DECATUR, GA. — Whole Foods Market has selected Decatur as one of the first cities to introduce its new 365 by Whole Foods Market concept. Set to open at North Decatur Square in spring 2018, the new grocery store will feature affordable and convenient groceries that still meet the Austin-based grocer’s high standard of quality. Fairburn, Ga.-based S.J. Collins Enterprises is developing North Decatur Square, a new 90,000-square-foot shopping plaza underway at North Decatur Road and Church Street. The first 365 by Whole Foods will open in Silver Lake, Calif., on May 25, 2016, followed by about 10 more over the next year in cities including Lake Oswego, Ore.; Bellevue, Wash.; Santa Monica, Calif.; Evergreen Park, Ill.; Sycamore Township, Ohio and Gainesville, Fla.

SAVANNAH, GA. — Winter Construction plans to build a new seven-story boutique hotel in Savannah. The 173-room, 162,000-square-foot property will span an entire city block in the historic River Street district. Winter is building the hotel on behalf of developer RBHD and owner Rockbridge. Upon completion in October 2017, the hotel will feature two levels of parking, five levels of guest rooms, a fitness area, meeting space, pool, lobby bar, a restaurant on River Street and a rooftop event space and bar. The design team includes architect Gunn Meyerhoff Shay and interior designers FODA and Parts & Labor.
FORT WORTH, TEXAS — Caddis, a national healthcare real estate firm headquartered in Dallas, has opened a 96-unit assisted living and memory care community known as Heartis Eagle Mountain at 3141 Dalhart Drive in Fort Worth. The 61,125-square-foot community includes 54 assisted living units (61 beds) and a dedicated 35-bed memory care unit. The residence features a secure courtyard and walking paths. Located on a 4.3-acre site, the community is about one mile from Eagle Mountain Lake with access to U.S. Highway 287 and I-35W. Heartis Eagle Mountain is owned by a Caddis affiliate and managed by Eugene, Ore.-based Good Neighbor Care. Good Neighbor Care has more than two decades of seniors housing management experience in Texas and several other states. Heartis Eagle Mountain offers amenities including game and activity rooms, a beauty/barber shop, dining room, common areas, daily social and recreational activities, licensed nursing services, landscaped grounds and a 24-hour emergency call system. Austin-based Katus LLC was the architect for the project.
MINNEAPOLIS — Ryan Companies US Inc. has broken ground on the Millwright Building in Minneapolis. Located at Third Street and Portland Avenue, the office building will be part of Downtown East, Ryan Cos.’ $450 million mixed-use development near the US Bank Stadium. Ryan Cos. will relocate its corporate headquarters from South Tenth Street to 65,000 square feet within the four-story building when it opens in spring 2017. The 172,000-square-foot Millwright Building will feature access to a skyway connection system, 4.2-acre public green space, parking deck and light rail transit system. The building will also include common areas, a rooftop terrace and several bike-friendly features. The Downtown East project includes 1.2 million square feet of office space, 26,000 square feet of retail space, a six-level parking deck, a set of four sky bridges and internal skyways, a Radisson RED Hotel, a residential apartment complex named EDITION and a 4.2-acre public green space called The Commons.
MIAMI — CIM Group and Falcone Group will co-develop Seventh Street Apartments, a 450-unit apartment high-rise located along northeast 7th Street in downtown Miami. The tower will be part of the $2 billion Miami Worldcenter and feature 20,000 square feet of ground-floor retail and restaurant space. The tower will connect Miami Worldcenter’s high-street retail promenade to the east with All Aboard Florida’s Central Station and MDM Group’s Marriott Marquis hotel and expo center to the west. The city of Miami has also approved an adjacent 413-unit apartment tower, bringing the total number of entitled units on the site to 863 apartment residences. Designed by Cohen & Friedman, Seventh Street Apartments will feature a pool deck, fitness center, covered parking garage and concierge services. Construction is set to begin in June and be completed in approximately two years.
