Fiat Chrysler Automobiles Stonewall Industrial Park Winchester

WINCHESTER, VA. — Equus Capital Partners Ltd. has entered into a build-to-suit lease agreement with Fiat Chrysler Automobiles for the development of a 400,400-square-foot warehouse and distribution facility within Stonewall Industrial Park in Winchester. The facility will create more than 70 new jobs in the region. The industrial park is located along the I-81 Corridor in Frederick County, approximately 75 miles west of Washington, D.C. The property will be a Mid-Atlantic parts distribution center for Fiat Chrysler’s parts, service and customer care organization. Jarred Testa and Michael Walsh of Cushman & Wakefield’s Baltimore office represented Fiat Chrysler in the lease deal. The Class A facility will feature 32-foot clear heights, T5 interior lighting, concrete floors, 50- by 50-foot column spacing and an ESFR sprinkler system. BPG Development Co. LP, Equus’ development operating arm, will oversee development and construction. Equus plans to complete construction by the end of November 2016.

CHICAGO — CIM Group has completed the construction of Marquee at Block 37, a 690-unit apartment tower in Chicago. The 34-story apartment building sits on top of the four-story Block Thirty Seven retail center. Marquee at Block 37, which is located at 25 W. Randolph St., offers studio, one-, two- and three-bedroom units. Amenities include an outdoor pool and sundeck, fire pits, rooftop hot tub, dog run and wash, fitness center, event room, business center and outdoor terraces. Block Thirty Seven is 275,000 square feet and includes an 11-screen AMC Dine-In Theatre. Construction began on Marquee at Block 37 in October 2014.

Thor-Equities-Red-Hook-NYC

NEW YORK CITY — Thor Equities is developing a waterfront office project located in Brooklyn’s Red Hook district. Designed by Foster + Partners, the 7.7-acre property will include two heavy timber frame buildings totaling more than 600,000 square feet of creative office space and 23,000 square feet of retail and restaurant space. Additionally, the design will feature 100,000-square-foot open floor plates. Surrounded by water on three sides, the campus will feature a public waterfront esplanade designed by SCAPE/Landscape Architecture and a central open courtyard and rooftop space for future tenants. The project is being built to fit the needs of a TAMI (technology, advertising, media and information) tenant or other appropriate user of the space.

STEVENS POINT, WIS. — Miron Construction Co. has broken ground on a $75 million science building for the University of Wisconsin-Stevens Point, located 100 miles west of Green Bay. The four-story, 176,500-square-foot chemistry building will include classrooms, lecture halls, research and teaching labs, faculty and staff offices and a tropical conservatory. The facility, which is slated for completion in 2018, is the first major freestanding building constructed on the campus since 1971. The building is designed to use 40 percent less energy and 26 percent less water compared with a conventional design through the utilization of large windows, highly efficient mechanical and electrical systems, bioswales and rain gardens. HOK and Potter Lawson are designing the building.

ELK GROVE VILLAGE, ILL. — The Opus Group has broken ground on a 175,000-square-foot corporate headquarters for MC Machinery Systems Inc. in Elk Grove, approximately 25 miles northwest of Chicago. MC Machinery Systems, a subsidiary of Mitsubishi Corp., sells high-tech manufacturing equipment used for metalworking and fabrication. The building will feature 50,000 square feet of office space, 75,000 square feet of ancillary office and storage areas and a 50,000-square-foot showroom. The facility will also include spaces for customer product demonstrations, research and development, machine refurbishment and a customer support call center. Construction is slated for completion by this December.

DEER VALLEY, UTAH — ValueRock Realty Partners has obtained all the entitlements and approvals for the 87-acre Deer Cove Master Plan, one of the largest planned mixed-use communities in the Deer Valley/Park City region. The development will be situated adjacent to U.S. 40, within walking distance of the Jordanelle Express Gondola at Deer Crest and Jordanelle recreational lake. ValueRock and its affiliates acquired the infill parcel in 2001. Since that time, the team has invested about $20 million in planning, engineering, infrastructure and water reservation fees to secure full entitlement approvals. The project will eventually include more than 1,000 residential units, a hotel, retail and open space in a master-planned community. There are a number of on-mountain adjacent developments planned for the area, including a 800- to 1,000-acre ski terrain expansion of Deer Valley Resort; development of a new on-mountain, four-star hotel at Pioche; proposed on-mountain luxury hotel and residential development at Blue Ledge by Extell Development; and progression of Mayflower, another development that encompasses about 4,000 acres of land.

CAMERON, LA. — Port Cameron LLC plans to develop a new deep-water staging port in Cameron, a town near Lake Charles in Louisiana’s Gulf Coast region. As the largest private energy services facility on the Gulf Coast, the new port complex will facilitate energy development in the Gulf of Mexico. Construction on the $1.5 billion project will commence in November, and Phase I of the project is slated for completion by the third quarter of 2017. Phase I will encompass 500 acres, with an additional 750 acres available for expansion in the future. In addition to the new port, the project includes constructing approximately 25,000 linear feet of all-weather roads and two new concrete bridges. The new port will be located on the Calcasieu Ship Channel, roughly 185 miles east of Houston and approximately 50 miles south of I-10. Mark Nicholas, John Talhelm, Richard Quarles and Joe Berwick of JLL Houston’s office are leading the leasing efforts for Port Cameron. According to an economic impact study by Louisiana-based economic consulting firm Loren Scott Associates, when fully leased, activity at the port will create approximately $2.8 billion in sales and about 10,000 jobs for the state of Louisiana.

SAN JOSE, CALIF. — A partnership between SteelWave (formerly Legacy Partners Commercial) and USAA Real Estate Co. has broken ground on Phase II of America Center in San Jose. This phase will add 450,000 square feet of office space in two six-story buildings. America Center is situated off Highway 101 at the junction of Highway 237 and Great America Parkway. It sits adjacent to the 175-room Aloft Hotel, and is surrounded by a 30-acre open space preserve, with access to public jogging and bicycle paths. The new phase will bring America Center to a total of 885,000 square feet. The project will eventually include 1.1 million square feet of Class A office space once Phase III is completed. Phase I is 88 percent leased. It is occupied by tech companies like Polycom and Flextronics International. The project was initially built in 2009. Newmark Cornish & Carey is handling leasing for the property.

CARLSBAD, CALIF. — Turner Construction and Ware Malcomb have completed the construction of Hoehn Motors Audi Dealership, located at 5425 Paseo Del Norte in Carlsbad. The 54,688-square-foot, full-service auto dealership features a showroom, sales offices, public lounge seating areas, retail boutique, interior care delivery room, public Quattro Café, mezzanine executive level with offices and a conference room. Additionally, the property features 28 vehicle service and wash bays, a 120-stall parking deck above the offices and showroom, and a completed parts department with a bin-supported mezzanine. Turner Construction served as general contractor, Ware Malcomb provided architecture and interior design services and The Horine Group served as project manager for the project.

Nexus Atlanta

ATLANTA — Transwestern Development Co. plans to develop Nexus, a 354,500-square-foot trophy office tower in Atlanta’s Central Perimeter submarket. The building will be situated at the intersection of Hammond Drive and Perimeter Center Parkway. Transwestern expects to break ground on Nexus in the first quarter of 2017 and wrap up construction in the fourth quarter of 2018. Nexus will feature floor-to-ceiling glass, flexible floorplates for both open and closed layouts, 10-foot ceilings, a two-story lobby and structured parking below the office building and in an adjacent deck connected via skybridge. The property will also featured a covered connection to the Dunwoody MARTA station. Cooper Carry has been selected to design Nexus, and Transwestern will provide leasing and management services.
