SAVANNAH, GA. — SJP Properties and Manulife Investment Management have begun construction on the first phase of Georgia International Commerce Centre (GICC), an 809-acre industrial park in Savannah. At full buildout, GICC will comprise 12 buildings spanning 6.5 million square feet. SJP is partnering with Manulife on the first facility and with Chesterfield and Atalaya Capital Management on the overall development. Plans for GICC call for 250,000- to 1.3 million-square-foot buildings, each with cross-dock, front-load or rear-load configurations. The first building, which will span 1 million square feet, will feature 40-foot clear heights, 228 dock doors, four drive-in ramps, 273 trailer parking spots, a 185-foot-deep truck court and car parking for roughly 190 employees. The building is set to be delivered in July 2023 and is available for lease. Stephen Ezelle of Gilbert & Ezelle Inc., a regional non-owned affiliate of Cushman & Wakefield, is serving as the exclusive leasing agent for GICC. The park is situated within three miles of I-16, 22 miles from the Port of Savannah and near the recently announced, 16 million-square-foot Hyundai manufacturing facility.

ATLANTA — Chicago-based Sterling Bay and Charlotte-based Asana Partners have broken ground on 1050 Brickworks, a 14-story office building located at West Marietta Street and Brady Avenue in Atlanta’s West Midtown district. The co-developers are building the 225,000-square-foot property on a speculative basis. The duo recently secured an undisclosed amount of construction financing from Bank OZK. The design-build team includes architect HKS and general contractor Gilbane. The local Stream Realty Partners team of Bryan Heller, Peter McGuone and Parker Welton are leasing the property on behalf of Sterling Bay and Asana. 1050 Brickworks will feature a fitness center, private tenant balconies, open-air conference spaces and lounges and 14,000 square feet of retail space. The property will also feature creative office space with floor plates averaging 33,000 square feet. Upon completion, which is set for early 2024, 1050 Brickworks will anchor Asana’s adjacent Brickworks campus that currently features 166,000 square feet of shops and restaurants.

Eastmark-Center-Industry-Mesa-AZ

MESA, ARIZ. — IndiCap and AECOM-Canyon Partners have broken ground on Eastmark Center of Industry, a 113-acre industrial park in Mesa’s Gateway Airport submarket. Upon completion, the park will total 10 buildings offering more than 1.6 million square feet of mid-bay and cross-dock Class A industrial space. Situated in the Elliot Road Technology corridor, Eastmark Center of Industry will offer buildings ranging from 83,200 square feet to 426,400 square feet with 30-foot to 36-foot clear heights and 160-foot to 500-foot building depths. Future phases may include the opportunity for build-to-suit facilities. The project team includes Layton as general contractor, Kimley Horn as civil engineer and Deutsch Architecture as architect. IndiCap acquired the project site in April 2022 for $48 million. Steve Larsen, Pat Harlan and Jason Moore of JLL are handling leasing for the project.

FRANKLIN, TENN. — Highwoods Properties has selected Toro Development Co. and Ignite Realty Partners to develop Ovation, a mixed-use community located on a 145-acre site in the Nashville suburb of Franklin. Specific plans and construction timelines were not released as the project is in the planning stages, but Toro and Ignite will partner to transform a 60-acre portion of the Ovation campus into a walkable village that will feature shops, restaurants, apartments and lodging. Highwoods, which developed and owns the Mars Petcare headquarters on the Ovation site, will develop the office component of the project. Open Realty Advisors LLC, a Newmark company led by Mark Masinter, will serve as the leasing agent for Ovation.

ENCINITAS, CALIF. — Manna Development Group has completed construction of a multi-tenant medical office building in Encinitas. Located at 777 N. El Camino Road, the property is the first speculatively built non-owner/user medical office building in 15 years in the city, according to the developer. Totaling 12,200 square feet, the property will feature a 5,675-square-foot ground floor and a 6,502-square-foot second floor. Both floors can be divided into multiple suites. Additionally, the asset will offer reserved and on-site parking. The building is slated for delivery in mid-November. Peter Curry, Brooks Campbell and Owen Curry of Cushman & Wakefield are handling leasing efforts for the property.

