ITASCA, ILL. — M&R Development has entered into a joint venture with Hamilton Partners and Murphy O’Brien to develop a 297-unit luxury rental community in Itasca, approximately 28 miles northwest of Chicago. The Residences at Hamilton Lakes will be situated adjacent to the Hamilton Lakes Business Park. The project will offer a mix of studio, one- and two-bedroom apartments. The Residences at Hamilton Lakes will consist of three four-story buildings on 10.7 acres. The joint venture will break ground on the project this spring and complete the development in the fall of 2017. Amenities at the complex will include a clubhouse, outdoor pool, steam and sauna room, media room, fitness facility, business center and event space.

WEST CHICAGO, ILL. — CenterPoint Properties will develop a 250,575-sqaure-foot expansion for DS Containers Inc. at the DuPage Business Center in West Chicago. The expansion will bring the building to 550,853 square feet. The build-to-suit project will increase the building office space to 25,183 square feet and create 22 exterior dock doors and 139 car parking spaces across 25 acres. The new space will house DS Containers’ manufacturing operations. Rich Brolly and Gerard Keating represented DS Containers in the transaction, and Dominic Carbonari and Frank Griffin of JLL represented CenterPoint.
SAN FRANCISCO — Construction crews have begun infrastructure work on the redevelopment of Treasure Island and Yerba Buena Island in the San Francisco Bay Area. The total development costs for the 10-year project will be $6 billion, according to the San Francisco Business Times. The development team, known as Treasure Island Community Development LLC, includes Lennar Urban (NYSE: LEN), Kenwood Investments, Stockbridge Capital Group and Wilson Meany. The San Francisco Planning Commission approved the project in 2011, and Skidmore, Owings and Merrill LLP developed the master architectural and engineering plan. The development will feature up to 8,000 residential units, including 7,700 to 7,850 on Treasure Island and 150-300 units on Yerba Buena Island. At least 25 percent of the multifamily units will be offered at below-market rates. The project will also include up to 140,000 square feet of new retail space, 300 acres of parks and public open spaces, up to roughly 500 hotel rooms, a joint police/fire station and 100,000 square feet of office space. LANCASTER, TEXAS — Arch-Con Construction, a design-build general contractor, plans to break ground on a 468,000-square-foot distribution center in Lancaster, a southern suburb of Dallas. The company is breaking ground in April on Park 20 Distribution Center on behalf of developer Huntington Industrial Partners. The project will be a tilt-wall, cross-dock distribution center with a 32-foot clear height on a 36-acre site. Additionally, Arch-Con Construction has opened a new office in Dallas. Arch-Con’s Dallas office is located in Preston Center at 8235 Douglas Ave., Suite 1000.
WASHINGTON, D.C. — The Office of the Deputy Mayor for Planning and Economic Development (DMPED) has selected PN Hoffman for the redevelopment of Waterfront Station II in southwest Washington, D.C. DMPED has approved PN Hoffman’s plans, which include a LEED Gold-certified mixed-use asset spanning 400,000 square feet. The project will comprise 310 market-rate apartment residences, 133 affordable multifamily units, 20,000 square feet of retail space and a 10,000-square-foot theater space. The development will be located on a 59,000-square-foot lot at 1000 Fourth St. S.W. The project team includes Paramount Development, ER Bacon Development, CityPartners and AHC Inc. PN Hoffman is also underway on The Wharf, 525 Water and Riverside Baptist Church in southwest D.C.
HIALEAH, FLA. — Miller Construction Co. plans to build two twin industrial assets within Centergate at Gratigny business park totaling 602,657 square feet. The business park is located in Hialeah, a city within Miami-Dade County. Gibson Development Partners is the developer of the $27 million project, which will be located at 6301 E. 10 Ave. Gibson and Miller plan to deliver the asset by the end of the year. Boca Raton-based RLC Architects designed the two buildings, which will feature 32-foot clear heights, 54-foot column spacing, a 185-foot truck court and a 60-foot speed bay. Fairchild Partners is handling leasing on behalf of the owner, an unnamed institutional client.
Aztec Group Secures $26M Construction Loan for Phase II of Riverbend Marketplace in Fort Lauderdale

FORT LAUDERDALE, FLA. — Aztec Group has secured a $26 million construction loan for Phase II of Riverbend Marketplace, a 37-acre, Walmart-anchored development in Fort Lauderdale. The 189,000-square-foot Walmart Supercenter opened in January 2016 and sold earlier this month for $26.1 million. Phase II of Riverbend Marketplace will consist of 83,000 square feet of retail and restaurants and five outparcels. The borrower, an affiliate of Gatlin Development Co., broke ground on Phase II earlier this month. The new tenants joining Riverbend Marketplace include Planet Fitness, Chipotle, Lucky Me and T-Mobile. The new outparcel tenants will include Wawa, Krispy Kreme and McDonald’s.
Love Funding Arranges $15M Construction Loan for 90-Unit Seniors Housing Community in Arizona

PEORIA, ARIZ. — Love Funding, a lender based in Washington, D.C., has arranged a $15 million FHA bridge loan for the construction and financing of Agua Fria Senior Living, a 90-unit assisted living and memory care community in the Phoenix suburb of Peoria. The private-pay community will feature 32 units of assisted living and 58 units of memory care. Robyn Cunningham, senior director, and Adrian Hartman, director, arranged the financing. Love Funding’s parent company, Midland States Bank, provided the capital. The closing of the Agua Fria loan caps the first year for Love Funding’s bridge-loan program, which saw the company finance nearly $60 million in bridge loans.
SAN DIEGO — Sunroad Enterprises has announced plans to develop Centrumplace II and III, a 583,000-square-foot office campus in central San Diego. Centrumplace is the commercial centerpiece of the Centrum Master Plan, which includes eight acres of business facilities, retail, residences and green space. The development already features Centrum I, a 275,000-square-foot building completed in 2008. The new addition will include Centrum II and Centrum III. The structures will include flexible floor plates that can range from 24,800 to 59,500 square feet. Dave Odmark, Eric Vann and Brian Starck from Cushman & Wakefield will lease the property. Gensler is designing the campus.
WINSTON-SALEM, N.C. — As part of the Wake Forest Innovation Quarter, Wexford Science+Technology, a BioMed Realty company, plans to redevelop two-thirds of the Bailey Power Plant in Winston-Salem. The $40 million project is Phase I in the redevelopment of the entire plant, which ceased operations almost 20 years ago. Phase I includes the redeveloping of the plant’s main building and most of the surrounding grounds, including the iconic chimney stacks. Wexford will convert the five-story main building into 110,800 square feet of office, entertainment, retail and common space. Wake Forest Innovation Quarter plans to work with additional developers to repurpose two smaller buildings, the Morris Building and Building 23-1, on the southeast and southwest corners of the property. The city of Winston-Salem and Forsyth County have each agreed to provide $3 million through a combination of public infrastructure and economic assistance reimbursements, and Wexford will also utilize historic tax credits for the project. R.J. Reynolds donated the Bailey Power Plant lot and all structures on it to Wake Forest Baptist Medical Center in 2010, along with approximately $2 million for environmental abatement work, which was completed in 2013.
