Lorelei Laurel Island Charleston

CHARLESTON, S.C. — North American Properties – Atlanta has unveiled plans to develop Lorelei, a 160-acre, upscale mixed-use project located on Laurel Island in Charleston. The project’s estimated value totals more than $1 billion, according to sources familiar with the development. The waterfront property is central to the Port of Charleston and offers views of the Arthur Ravenel Jr. Bridge. Plans for Lorelei include retail, chef-driven restaurants with waterfront patios, a hotel, meeting space, loft and Class A offices, multifamily residences, condominiums and single-family homes, a community gathering space, biking and hiking trails and entertainment venues. A food hall is planned for the project, and will be designed and curated in collaboration with local restaurateur Steve Palmer. Boat access will also be available to visitors. Fred Kent, founder of Project for Public Spaces, and Jeff Speck, author of “Walkable City,” have been tapped to help with the design of the project. Project construction is expected to begin upon clearing regulatory and financing hurdles.

The Battery Atlanta Wahlburgers Braves

ATLANTA — The Atlanta Braves and development partner Fuqua Development have revealed eight new retail, dining and entertainment concepts coming to The Battery Atlanta, a 1.5 million-square-foot mixed-use development surrounding SunTrust Park. The concepts are set to open by Opening Day 2017, when the Atlanta Braves will first take the field at their new 41,500-seat ballpark, which is situated in Cobb County near the intersection of I-75 and I-285. The new concepts include Wahlburgers, a chef-driven burger concept from Mark, Donnie and Paul Wahlberg; Kings Bowl, a retro bowling and entertainment destination; Live!, a dining and entertainment destination developed by The Cordish Cos. and and designed by Jeffrey Beers International; Goldbergs Bagel Co. & Deli, an Atlanta-based bagel and sandwich shop; Mountain High Outfitters, an outdoor specialty store; Sugarboo Designs, a household items and gifts retailer; DressUp, a women’s fashion boutique retailer; and a retail-only Harley-Davidson store. Cordish operates Live! venues at major ballparks across the country, including Xfinity Live! at the Philadelphia Flyers’ Philadelphia Stadium Complex and Ballpark Village with the St. Louis Cardinals. LIBERTY, MO. — Developers have broken ground on Norterre, a master-planned seniors housing community in the Kansas City suburb of Liberty. Development costs are estimated at $66 million for the first phase, which will include a health center, café, single-family homes for seniors and short-stay rehabilitation. Norterre will be built on a 17-acre site adjacent to Liberty Hospital. A 50,000-square-foot healthy living center will act as the center of the community. The seniors housing portions of the community will be based on the household model where up to 20 seniors share a set of amenities. When complete, the community will feature 60 assisted living units, 20 assisted living units and 60 skilled nursing beds. The first phase is expected to open in spring or summer 2017.

THE COLONY, TEXAS — Jackson-Shaw has begun construction on a four-restaurant dining and entertainment experience known as The Oasis. The project is located in Cascades at The Colony. The Oasis is the newest addition to the master-planned community located in the retail and corporate headquarters corridor in north Texas. Thomas Glendenning and Chrystal Morgan with Shop Cos. are in charge of leasing the space. Jackson-Shaw developed the 100-acre, mixed-use campus of Cascades at The Colony to establish a commercial development along the north side of Sam Rayburn Tollway.

LOS ANGELES — Holland Partner Group has broken ground on 732 Spring Street, the second of two high-rise, mixed-use projects the firm is developing in a joint venture with North America Sekisui House in downtown Los Angeles. The 24-story tower will feature 300 residential units with luxury amenities and 7,500 square feet of ground floor retail. The $164 million tower is situated across the street from its sister property, 755 Spring Street, on which Holland broke ground late last year. The building sites are located in the Historic Core of downtown Los Angeles, along the edge of the Fashion District. Amenities at the towers will include a resort-style fitness center and clubhouse, a rooftop deck and cantilevered pool cabanas suspended five stories above street level. The towers will stand more than 100 feet above surrounding buildings, offering views of the greater Los Angeles area once completed in mid-2018. MVE + Partners designed the towers.

