NEW YORK CITY — Madison Realty Capital has provided a $44 million first mortgage loan to recapitalize a student housing development located at 350 E. 10th St. in Manhattan’s East Village neighborhood. The 110,000-square-foot property was originally constructed in 1906 and operated as an elementary school until its closure in the mid-1970s. The undisclosed borrower acquired the vacant asset in 1999 and has since been pursuing the entitlement and redevelopment of the property. Proceeds of the loan will retire the existing indebtedness and provide capital for the pre-development. Upon completion, the five-story property will offer a variety of suite layouts and amenities, including a health center, fitness room and outdoor spaces.

BELTON, MO. — Tutera Senior Living & Health Care is set to break ground on the $9.5 million Carnegie Village Rehabilitation and Health Care in Belton, located in the Kansas City metro area. The skilled nursing facility is an expansion of Carnegie Village Senior Living Community, an independent living, assisted living and memory care community that was built in 2002. With the addition, the community will now feature the entire continuum of care. Tutera expects to complete construction in April 2017. The facility will feature 60 private suites, along with a rehabilitation gym, wellness center, spa services and other amenities. Interior design firm studioSIX5, architecture firm Prelogar & Jones Architects and engineering firm CFS Engineering will all participate in the expansion’s design.
CHICAGO — Novak Construction has finished work on a 30,000-square-foot Whole Foods Market at the City Hyde Park development. The store, located at 5118 S. Lake Park Ave., features a secret society theme and pays homage to the University of Chicago. The store features a dark blue and brass color scheme and other décor related to the university. The project also included installing a mechanical system and an underground parking garage. Jeanne Gang designed the City Hyde Park project.
OVERLAND PARK, KAN. — McPherson Contractors is set to start construction in July on a $49 million mixed-use apartment project in downtown Overland Park, approximately 13 miles south of Kansas City. The Vue will include 219 luxury one- and two-bedroom units, 10,000 square feet of ground-floor retail space and a multi-level parking garage. Hoefer Wysocki will design the project, and Hunt Midwest is the developer. Amenities at The Vue will include a pool, outdoor grills, cyber café, game room, clubhouse, fitness center and bicycle parking. The project is slated for completion in 2018.
BRAZIL, IND. — Exceptional Living Centers has opened Towne Park Assisted Living of Brazil, a 42-unit assisted living community located approximately 60 miles southwest of Indianapolis. The community is situated on the campus of Exceptional Living Center of Brazil, a 105-bed skilled nursing facility. The proximity will allow residents to age in place. Exceptional Living Centers is an operator of 16 facilities in the Midwest that span the continuum of care.
HANFORD, CALIF. — Fresno, Calif.-based developer 198/43 LLC has broken ground for a 150,000-square-foot Costco as part of the first phase of Hanford Marketplace in Hanford. Located on Lacy Boulevard, the Costco is slated to open in early November. The remainder of Hanford Marketplace’s first phase, including one to two freestanding pads and one to two multi-tenant pads, is scheduled for completion in mid-2017. The timing of the additional phases for the 450,000-square-foot, master-planned development will depend on initial lease up.
SHEPHERDSTOWN, W.VA. — EdR has begun construction on a new $22 million, 298-bed residence hall at Shepherd University in Shepherdstown. The five-story project will feature a mix of single- and double-suite style units. Amenities will include a food service and dining area, classroom, student lounges and Wi-Fi. The Shepherd University Foundation Supporting Organization hired EdR to develop the third-party project and will own the asset upon completion in summer 2017. Raymond James Financial Inc. assisted in financing the development, and Shepherd University will manage the property upon completion.
TUCSON, ARIZ. — El Pollo Loco, a chicken restaurant chain based in California, has signed a franchise development deal with new partner PLM Restaurants L.C., which will open six new restaurants by August 2019 in the Tucson area. In addition, PLM Restaurants has also completed the acquisition of two existing El Pollo Loco restaurants in the Tucson market. Franchise partners David Harper and Stephan Ralston own PLM. Harper is also president and owner of Meridian Restaurants, which owns and operates 82 Burger King restaurants. El Pollo Loco has more than 435 company-owned and franchised restaurants in Arizona, California, Nevada, Texas and Utah.
BOSTON — National Real Estate Advisors and The HYM Investment Group have unveiled plans to redevelop the Government Center Garage into Bulfinch Crossing, a six-building, 2.9 million-square-foot mixed-use development in Boston’s Bulfinch Triangle. Spanning two city blocks, Bulfinch Crossing will be anchored by One Congress, a 1 million-square-foot office tower designed by Pelli Clarke Pelli Architects. At full build-out, the development will feature three mid-rise buildings, including a hotel-and-condo building, an office building and a multi-story retail property, surrounding a new public plaza on the eastern side of the parcel, and One Congress and two high-rise residential buildings on the west parcel. Expected to break ground later this year, the project’s first high-rise residential component, designed by CBT Architects, will consist of 486 units, including 64 designated as affordable housing. In total, the mixed-use development will include 812 residential units, 196 hotel rooms, 1.15 million square feet of office space and 85,000 square feet of new retail space. Additionally, the property will feature a 1-acre rooftop amenity on the west parcel and a more than 1-acre public plaza on the east parcel. GRAPEVINE, TEXAS — Fieldhouse USA will open its second U.S. location at Grapevine Mills in Grapevine in early 2017. The indoor sports facility will bring youth and adult sport leagues and tournaments to the area. FieldhouseUSA is a league, event and tournament-based indoor sports facility projected to draw more than 1.6 million visitors annually to the new location. The 106,000-square-foot facility will feature nine basketball courts and nine volleyball courts offering league play in basketball, volleyball and indoor soccer. FieldhouseUSA also offers programs for performance training, all-sports camps, baseball/softball, birthday parties, boot camps, cheerleading, club volleyball, corporate events, dodge ball, lock-ins, skills training, taekwondo and tumble.
