DERBY, KAN. — CBC Real Estate Group will develop a $40 million community hospital in Derby, a suburb of Wichita. Rock Regional Hospital, a 65,000-square-foot, 30-bed general acute care hospital with a surgical emphasis, will be situated north of Patriot Avenue and west of Rock Road in the proposed Sales Tax and Revenue (STAR) Bond District at the north end of Derby. The project will also include an adjacent 40,000-square-foot medical office building. Rock Regional Hospital will feature 12 inpatient medical beds, 12 surgical beds and six intensive care unit beds, as well as three operating rooms, two procedure rooms, three cath lab rooms and three emergency department rooms. Southlake, Texas-based Candor Healthcare will operate the hospital upon completion. Kansas City, Mo.-based CBC anticipates construction will begin this year, with Rock Regional Hospital fully operational by 2018.

WASHINGTON, D.C. — High Street Residential has partnered with Deutsche Asset Management to develop a 288-unit, Class A multifamily community located at 1441 U St. N.W. in Washington, D.C. Situated in the city’s U Street Corridor adjacent to the Frank D. Reeves Center of Municipal Affairs, the luxury property will feature more than 15,000 square feet of retail space. The companies plan to break ground in the third quarter, with completion slated for mid-2018. The site will also contain Portner Flats, a 96-unit affordable housing complex developed by a joint venture between Somerset Development and Jonathan Rose Cos.

ALBUQUERQUE, N.M. — Signet Development, in partnership with the University of New Mexico (UNM), has broken ground on Lobo Rainforest, a $35 million, 160,000-square-foot living-learning community located within the planned Innovate ABQ district in downtown Albuquerque. The six-story property will house over 300 UNM students studying in entrepreneurial education programs. Signet will own and develop the property through a lease arrangement with UNM, which will manage and operate the facility. The property will also be home to UNM’s Innovation Academy, meeting and collaboration rooms, and several business startup organizations including Innovate New Mexico and STC.UNM’s Joseph L. Cecchi VentureLab business incubator. Other tenants will include the Air Force Research Laboratory and various retail outlets. Dekker/Perich/Sabatini is the architect for the project, and Jaynes Cos. is the construction group. The property is scheduled for completion in August 2017.

GOLDEN, COLO. — Rocky Mountain Senior Living has hired OZ Architecture to design Golden Lodge Assisted Living, a 111-unit assisted living and memory care community in the Denver suburb of Golden. The community will feature two buildings – a 65,000-square-foot, four-story assisted living community with 75 units, and a 24,000-square-foot, single-story memory care community with 36 units. Colorado-based Vivage Senior Living will operate the community once it is completed. Construction is scheduled to begin in the fourth quarter of 2016 for completion in the fall of 2017. OZ Architecture is a Colorado-based design firm.

CHARLOTTE, N.C. — Beacon Partners has closed on the purchase of a 95-acre site in north Charlotte known as The Metrolina Expo Center for the development of Metrolina Park, a 1.2 million-square-foot manufacturing and logistics campus. Beacon Partners purchased the site from Linda Pistone for an undisclosed price. The industrial park will be situated off Statesville Road nearly one mile from I-77. Phase I of the development features two spec facilities totaling more than 600,000 square feet, as well as infrastructure and pre-grading on three additional lots to accommodate an additional 600,000 square feet. The two facilities include a 140,634-square-foot rear-load building fronting Statesville Road and a 495,950-square-foot cross-dock facility located near the park’s entrance. Beacon Partners plans to deliver both properties in the second quarter of 2017. The development team includes general contractor Edifice, civil engineer Orsborn Engineering Group and architect Merriman Schmitt. Wells Fargo provided construction financing on behalf of Beacon Partners.

SHEPHERDSVILLE, KY. — Dermody Properties has begun construction on LogistiCenter at 480, a 546,000-square-foot industrial facility located in Shepherdsville, about 20 miles south of Louisville near the Louisville International Airport and the UPS Worldport air hub. The project will be situated within Cedar Grove Business Park on Park Loop Road, less than two miles from the I-65 and Kentucky Highway 480 interchange. Users within Cedar Grove Business Park include Amazon, Best Buy, Clorox, eBay, Gordon Foods, UPS and Zappos. LogistiCenter at 480 will include 36-foot clear heights, 49 dock doors, 63 trailer stalls and 320 parking stalls. Dermody and general contractor Gordian Design and Construction expect to deliver the asset by the end of the year. Dermody has selected Kevin Grove and Doug Butcher of CBRE to lease the asset, which Dermody thinks will be well-suited for an e-commerce user.

INGLEWOOD, CALIF. — Hollywood Park Casino Co. has announced the new Cary Grant Pavilion at Hollywood Park Casino (HPC) will open this fall in Inglewood. The casino will be situated on nearly 11 acres that face the newly expanded Century Boulevard, just a few miles from downtown Los Angeles and minutes from Los Angeles International Airport (LAX). Cary Grant Pavilion at HPC will be built just steps away from the former site of Hollywood Park Casino. The new iteration will contain 110,000 square feet, with 125 card game tables, simulcast wagering, Century Bar & Grill, a lounge and a gourmet café. Developers broke ground in July 2015. JCJ Architecture designed the property.

WASHINGTON, D.C. — Quadrangle Development Corp. and The Wilkes Co. have started construction on The Lydian, a 324-unit luxury apartment building located at 400 K St. N.W. in Washington, D.C. Situated within the heart of Mount Vernon Triangle, The Lydian is located adjacent to another Quadrangle/Wilkes K Street apartment development, Lyric 440K. The Lydian will be the Quadrangle/Wilkes development team’s seventh building in its 2 million-square-foot, mixed-use Mount Vernon Place community. The first floor of The Lydian will have 13,410 square feet of shop and restaurant spaces, featuring 14-foot finished ceilings with floor-to-ceiling windows fronting the sidewalks of K Street. KEY LARGO, FLA. — Ocean Reef Club Real Estate Co., which is owned and operated by Ocean Reef Club in Key Largo, has sold the three-story, 24,673-square-foot Plaza Building in Key Largo for $21.2 million. Mary Lee of Ocean Reef Club Real Estate represented both the buyer and Ocean Reef Club in the sale of the building, which was the largest commercial property for sale at the club. Ocean Reef Club is situated on 2,500 acres and features 65 commercial properties, a 275-room hotel, 30,000 square feet of indoor and outdoor meeting space, two 18-hole golf courses, a 175-slip marina, 12,000-square-foot spa and salon and 20 tennis courts.

NORTHFIELD, ILL. — Reed Construction will complete a 545,000-square-foot renovation and build-out for Medline Industries Inc. in Northfield, approximately 20 miles northwest of Chicago. Medline, a global medical supply manufacturer and distributer, will relocate its headquarters to the facility, which was the former headquarters for Kraft Foods. Medline’s current headquarters in Mundelein, Ill., will stay open for the next several years. The renovation will include interior demolition and a rebuild of the existing space, followed by construction of new offices, meeting rooms, break areas and more. The construction is slated for completion this November. Partners by Design is providing architectural services, and MB Real Estate is representing the owner.
