CHICAGO — White Oak Realty Partners LLC and CA Ventures have broken ground on a 20-story, trophy office tower in Chicago’s West Loop. The project is slated for completion by the first quarter of 2018, according to Crain’s Chicago. The building, located at 625 W. Adams St., will consist of 432,000 square feet of office space and a 400-space parking facility. Amenities at the tower will include three outdoor terraces, a fitness center, panoramic views, a conference auditorium that can accommodate up to 1,000 people and 2,500 square feet of ground-floor retail. Martin Wolf of Solomon Cordwell Buenz designed the project.

LITTLE CANADA, MINN. — Nottingham Construction has broken ground on Cardigan Ridge, a 118-unit senior living community in Little Canada, approximately 15 miles northwest of Minneapolis. The four-story facility, located at 3300 Rice St., will provide independent living, assisted living and memory care units. Construction on the 158,000-square-foot building is slated for completion by May 2017. Amenities at Cardigan Ridge will include overnight guest rooms, underground parking, a community room, private dining room, movie theater, fitness center, hair salon, spa tub room, workshop and craft room and library with computer access. Heart Development will own the property, and Ebenezer Management Services will manage the community. Kaas Wilson Architects is designing the project.

NEW YORK CITY — Cape Advisors has launched sales at 30 Warren, a 12-story multifamily building in Tribeca. Designed by Post-Office Architectes, the 12-story development features 23 condominiums ranging from one- to three-bedroom homes, including three full-floor penthouses with direct elevator entry and library areas. Residences range from 1,000 square feet to more than 2,500 square feet, with prices ranging from $2 million to $8 million. On-site amenities include an attended lobby, fitness center, children’s playroom, bicycle storage and private storage. The project is slated for completion in the fall of 2017.

FORT WORTH, TEXAS — KWA Construction has broken ground on Oleander Apartments, a 327-unit multifamily development located in Fort Worth’s hospital district. Dallas-based developer Lang Partners selected KWA to build the 279,114-square-foot apartment complex. Designed by JHP Architects, the project will be built on two city blocks along West Rosedale and Oleander streets and connected by a bridge over Seventh Avenue. Construction will entail connecting a five-story, wood-frame building via a skybridge to another five-story, wood-frame building wrapped around a six-level parking garage. With plans to be connected on the third and fourth floor levels, the bridge will provide a crossover to the apartments’ garage, clubhouse, pool and other shared amenity areas. Rent will range from $1,100 to $2,800 per month. For the project, Lang Partners has received approval for $1.2 million in funding from the local tax increment finance district for public right-of-way and easement improvements, utility work and streetscape improvements. Oleander Apartments is expected to complete construction in summer 2017.

Monarc Met 3 Miami

MIAMI — Suffolk Construction has completed construction on Monarc, a 462-unit residential tower in downtown Miami developed by MDM Development and ZOM USA. The tower is the residential portion of Met 3, which includes an 11-story retail and parking podium featuring a Whole Foods Market and 1,442 parking spaces. The retail and parking podium has been open since January 2015 and remained fully operational throughout Monarc’s construction. In addition to Met 3, Suffolk is managing several other construction projects in South Florida including the Brightline’s MiamiCentral Station, Jade Signature and Met Square.

Megacenter Miami Brickell

MIAMI — The Urban Design Review Board (UDRB) has approved Borges + Associates Architects’ design for Megacenter, a two-tower, mixed-use development in Miami’s Brickell district. The project will include a 12-story tower that features six levels of mini-storage, 111 basement parking spots and four levels of boutique office space, as well as an eight-story residential tower with rooftop amenities and ground-level retail space. The exterior of the project will feature a rotating gallery of artwork that will be replaced periodically. Megacenter’s developer, Chilean-based Red Megacentro, is the leading self storage developer in Chile and also develops office and warehouse space in Peru and Miami. Miami-based Borges + Associates expects Megacenter to achieve LEED Gold certification.

ALLEN, TEXAS — Simon has launched the expansion of Allen Premium Outlets, a shopping destination in the Dallas suburb of Allen. The expansion is expected to include an estimated 30 new specialty retailers that will be added at the heart of the shopping center near Neiman Marcus Last Call. Simon will also renovate Allen Premium Outlets with new features and amenities including updated seating, a new play area, Wi-Fi, landscaping and architectural adornments to match the new structures. In addition, a 22-acre plot northeast of the current shopping center has been rezoned to allow for the future inclusion of restaurants and hotels. Allen Premium Outlets currently includes retailers such as Kate Spade New York, Michael Kors, Nike, Polo Ralph Lauren and Under Armour. The expansion is expected to be complete by fall 2017.

ATLANTA — Pollack Shores Real Estate Group plans to develop a new luxury apartment community located at 1270 Spring St. in Midtown Atlanta. The new 259-unit property, known as 1270 Spring Street, will feature 14,000 square feet of retail space and 3,000 square feet of live/work space. The one-, two- and three-bedroom apartments will feature large balconies, plank flooring, kitchen islands, granite and quartz countertops, under mount sinks and pendant lighting. Pollack Shores plans to have the community’s first units available by March 2018 with full completion set for early summer 2018. Upon completion, Matrix Residential, the multifamily residential management division of Pollack Shores, will manage 1270 Spring Street. Pollack Shores’ other recent developments in Atlanta include the residential portion of The Battery Atlanta around SunTrust Park, Steelworks near Atlantic Station and Millworks, The Jane and The Monroe in Buckhead.

NEW YORK CITY — Cogswell Lee Development, in partnership with architect/developer GLUCK+, has launched sales at 150 Rivington, a residential building located in Manhattan’s Lower East Side. The multifamily building features 45 one-, two- and three-bedroom condominiums ranging from 543 square feet to more than 1,600 square feet. One-bedroom units start at $995,000; two-bedroom condos at $1.6 million; three-bedrooms at $2.7 million; and three-bedroom penthouses at $3.8 million. Slated for completion in the first quarter of 2018, the property will feature a 24-hour attended lobby, superintendent and porter services, a package room, cold storage, bicycle storage, a fitness center, a 1,500-square-foot roof terrace and 12,000 square feet of retail space.

JERSEY CITY, N.J. — Point Capital Development and Fields Construction Co. have completed the construction of The Baker Building, an apartment building located at 234 Suydam Ave. in Jersey City. Situated in the Lafayette neighborhood, the five-story complex features 83 apartments, a roof deck, courtyard, dog run, parking, lounge and fitness center. Additionally, the property is located in close proximity to the Liberty State Park light rail station. The complex was designed by C+C Architecture with Urban Design Workshop as the architect of record for construction.
