ARLINGTON, TEXAS — Ridge Development, the industrial development arm of Transwestern Development Co., will break ground in the second quarter of 2016 on Park 20/360, a speculative, 1.6 million-square-foot industrial park in Arlington. The location feeds into the Great Southwest Industrial District, one of the largest individually platted industrial districts in the country. A joint venture between Invesco and Ridge Development owns the 119-acre project. Phase I will consist of four buildings totaling 1.2 million square feet and is expected to be complete in the first quarter of 2017. Phase II will also include four buildings and will total 356,060 square feet. It is scheduled to break ground in the third quarter of 2017 and be completed in the second quarter of 2018. Transwestern’s Joe Rudd and John Brewer are providing leasing services. Park 20/360’s buildings will accommodate users from 20,000 square feet to 715,000 square feet. Alliance Architects Inc. is the project’s architect, Pacheco Koch Consulting Engineers is the civil engineer and Professional Services Industries Inc. will handle geotechnical and environmental aspects of the project.

KGH International Development Breaks Ground on Metropica Mixed-Use Development in South Florida

SUNRISE, FLA. — KGH International Development has begun construction on the residential portion of Metropica, a transit-oriented mixed-use development in Sunrise that will span 65 acres and 4 million square feet upon full build-out. The project will feature 400,000 square feet of dining, retail and entertainment space, as well as 650,000 square feet of office space, 2,250 residential units and a 240-room hotel. Tenants already announced for the ground-level retail spaces include Ipic Theaters, Kings Bowl, True Food Kitchen, Kona Grill, Oil & Vinegar, Fogo de Chão, Shake Shack, Anthropologie, Free People and Kendra Scott. More announcements will be made in coming weeks and months prior to the project’s fall 2017 opening. In addition to the commercial and multifamily components, the project will also feature walking and bike trails, courtyards, a central park, 3,600-space parking garage, electric vehicle charging stations, kiosks and Wi-Fi connectivity throughout the development. KGH International Development expects to begin vertical construction on Metropica’s retail portion this summer. The design team for Metropica includes Baltimore-based master planner CI Design and architect Oppenheim Architecture & Design.
LEXINGTON, KY. — Bayer Properties plans to develop an artisan food hall at The Summit at Fritz Farm, a mixed-use development located in Lexington. Deauville Food Hall will feature eight to nine food and beverage concepts and will incorporate architectural elements from the original tobacco barns on Fritz Farm, as well as a landscaped outdoor terrace conceived by local garden designer Jon Carloftis. Local eateries already committed to The Deauville Food Hall include Crank & Boom Craft Ice Cream, a small-batch artisan ice cream maker employing locally sourced ingredients, and an offshoot of Lexington-based Athenian Grill. The Summit is set to open in March 2017.
VIRGINIA BEACH, VA. — Outdoor retailer L.L.Bean has signed a lease with General Growth Properties Inc. (GGP) to open a new store at Lynnhaven Mall in Virginia Beach. The retailer will open its new 16,700-square-foot store in the spring of this year. Existing retailers at the mall include Altar’d States, Vera Bradley, White House | Black Market, Build-A-Bear Workshop, Victoria’s Secret, Jump Trampoline Park and House of Hoops by Foot Locker. Since 2013, GGP has implemented a multi-million dollar renovation of the mall, including a new food court, two-story Main Street-style court, upgraded amenities, new mall entrance and a new retail and dining component that will include valet parking services. GGP plans to complete the renovations by the fall.
SAN DIEGO — Marriott Marquis San Diego Marina, owned by Host Hotels & Resorts Inc. (NYSE: HST), is in the final stages of a $107 million expansion. Located on downtown San Diego’s waterfront, the expansion of the luxury hotel and convention center will be complete in June. It will include two new ballrooms along with Marina Terrace, an outdoor area on the bay and the Marine Walk public walkway. The project also includes a 16-screen video wall system and a Swarovski crystal ceiling installation. A multi-million dollar makeover of the resort’s guest rooms and public areas was completed in 2011. The new construction will increase the center’s meeting, indoor and outdoor event space to 280,000 square feet. The largest portion of the expansion was adding two 36,000-square-foot ballrooms, known as Marriott Grand Ballroom and Pacific Ballroom. Each is capable of accommodating up to 3,700 guests, and both will have foyers reaching up to 25,000 square feet, offering options to extend the space. DALLAS — CBRE Global Investors will launch a $19 million capital improvement program for the Galleria Office Towers in Dallas. The three Class A office buildings are located on the corner of the Dallas North Tollway and LBJ Freeway and are directly connected to the Westin Galleria Hotel, as well as the Galleria mall. The assets were built between 1982 and 1991 and total 1.4 million square feet. Renovations will include a new parking system that will be the first of its kind at an office building in North America. The system includes license plate recognition technology that provides in and out access, electronic signs that display the number of spaces available on each level and overhead LED lights to alert drivers of open spots on each row. Other improvements include new tenant lounges at each building, multiple conference centers, an expanded fitness center and renovations to the lobbies, common corridors, restrooms and elevator cabs. HONOLULU — Nordstrom Inc. has opened its new, relocated store at Ala Moana Center in Honolulu. The three-level, 186,000-square-foot store features new interior and exterior design concepts, a full-service restaurant and bar, cocktail lounge and new departments. The store is a relocation from its previous home at the other end of the mall, which opened in 2008. Founded in 1901 as a shoe store in Seattle, today Nordstrom operates 326 stores in 39 states, including 121 full-line stores in the United States, Canada and Puerto Rico; 197 Nordstrom Rack stores; two Jeffrey boutiques; and one clearance store.
TCC, Clarion Partners Acquire 90-Acre Site, Break Ground for Industrial Trade Center in Lehigh Valley