AVONDALE, ARIZ. — Overland Group as developer and Overland Construction as general contractor have broken ground on Avondale Commons, a 22.6-acre mixed-use development on the northwest corner of Avondale Boulevard and McDowell Road in Avondale. Upon full build-out, the development will offer four residential buildings, a hotel, two restaurants, four office buildings and retail space. The first portion of the four-building, 39,650-square-foot medical office complex is underway, with delivery slated for second-quarter 2024. Avondale Commons will feature modern, four-sided architectural design in a garden office setting with highly visible monument signage on McDowell Road and Avondale Boulevard. The office and retail space, including dining and boutique amenities, will be finished in 18 months and is available for pre-leasing. The residential portion is slated for completion in 30 months, with the hotel and conference facilities being completed shortly after. Philip Wurth and Brian Woods of Colliers in Arizona are the exclusive leasing agents for the office and retail portions of the project.

INDIANAPOLIS — Co-developers HVAF of Indiana Inc. and Woda Cooper Cos. Inc. have completed Proctor Place, a $12.6 million affordable housing community in Indianapolis. The 61-unit property is located at 240 N. Warman Ave. and is available for residents who earn 30 to 80 percent of the area median income. The Indiana Housing & Community Development Authority provided housing tax credits for the project, and the City of Indianapolis Department of Metropolitan Development provided a Payment in Lieu of Taxes (PILOT) to support the development. Indianapolis Housing Agency provided project-based vouchers for 15 units to be set aside for homeless veterans. Other financial partners include Fallbrook Opportunity Zone Fund II LLC, Fifth Third Bank and Cedar Rapids Bank & Trust. HVAF will oversee supportive services at the property. Woda Construction Inc. was the general contractor and Woda Cooper’s management arm will oversee day-to-day operations.

LANSING, ILL. — Skender, in conjunction with joint venture partner Ashlaur Construction, has completed construction of Torrence Place in Lansing, a southern suburb of Chicago. Developed by Full Circle Communities, the three-story affordable housing project features 48 accessible and adaptable units mainly intended for veterans and people with disabilities. The building also includes a 3,600-square-foot health clinic and pharmacy that will be operated by Christian Community Health Center. Resident amenities include a community lounge, library, computer lab, onsite laundry, storage lockers, a fitness center and onsite supportive services. The project team also included architect Cordogan Clark & Associates and CAGE Civil Engineering.

AURORA, COLO. — Hyde Development and Mortenson will partner to construct a build-to-suit industrial facility for Xcel Energy, which acquired a 10-acre site from the developers for $2.7 million. Situated within the 5 million-square-foot HighPoint Elevated industrial park, the asset will feature a 40,000-square-foot facility and five acres of yard space. Construction of the facility will begin in first-quarter 2023. The property will be the future home of an Xcel Energy service center/office and warehouse facility with outside storage. Daniel Close, Todd Witty, Tyler Carner, Jeremy Ballenger and Jessica Ostermick of CBRE represented the Hyde Development in the land sale to Xcel Energy. The CBRE team is marketing HighPoint Elevated for lease and sale opportunities with build-to-suit and speculative construction options.

SAN DIEGO — Murphy Development Co. (MDC) has broken ground on Phase II of Brown Field Technology Park, a 52-acre corporate industrial park in San Diego’s Otay Mesa neighborhood. The second phase will include two speculative industrial buildings: Building 1, a 102,099-square-foot asset, and Building 2, a 101,145-square-foot facility. Completion of the two buildings is scheduled for third-quarter 2023. The buildings will feature 32-foot clear heights, 4,000 amps of 277/480 volt power, manufacturing sewer and water capacity, ESFR sprinklers, concrete truck courts, wide column spacing, and high-dock door ratios designed for distribution users. The buildings will accommodate a variety of tenant needs, ranging in size from 30,000 square feet to 203,244 square feet. Andy Irwin, Joe Anderson and Greg Lewis of JLL are overseeing the leasing of the two buildings.