Town Center of Virginia Beach

VIRGINA BEACH, VA. — Armada Hoffler Properties Inc. plans to develop a $32 million mixed-use project within the 17-block Town Center of Virginia Beach. The project is part of an ongoing public-private partnership with Armada Hoffler and the city of Virginia Beach. The development will include 33,000 square feet of street-level retail space, 5,000 square feet of restaurant space and 120 luxury apartment homes. In addition, Zeiders American Dream Theater will invest roughly $8 million in a 17,000-square-foot performing arts theater, and the city of Virginia Beach will invest roughly $3 million in public infrastructure including an open-air public plaza on the second level and a pedestrian bridge connecting the development to an adjacent parking garage. Armada Hoffler Construction Co., a division of Armada Hoffler Properties, will serve as general contractor of the project. Armada Hoffler expects to break ground in the second half of the year.

PORTAGE, IND. — Holladay Properties has scheduled an August groundbreaking for The Promenade at Founders Square, a $37 million mixed-use development in Portage, approximately 10 miles east of Gary. The initial five buildings will surround Founders Square Park and offer residential space with ground-floor commercial properties. Other recent investments in The City of Portage include the new Founders Square Park, fire station, police station and an outdoor entertainment pavilion.

NEW YORK CITY — Rockrose Development Corp. has topped out The Hayden, a 974-unit residential tower located at 43-25 Hunter St. in Court Square in Queens’ Long Island City. As New York City’s largest “80/20” project outside of Manhattan, 20 percent or 195 apartments will be offered as affordable housing units, with the remainder as market-rate rentals. Slated for completion in first quarter 2017, The Hayden will comprise 970,000 square feet with 19,400 square feet of retail space on the ground floor, 348 studio units, 458 one-bedroom rentals and 167 two-bedroom apartments. On-site amenities will include two rooftop terraces, a fitness center, basketball court, billiard room, rooftop solarium and lawn, yoga studio, Zen garden, screening room, library and children’s playroom.

MIAMI — Melo Group has completed the construction of Melody Tower, a 38-story, 497-unit high-rise in downtown Miami. Located at 245 N.E. 14th St. in Miami’s Arts & Entertainment district, Melody Tower is now open for occupancy and renters are moving in this month. The tower includes one- to three-bedroom apartments with monthly rates starting at approximately $1,650 for a one-bedroom unit, $1,850 for a two-bedroom unit and $2,350 for a three-bedroom unit. The property is fully pre-leased and features 8,500 square feet of ground-floor retail and restaurant space that is pre-leased to Brazil’s Parmegiana Factory and New York Miami Pizza, both of which are set to open in the second quarter of 2016. Fronting Biscayne Bay, the property is located directly across from the Adrienne Arsht Center for the Performing Arts and less than two blocks away from the Miami-Dade Metromover Omni Station. MANDEVILLE, LA. — Stirling Properties has opened a new Whole Foods Market at Premier Centre in Mandeville. Along with the recently opened Forever 21 Red, the 40,000-square-foot store is replacing a former Albertson’s grocery store. The 273,000-square-foot Premier Centre is fully leased to tenants including Stein Mart, Bed Bath & Beyond, T.J. Maxx, Barnes & Noble, Old Navy, Gap/Gap Kids, Rack Room Shoes, Banana Republic, American Eagle Outfitters, Hallmark, LOFT, Victoria’s Secret, Aéropostale, Buckle, Apricot Lane, H.W. Rosenblum, Earthsavers, Bath & Body Works, Motherhood Maternity, Chase Bank, Chili’s Grill & Bar, Romano’s Macaroni Grill, la Madeleine and Pinkberry. Tesla electric car charging stations are also available in the parking lot. Stirling Properties developed Phase I of Premier Centre in 1999 and Phase II in 2000 and currently holds the managing and leasing contract. The new Whole Foods store will employ approximately 100-120 team members.
