on the world headquarters campus begins in 2021 and is expected to be complete in 2026.
Minnesota Vikings Select Architect, General Contractor for $500M Practice Facility, Headquarters

EAGAN, MINN. — The Minnesota Vikings have selected Crawford Architects and Kraus-Anderson Construction Co. as the architect and construction manager for the football team’s new practice facility and headquarters. Located on the former Northwest Airlines campus in Eagan, the development will cost roughly $500 million to complete, according to the Minneapolis/St. Paul Business Journal. The Vikings plan to debut their new campus in March 2018. “Establishing this leadership team is a major step forward on our new Eagan home,” says Steve Poppen, executive vice president and chief financial officer of the Vikings. “We are thrilled to once again engage in a large project with a Minnesota-based construction company such as Kraus-Anderson, as they have a tremendous body of work and strong reputation within the community.” The announcement of Crawford and Kraus-Anderson joining the project team comes on the heels of the opening of U.S. Bank Stadium, the Vikings’ $1.1 billion home arena in Minneapolis. Located at 401 Chicago Ave., the stadium opened on Friday, July 22. MINNETONKA, MINN. — Real estate developer United Properties has broken ground on Cherrywood Pointe of Minnetonka, a 100-unit independent living, assisted living and memory care community in the Minneapolis suburb of Minnetonka. The four-story, 139,579-square-foot community will feature 72 independent living/assisted living units, 22 memory care apartments and six care suites — a home-like alternative to skilled nursing. Tushie Montgomery Architects and Henricksen for Human Care designed the project. Weis Construction is building the community, which is scheduled for completion by summer 2017. Cherrywood Pointe of Minnetonka is the fifth United Properties assisted living community managed by Ebenezer Management Services.
JERSEY CITY, N.J. — Progress Capital Advisors has arranged a $68.5 million construction loan for the final phase of Gull’s Cove, a nine-story condominium tower located in Jersey City’s Liberty Harbor North redevelopment area. Slated for completion in late 2017, Gull’s Cove II will feature 107 condo units in a mix of one-, two- and three-bedroom layouts ranging in size from 678 to 2,170 square feet. The new building is connected to the 331-unit first phase by ground-level retail spaces. On-site amenities include 24/7 concierge, fitness center, community room, common outdoor patio and covered on-site parking. In 2004, Progress Capital also arranged the initial $81 million loan for the construction of the development’s first phase. Kathy Anderson of Progress Capital arranged the financing for the undisclosed borrower.