LOWER NAZARETH, PA. — Joint venture partners Trammell Crow Co. and Clarion Partners have acquired a 90-acre site located at 4815 Hanoverville Road in Lower Nazareth for the development of Lehigh Valley Trade Center. Construction is slated to begin later this month for two Class A speculative warehouse/distribution buildings totaling more than 1.2 million square feet. Building A will comprise 947,000 square feet with cross-dock loading, 36-foot clear heights, the capacity for more than 240 loading dock doors, and ample car and trailer parking. The second building will total 297,000 square feet and will feature rear loading and 32-foot clear heights. Clarion Partners acquired the property on behalf of a commingled fund that it manages.
CARMEL, IND. — Citimark will develop a 60,000-square-foot, Class A office building in Carmel, approximately 20 miles north of Indianapolis. Wagner Reese LLP, a personal injury law firm, and Blue Horseshoe, a software and technology enterprise service provider, will occupy approximately half of the three-story building that will be located at 11939 N. Meridian St. The building is slated for completion in January 2017, and construction will start this spring. Rich Forslund and Matt Langfeldt of Colliers International will serve as the listing agents for the project.
CBL & Associates to Begin Multi-Million Dollar Renovation of CoolSprings Galleria in Metro Nashville

FRANKLIN, TENN. — CBL & Associates Properties Inc. is set to begin the multi-million dollar renovation of CoolSprings Galleria, a more than 1 million-square-foot super-regional mall located in the Nashville suburb of Franklin. The mall’s department store anchors include Belk Men’s and Kids, Belk Women’s and Home, Dillard’s, JC Penney and Macy’s. Other retailers at the mall include Apple, Build-A-Bear Workshop, Chick-fil-A, Taco Bell/Pizza Hut, Pottery Barn, Williams-Sonoma, J. Crew and Starbucks. The renovation will include enhancements to the interior and exterior of the property, including a fresh color palette of grays, whites and hints of blue; new stone work and lighting around four entrances; the addition of seating areas; updated restrooms; and interior lighting and flooring upgrades. Work at CoolSprings Galleria is set to begin in early March with an anticipated completion in mid-October.
