GLENVIEW, ILL. — Urban Innovations will construct a new brewery and taproom for Ten Ninety Beer Co. in Glenview, approximately 19 miles northwest of Chicago. The 11,000-square-foot building, located at 1025 Waukegan Road, will consist of an 89-seat taproom, patio and production space for 5,000 barrels. Glenview-based Lindsay Associates Architects will provide design services.

DALLAS — The Beck Group has broken ground on a 43,770-square-foot aquatics center at Southern Methodist University in Dallas. Designed by Brinkley Sargent Wiginton Architects, the new facility will be located on SMU’s East Campus next to a DART rail line. The aquatics center will provide facilities for practice, competition and community use. The two-story collegiate competition swimming and diving center will be designed to emulate the Georgian style of the main campus with an Olympic-sized, eight-lane indoor pool; diving platform well with four springboards and a 10-meter tower for training and competition; fixed bleacher seating for 800 spectators; men’s, women’s and visitor locker rooms; meeting space and classrooms; and coaches’ offices. Construction of the aquatics center is scheduled to begin in March and will be complete in August 2017.
LAGUNA NIGUEL, CALIF. — In a joint venture with Fremont Realty Capital, Steadfast Cos. is developing Crestavilla, a luxury 201-unit independent living, assisted living and memory care community in the Los Angeles suburb of Laguna Niguel. The three-story, Spanish Colonial-style building will house 61 independent living units, 115 assisted living units and 25 memory care units. The building is situated on 11.5 acres. Holliday Fenoglio Fowler L.P. (HFF) arranged $27.9 million of joint equity venture capital and a $67.7 million construction loan through a local bank for the project. James Fowler, Ryan Maconachy an Chad Lavender led the HFF team in the financing.
BARTLETT, ILL. — Ridge Development, the industrial development arm of Transwestern Development Co., has unveiled plans to develop a 271,200-square-foot speculative warehouse building in the Brewster Creek Business Park in Bartlett, approximately 35 miles northwest of Chicago. The 14-acre project, called Ridge Brewster Creek, will be owned by a joint venture between Ridge Development and Diamond Realty Investments Inc., the real estate investment arm of Mitsubishi Corp. Groundbreaking for the building is scheduled for March 2016 with delivery expected in September 2016. Located at 1331 – 1337 Schiferl Road, Ridge Brewster Creek will feature 32-foot clear heights, 36 exterior docks, four drive-in doors and ample automobile parking. Brewster Creek Business Park, a mixed-use business park on 670 acres, is located at the intersection of County Road 29 and Munger Road. Triumph Construction Services Corp. will serve as the project’s general contractor, and Harris Architects Inc. will provide architectural services. Eriksson Engineering Associate Ltd. will provide civil engineering services.
VISALA AND SALINAS, CALIF. — DSW Inc., a footwear and accessories retailer, plans to open two new stores in Northern California. The stores will be situated in Visala and Salinas. The new outposts are part of a nationwide 14-store expansion. The stores will open between March and May of this year. As of February 22, 2016, DSW operated 468 stores in 42 states.
NEW YORK CITY — McSam Hotel Group, as developer, has broken ground for a 25,000-square-foot Choice Hotel at 337 W. 36th St. in Manhattan. Designed by Gene Kaufman Architect, the 23-story, 89-room hotel is rising on a site that is only 25 feet wide. The hotel will feature a stone base, brick façade and penthouse with an angled mirror-and-glass front.
DURHAM, N.C. — Armada Hoffler Properties Inc. has entered into a joint venture development agreement with Austin Lawrence Partners to develop and own One City Center, an $86 million, 27-story mixed-use project in downtown Durham. The development will feature 130,000 square feet of office space, 22,000 square feet of street-level retail space, 139 residential units and a two-level underground parking garage. Duke University has recently leased 55,000 square feet at the development, which will be situated at the corner of Corcoran and Main streets. Armada Hoffler will own and develop the office and retail portions, and Austin Lawrence Partners will develop the multifamily and parking components. Armada Hoffler Construction Co., a division of Armada Hoffler Properties, will serve as general contractor of the entire project. The companies plan to break ground on One City Center during the first quarter of 2016 and wrap up construction in mid-2018.
HANOVER, MD. — Trammell Crow Co. (TCC) and Principal Real Estate Investors (PREI) have closed on the purchase of a 26.5-acre site located at 7565 Harmans Road in Hanover, a city within the Baltimore-Washington Industrial Corridor. The site will be the future home of BW Gateway, a two-building, Class A industrial complex totaling 290,000 square feet. Upon completion, the development will include two rear-loaded buildings comprising 151,000 and 138,000 square feet. The buildings will feature 32-foot clear heights, ESFR sprinklers, T-5 lighting and 45 trailer spaces. Construction on BW Gateway will start immediately. TCC and PREI have selected Robert Clements and Bob Smith of KLNB to lease BW Gateway. The design team includes general contractor Glen Arm Building Co. and architect MGMA. Matt Laraway of Chesapeake Real Estate Partners and Curt Stanton of Paine/Wetzel Associates represented the seller of the land, and Clements represented TCC and PREI in the transaction.
DALLAS — Richman Ascension, an affiliate of The Richman Group, has broken ground on its first multifamily project in Dallas. Named The Parc at White Rock, the $51 million development will span 291 units. The community will be a five-story complex with views of nearby White Rock Park. Offering studios, one- and two-bedroom units ranging from 580 to 1,230 square feet, The Parc will include private balconies and quartz or granite countertops in select units, as well as wood plank flooring throughout. A two-level clubhouse includes a clubroom, fitness center, media lounge, pool and four garden courtyards. The Parc is within walking distance of the White Rock DART station. The project is scheduled to open in fall 2016.
AURORA, ILL. — Principle Construction Corp. will construct a new 375,000-square-foot speculative industrial building in Aurora, approximately 40 miles west of Chicago. Seefried Industrial Properties is the project developer. The building, which will be located at 1600 Sequoia Drive, will be situated within the Prime Aurora Industrial Park. The new facility is being built on 19 acres and can cater to a single user or multiple tenants. Features will include 32-foot clear heights, 2400 amps and 480 volts of power, ESFR sprinklers, two drive-in doors, 36 dock positions and parking for 312 cars. Harris Architects will design the building, and Colliers International will market the property for sale or lease.