DALLAS — On behalf of Quadrant Investment Properties, CBRE has announced a number of capital improvements for Saint Paul Place. The Class A office building is a 22-story, 273,217-square-foot tower in the Dallas Arts District. Located at the intersection of North Saint Paul Street and Ross Avenue, Saint Paul Place overlooks the Dallas Museum of Art and Klyde Warren Park. Renovation plans include a new tenant lounge on the second floor complete with a conference center and outdoor patio deck with fire pit. The deck will extend to Ross Avenue and overlook the Dallas Museum of Art. Additionally, the espresso bar inside the building will be renovated to include areas for dining and working. The lobby will also receive an upgraded seating area and new Wi-Fi accessibility. Celeste Fowden, Seth Thatcher and Ben Davis of CBRE’s Dallas office are leasing the property on behalf of Quadrant Investment Properties. The tower was built in 1983 and is 80 percent leased to tenants including D Magazine, accounting firm Crowe Horwath and Sendero Business Systems.
CHICAGO — The City of Chicago has unveiled plans for a 200-room hotel at Navy Pier. Construction on the $90 million project is slated to start next year and be complete by the later half of 2018. The five-story hotel will be built next to Festival Hall on the east end of the pier and will anchor the dining and entertainment portion of the Navy Pier’s Centennial Vision, a reimagination and redevelopment of the 100-year-old pier. KOO is the architect for the hotel, and First Hospitality Group will develop and manage the property. James McHugh Construction Co. will build the hotel. The brand of the hotel has yet to be determined. Originally opened in 1916 as a shipping and recreation facility, Navy Pier showcases more than 50 acres of parks, restaurants, attractions, retail shops, sightseeing and dining cruise boats, exposition facilities and more.
ZOM, Northwestern Mutual to Break Ground on Waterfront Apartment Community in Metro Tampa

ROCKY POINT, FLA. — ZOM Florida and Northwestern Mutual plan to break ground on SEAZEN, a 323-unit waterfront apartment community located near Tampa on the island of Rocky Point. Currently home to a Chart House restaurant, the site features 750 linear feet of direct waterfront on Tampa Bay. ZOM and Northwestern Mutual plan to begin construction in August and deliver the asset in summer 2018. The companies plan to begin pre-leasing SEAZEN in late 2017.
LAKE OSWEGO, ORE. — 365 by Whole Foods Market will open its second location West Coast location in Lake Oswego, Ore., on July 14. The second store will host two new Friends of 365 partners that both originate from Portland, Ore.: Next Level Burger, a plant-based take on hamburgers, and Canteen, a café and juice bar. Both ‘friends’ will establish shops within the store. The store will also offer online ordering and delivery. Whole Foods hopes to open 10 stores under the 365 brand in 2017.
BRASELTON, GA. — ARW Group LLC, a joint venture between Peachtree City developer Jorge Duran and Harry Kitchen Jr. of the Foxfield Co., plans to build Atlanta River Walk, a $700 million mixed-use destination in Braselton. The proposed 508-acre project will be centered around a man-made “river” and will resemble the San Antonio Riverwalk and Oklahoma City Bricktown. The waterfront village will feature international restaurants and high-end shopping. Other components include single-family and multifamily housing, a Class A office park, seniors housing, a movie theater, boutique hotel, conference center, major supermarket and an outdoor amphitheater. The project will be surrounded by 30 acres of green space featuring art installations, walking trails and a multi-use path. Atlanta River Walk will be situated near Chateau Elan and Road Atlanta and straddle the county line between Hall and Jackson counties. ARW Group created the master plan in collaboration with Wakefield Beasley Architects and engineering firm Atwell Group. Funari Realty will manage residential sales. The project team also includes Road Atlanta and the city of Braselton. The Atlanta Business Chronicle reports that ARW Group will present the Atlanta River Walk project at a Hall County Planning Commission meeting today to get the site rezoned. …
