NEW YORK CITY — Trinity Place Holdings has received approval of modifications from the Landmarks Preservation Committee for the 77 Greenwich development, which is slated for completion in 2019. Designed by FXFOWLE Architect, the 500-foot tower will feature 85 luxury residential condominiums, 7,000 square feet of retail space on Greenwich Street and a 476-seat elementary school serving District 2. The development site includes the former Syms clothing store and the 19th-century landmarked Dickey House. Recently approved design modifications include the lowering of the ground floor of Dickey House along Greenwich Street, the elimination of the school entry court signage plyon and the reduction of the tower’s south cantilever.

Half Mile North Charleston

CHARLESTON, S.C. — CBRE’s capital markets debt and structured finance team has secured a $35 million loan to recapitalize Half Mile North, an 89,919-square-foot mixed-use development in Charleston. The loan will also provide construction financing for a similar and associated 131,174-square-foot development to be called Pacific Box & Crate. Jeff Ackemann and Porter McDonald of CBRE’s Atlanta office arranged the financing through Citizens Bank on behalf of Raven Cliff Co. LLC, which is the developer of the two adaptive reuse projects. Half Mile North is close to being delivered and is nearly fully leased. Pacific Box & Crate, one-fourth of a mile away from Half Mile North, is slated to deliver in the fourth quarter of 2016 and will provide additional office and retail space. BoomTown and Phish Labs have signed leases at Pacific Box & Crate, and Blue Acorn occupies space at Half Mile North. The two properties are approximately 83 percent pre-leased.

WORCESTER, MASS. — Tocci Building Cos., serving as construction manager, has broken ground for a Hilton Homewood Suites hotel located at One Washington Square in Worcester. Being developed by First Bristol Corp., the six-story hotel will feature 118 guest rooms, a swimming pool, Jacuzzi and a fitness center. Additionally, the project will have a 120-car parking lot. The $21 million project is slated for completion in February 2017. Project partners include BMA Designs, ZDS Architectural Design Services, Veitas and Veitas Engineers and Wozny Barbar & Associates.

IRVINE, CALIF. — Irvine Co. has planned a $30 million reinvestment for Woodbridge Village Center in Irvine. The transformation will upgrade the retail, dining and entertainment mix at the retail center and create an open-air community space for visitors and retailers. The makeover will reduce the center’s overall square footage by nearly 15,000 square feet, allowing for the community gathering spot and improved parking. Redevelopment work is slated to start in August, with completion scheduled for late 2017.

NEW BRAUNFELS, TEXAS — Stream Realty Partners and USAA Real Estate Co. are set to develop I-35 Logistics Center, a 397,600-square-foot, Class A warehouse located along I-35 in New Braunfels, a suburb of San Antonio. The development, located 20 minutes from the San Antonio International Airport, will accommodate tenants from 87,000 to 397,600 square feet. The project also includes 4.2 acres of fully entitled, development-ready land available for separate purchase. The warehouse will offer 32-foot clear heights, a 280-foot building depth, 52- by 55-foot column spacing, rear-load doors, 52 trailer drops, 80 dock high loading spaces, T5 lighting, ESFR fire suppression and a circulation driveway outside of the truck court. Construction is slated to begin in March, with delivery expected in December.

AUSTIN, TEXAS — BBD Commercial, an Austin-based real estate development firm, has taken over management, marketing and leasing of Oak Hill Plaza, located at 7101 Highway 71 in Austin. In addition to running the day-to-day operations, the company has a major facelift planned for the 115,512-square-foot property. Auto Zone, Wells Fargo Bank and Jim’s Restaurant anchor the plaza. The shopping center has 36,000 square feet of available retail and restaurant space consisting of suites ranging from 1,220 to more than 15,000 square feet, including a 3,500-square-foot end cap space slotted for a restaurant. BBD’s renovation plans include a remodeled façade and repainted exterior, a marquee restaurant end cap with patio, a resurfaced and re-striped parking lot, new lighting and landscaping, a new roof and a re-constructed monument sign. Bill Ott and Tim Jarvis are leading BBD’s renovation and leasing efforts. Construction will start in May and will be completed within six months. Engen Contracting and Noack-Little architects are working with BBD on the project.

