Phase II Avalon Alpharetta

ALPHARETTA, GA. — North American Properties (NAP), developer of the 86-acre, $600 million Avalon development in Alpharetta, has announced nine retailers coming to Phase II of Avalon, which is set to open in spring 2017. The new merchants include Hop City and The Spotted Trotter, which will work together to form a beer garden; Rumi’s Kitchen; Brine Fish House; The Boardroom Salon for Men; Lucky Brand; Brooks Brothers; Levi’s; and Urban Outfitters. In addition to the retailers, Phase II will include 550,000 square feet of office space, 276 multifamily units, a 330-key hotel and a 74,000-square-foot conference center. Five new retailers are set to open in Phase I of Avalon within the next six months: Tesla, AYA Med Spa, Farm to Ladle, Parisian Nail Salon and Café Intermezzo. Phase I of Avalon is fully leased and Phase II is 80 percent preleased, according to NAP.

The Waites Birmingham

BIRMINGHAM, ALA. — Retail Specialists will break ground tomorrow on The Waites, a four-story mixed-use building located at the corner of 7th Avenue S. and Richard Arrington Jr. Boulevard in downtown Birmingham. According to the Birmingham Business Journal, Williams Blackstock Architects is serving as the architect for the $13.6 million development. The project, which is a redevelopment of the former Waite’s Bakery building, will feature ground-floor retail space, covered outdoor seating, designated retail parking and three floors of loft apartment residences comprising 30 one-bedroom units and 15 two-bedroom units. Confirmed retailers at The Waites include Farm Burger, Blaze Pizza and Smoothie King.

LONG BEACH, CALIF. — Los Angeles-based Urban Commons has assumed a 66-year master lease of the historic Queen Mary, a retired cruise ship docked in the Long Beach Harbor. The developer plans to transform the cruise ship and surrounding area into a retail, dining and entertainment district. The multi-phased project, which is slated to take several years, will begin with upgrades to the ship that will debut in mid-2017. The second phase of development will include constructing a mix of retail, dining and entertainment options on the 45 acres of currently underutilized oceanfront land adjacent to the ship. Urban Commons will work with the City of Long Beach, the Queen Mary Land Development Task Force and community on the review and approval process for the 45-acre project. Garrison Investment Group LLC previously held the master lease.

ST. GEORGE, UTAH — Vintage Capital Partners LLC is set to begin construction on a 265-bed student housing community near Dixie State University in St. George. The property, to be named Vintage at Tabernacle, will offer three levels of four- and five-bedroom residential units above an underground parking garage. The project, which shares a property line with the school, is walking distance to campus. Community amenities will include a fitness center, clubhouse, hot tub, swimming pool and numerous study areas. Construction is expected to begin this spring, with completion scheduled for fall 2017. Redstone Residential will manage the community.

SAN DIEGO — Dickey’s Barbecue Pit recently signed a 12-store development agreement with owner/operator Michael Tucker. Already the owner of the La Quinta Dickey’s location, Tucker’s agreement originally contained four stores, which are slated to open in Indio, Moreno Valley and Redlands, Calif. The new agreement adds eight stores to the existing deal. Tucker has extended the agreement with the barbecue brand to encompass the northern part of San Diego County, starting in Mira Mesa and extending north. He will also open a new location as far south as National City. Dickey’s Barbecue Pit now has more than 100 stores in California. The new stores will all be opened using Dickey’s new store model, complete with sustainable elements such as reclaimed wood throughout the dining room.

IRVING, TEXAS — National real estate developer Jackson-Shaw, in partnership with Clarion Partners, will develop Parc GSW, a Class A industrial park in Irving. The 50-acre, 682,491-square-foot development is situated within Dallas/Fort Worth’s Great Southwest Industrial District (GSW). The two-building development is designed to cater to a wide variety of users ranging in size from 100,000 to 682,491 square feet. The industrial park is slated for completion in the fourth quarter of 2016. Parc GSW will be located near DFW International Airport and provide access to Highway 161. Brett Owens, John Brewer and Ben Phillips with Transwestern will lease the property to industrial users. Building A will span 450,800 square feet with 36-foot clear heights, 255 parking spaces, 96 dock-high doors, a 185-foot truck court, two drive-in doors, an ESFR sprinkler system and cross-dock configuration. Building B will span 232,500 square feet with 32-foot clear heights, 109 parking spaces, 38 dock-high doors, two drive-in doors, an ESFR sprinkler system and front-load configuration.

WORCESTER, MASS. — Owner/developer 150 Blackstone River Road LLC has selected Senate Construction Corp. to build a 615,600-square-foot distribution center in Worcester. Located at 150 Blackstone River Road within the Quinsigamond Village area, the multi-use high-bay industrial building is slated for occupancy by year’s end. Imperial Distributors Inc. will occupy 325,000 square feet of the new facility. The redevelopment project will receive $5.4 million in tax breaks from the city over a 15-year period.

Brickell City Centre Miami

MIAMI — Swire Properties Inc. and its retail co-developers Whitman Family Development and Simon Property Group have inked a lease for a 38,000-square-foot Italian indoor food hall concept at Brickell City Centre in Miami’s Brickell district. The three-level dining space and market will anchor the 500,000-square-foot open-air shopping center at the 5.4 million-square-foot development. The food hall will offer several eateries, market fare such as produce and artisanal cheeses, gifts, live cooking demonstrations, cooking classes with Italian chefs and educational programming on wine pairings and other topics. Other dining and entertainment retailers already signed on at Brickell City Centre include Cinemex, Pubbelly Sushi, Pasion del Cielo, Quinto La Huella and Sugar, a rooftop bar that will be situated at the Brickell City Centre’s upscale hotel — EAST, Miami.

DALLAS — RED Development has begun construction on The Union Dallas, an 800,000-square-foot office, residential and retail project scheduled for completion in 2018. First announced in May 2014, the two-tower mixed-use project will offer 417,000 square feet of Class A office space, 309 residential units and 87,000 square feet of retail. StreetLights Residential is leading design and development for the 23-floor residential tower, which will be known as The Christopher. The development will also include a 10,ooo-square-foot restaurant known as The Henry, which will serve breakfast, lunch and dinner. Tenants in the office portion of the development will include Vinson & Elkins, which will lease 82,000 square feet across three floors beginning in 2018. Weaver, the largest independent accounting firm in the Southwest, will move its Dallas office to a 58,000-square-foot space within two floors in the office tower. Located at Field Street and Cedar Springs Road, the mixed-use project is within walking distance of many sports, entertainment, museum and outdoor park venues. Annapolis Junction Town Center

ANNAPOLIS, MD. — Armada Hoffler Properties Inc., a Virginia Beach, Va.-based REIT, has invested $42 million for the development of the $102 million residential component of Annapolis Junction Town Center, a planned 18-acre mixed-use development in Annapolis. Upon completion, Annapolis Junction Town Center will feature 17,000 square feet of retail space, a 150-room hotel, 416 upscale apartment residences and 100,000 square feet of Class A office space. Scheduled to break ground in the second quarter of 2016 with estimated completion in the first quarter of 2018, the Residences will pursue LEED Silver certification and feature structured parking adjacent to the Savage MARC Commuter Rail Station. The investment agreement includes a purchase option for Armada Hoffler to acquire an 88 percent interest in the project at the developer’s cost basis, upon completion of construction. The agreement also includes a $68 million maximum price construction contract for Armada Hoffler to build the asset.
