MONTGOMERY, N.Y. — SunCap Property Group is developing an industrial build-to-suit facility on 44.1 acres at 201 Neelytown Road in Montgomery. The developer has selected Meridian Design Build to design and construct the 248,370-square-foot property, which will serve as a package sorting and distribution center for a leading provider of global shipping and information services. The facility will feature 63 loading docks, seven drive-in doors, 184 interior van loading positions, 452 auto parking stalls and 190 exterior trailer stalls. Additionally, the freestanding gateway building will be constructed to provide a secure entry point into the site. Cornerstone Architects is serving as architect, while Langan is providing civil engineering services for the project.

Beacon Partners to Develop 513,000 SF Build-to-Suit Distribution Center in South Carolina

ORANGEBURG, S.C. — Beacon Partners has broken ground on a new 513,000-square-foot distribution center in Orangeburg. The project is a build-to-suit facility for Husqvarna Consumer Outdoor Products, a subsidiary of the Swedish manufacturer of outdoor power products. Husqvarna has signed a long-term lease at the property, which will be situated adjacent to the company’s existing 1 million-square-foot manufacturing facility. Beacon Partners expects to deliver the property in the fourth quarter of this year. The project team includes general contractor InterCon Building Corp., architect Merriman Schmitt and civil engineer Alliance Consulting & Engineers.
NorthMarq Arranges Construction Financing for Seniors Housing Property in Metro Atlanta

MARIETTA, GA. — NorthMarq Capital has arranged a credit enhancement and joint venture sponsor to finance the construction of The Arbor Terrace at Burnt Hickory, a 92-unit seniors housing community in the Atlanta suburb of Marietta. Developer and operator The Arbor Co. is developing the community, and the general contractor, Choate Construction, expects to deliver the property by March 2017. Will James of NorthMarq’s Atlanta office secured the financing for the landowner, Hollander Properties. Specific terms were not disclosed.
TERRE HAUTE, IND. — ICAP Development is set to break ground on Highland Quarters, a 60-unit, 224-bed student housing community located at 627 Cherry St. adjacent to Indiana State University in Terre Haute. The 106,000-square-foot, five-story project will feature fully furnished apartments with bed to bath parity and in-unit washers and dryers. The ground level of the project will provide roughly 6,000 square feet of retail space, secured parking for tenants and amenity spaces that will include a full-service fitness facility, study rooms and an entertainment lounge. The project is slated for completion by August 2017.
ST. LOUIS — HOK has designed a 17,000-square-foot office space for Square Inc. at the @4240 building in the Cortex Innovation Community in St. Louis. HOK and developer Wexford Science & Technology LLC previously renovated the LEED-certified building that once housed a 1940s phone factory. The new space features 16-foot ceilings, skylights, activity spaces, meeting and phone nooks, adjustable desks, acoustic panels and a micro kitchen that can accommodate various company functions. Artisan Building Co. served as the general contractor. San Francisco-based Square is a financial services and mobile payment company.
Off to the Races: International Speedway Breaks Ground on ONE DAYTONA Mixed-Use Project

DAYTONA BEACH, FLA. — International Speedway Corp. (ISC), a motorsport event promoter and owner/operator of 13 motorsport entertainment facilities, has broken ground on ONE DAYTONA, a 300,000-square-foot mixed-use project in Daytona Beach. The development will be situated across from ISC’s Daytona International Speedway, which is home of the Daytona 500 NASCAR race. Set to open in fall 2017, ONE DAYTONA will feature retail, dining, entertainment and residential space, as well as two hotels. Development costs are estimated to total between $120 million and $150 million. ONE DAYTONA will be anchored by a 67,000-square-foot Bass Pro Shops Outpost and a 12-screen Cobb Theatre. Vertical construction has begun on the movie theater, and Bass Pro Shops will begin construction on its building in the coming weeks. Additionally, ISC has recently executed leases with first-to-market retailers such as Guitar Center, Tervis, It’Sugar, Jeremiah’s Italian Ice and Venetian Nail Spa. “We are very pleased to be announcing these five outstanding tenants,” says Jeff Boerger, vice president of corporate development at ISC. ORO VALLEY, ARIZ. — Nonprofit owner/operator La Posada and architecture firm three: living architecture have unveiled plans for Nakoma Sky, a 268-unit independent living, assisted living and memory care community in Oro Valley, just north of Tucson. The community will be a resort-style complex situated on 79 acres in the foothills of the Catalina and Saguaro mountain ranges. The main building will be 500,000 square feet and five stories tall. Development costs are estimated at between $90 million and $100 million. When complete, the community will offer 220 independent living units, 24 assisted living units and 24 memory care units. The development team expects Nakoma Sky will open in early 2019. Diversified Design and Construction, landscaping firm Talley Associates, interior design firm THW Design, and three: living architecture will collaboratively design the project.
ELIZABETH, N.J. — Elberon Development Group, along with joint venture partner The Avidan Group, has broken ground on a warehouse/distribution facility within Elizabeth Logistics Center in Elizabeth. Located at 925 Julia St., the 90,000-square-foot building will be divisible to two units of 45,000 square feet and feature 36-foot clear ceiling heights, up to 24 docks, T5 lightning and parking for up to 80 trailers. The facility is slated for completion in September.
AUSTIN, TEXAS — Transwestern Development Co. plans to develop Indie Apartments, a micro-unit community at 1648 E. Sixth St. in Austin. Transwestern acquired nearly 0.5 acres and will construct a 139-unit community with a 2,500-square-foot restaurant space in East Sixth, an entertainment district just east of downtown. Groundbreaking is scheduled for June with the first units expected to deliver in August 2017. The 55,814-square-foot property will consist primarily of 350-square-foot studio units and 520-square-foot, two-bedroom units. The fully furnished apartments will maximize space through built-in storage units and flexible furniture systems such as Murphy beds, hideaway kitchen modules and convertible tables. Located less than one block from the Plaza Saltillo metro station, Indie Apartments will feature a large communal area, fire pits, outdoor TVs and 108 below-grade parking spaces. Martines Palmeiro Construction is the general contractor, and Wilder Belshaw Architects is the architect. Comerica provided the financing for the project.
ATLANTA — Winter Construction has been selected to build the new Solis Hotel Two Porsche Drive, a 214-room hotel that will be situated adjacent to the new Porsche Cars North American Headquarters in Atlanta. The hotel will also be situated close to Hartsfield-Jackson Atlanta International Airport’s International Terminal/Concourse F. The eight-story property will feature restaurants and bars, 6,500 square feet of event space with a 3,600-square-foot ballroom and a rooftop lounge with views of the Porsche Experience Center and airport. The owner of the hotel, Swiss real estate investment company ACRON, hosted a groundbreaking ceremony in early April. HOK Architecture designed the hotel, which will mirror the Porsche headquarters with glass, aluminum and metal exterior panels. Winter Construction expects to deliver the hotel by fall 2017.