ELK GROVE VILLAGE, ILL. — Morgan/Harbour Construction will complete two projects within the O’Hare Logistics Center on behalf of DCT. Morgan/Harbour will build out a warehouse facility at 2200 Arthur Ave. McNichols Co. will occupy the entire 112,862-sqaure-foot building, which is situated on 6.8 acres. The cross-docked facility features 32-foot clear heights, 38 exterior dock positions and 40 trailer stalls. The build-out will include the addition of 12,167 square feet of office space, a new interior truck dock, an exterior drive-in ramp, an ADA customer service entry, three bridge cranes and equipment power distribution. The renovation is scheduled for completion in May. Morgan/Harbour will also redevelop a neighboring property, 2201 Arthur Road. The redevelopment of the 108,931-square-foot industrial warehouse will include the demolition of the interior offices and the exterior façade, replacement of office windows and the installation of a new metal panel exterior wall system. Morgan/Harbour will also demolish the eastern exterior wall of the warehouse to add 10 exterior truck docks, completely overhaul the electrical service and add a new ADA-compliant entrance. BankPlus The District at Eastover Jackson

JACKSON, MISS. — BankPlus, a Mississippi-based bank with more than 60 locations and total assets exceeding $2.6 billion, will join The District at Eastover, a $125 million, 21-acre mixed-use development in Jackson. BankPlus will anchor a 67,000-square-foot office building that features traditional office space and a drive-thru banking facility on the ground floor. The ground floor of the BankPlus building will feature 17,000 square feet of retail and restaurant space with frontage on I-55 and The District Plaza. The District Land Development Co. is the master developer of the mixed-use project, which will feature loft apartments, office space, retail and restaurant tenants, a high-end movie theater and a Marriott Residence Inn. This month, Baker Donelson and Cosmich Simmons & Brown will move into their new office spaces in One Eastover Center, a 125,000-square-foot office building at The District that was completed in late 2015. The District Land Development plans to complete construction on the BankPlus project by April 2017. The new BankPlus office will house commercial lending, commercial real estate, cash management, private banking, wealth management, wealthplus and business development services.

WASHINGTON, D.C. — Akridge has purchased the former YMCA National Capital building located at 1711 Rhode Island Ave. N.W. in Washington, D.C. Akridge and its joint venture partner, Alcion Ventures LP, will transform the asset into a 100,000-square-foot boutique office building. Akridge and Alcion plan to rename the asset 1701 Rhode Island. The redevelopment includes infilling floor slabs where a gymnasium and racquetball courts reside, as well as converting a swimming pool into two levels of below-grade parking. Hickok Cole Architects will design the building with 14,000-square-foot floor plates. The trophy office building will include a two-story lobby and amenities such as a fitness facility with locker rooms; a landscaped, rooftop terrace; and an option for conference facilities on either the penthouse level or ground floor. The building’s upper floors feature views of Scott Circle, Connecticut Avenue and the Washington National Cathedral. Akridge and Alcion Ventures are targeting LEED Gold certification for 1701 Rhode Island. Akridge’s leasing team will begin leasing efforts immediately, and Akridge and Alcion have committed to begin construction by early 2017. The building is scheduled to be delivered in summer 2018.

ALEXANDRIA, VA. — Brandywine Senior Living has started construction on the Cameron Park Development in Alexandria, the first of five seniors housing communities the New Jersey-based developer and operator plans to build near Washington, D.C. The community will consist of 116 suites on six stories with ground-floor retail designed to complement the active lifestyle of the surrounding area. The Brandywine residence will be a part of JBG Cos.’ 722,000-square-foot Cameron Park development on Alexandria’s West End. The development also features 66 townhomes to be developed by PulteGroup Inc. and roughly 300 multifamily units.
